This famous swimming spot is a perfect place to test your nerve with a backflip off its 20 ft cliffs or just take a leisurely swim in the naturally formed glacier pool. Like to fish? Ski resorts are 45-90 mins away 600 acre State park with miles of trails right around the corner. Burlington is 15 mins away for shopping and local flavor, beers, and food. Montreal is 90 min away. Champlain islands and boat ramps close by Guest access Access is through our yard. Feel free to hang out by the tiny house once there or explore the gardens and pond and trails around the property. Other things to note There is no running water at the tiny house. There will be water available in a 5 gallon camping style container. Feel free to refill at the house if needed. No shower available in the winter months. Will be set up once we thaw out completely. Bathroom is an outhouse. Directions for use in the outhouse.

Our kitchen comes stocked with oatmeal, cinnamon, sugar, cooking oil, and some spices for your stay. There is a tabletop air fryer/toaster oven. We offer a fully stocked coffee and tea bar, but bring your own creamer if you need it!

Champlain Valley Alpacas and Beef is a family farm owned and operated by the Foshay family since 1998. Our girls, Gracie and Olivia are grown now. Gracie is married to Jaron and they live in Glendale,AZ . Olivia and her husband Guthrie own and operate American Window Cleaning II. Our herd of alpacas once was shown successfully in the Eastern States, now mostly range on the farm, having sweet cria (babies), growing magnificent fiber and effortlessly entertaining throngs of wedding guests! Our beef herd, comprised of Black and Red Angus, Hereford and Belted Galways has fluxuated as the market and hay supplies demand. We have a vineyard of Marquette grapes that are so delicious, that we have to race the birds for them in the fall. Our land is quiet, off the beaten path, and brimming with beautiful views of mountains, hills, valleys with winding creeks. This property has seen years of agriculture as a sheep farm, dairy farm and a fence company. We are happy to share this land and our gentle creatures with you. My grandfather moved an old ice house under the property in 1943 and built the existing camp in 1949. Her family lives in Florida and has continued to maintain and improve the old camp for the last 40 years. After having done selective logging two years ago we discovered a spot in the back of the property overlooking the pond and with the removal of a couple of trees have a beautiful view of Lincoln Pond. The deck with the Yurt is the beginning of an eventual cabin. I live in the main house from late May until late October and decided to share it with like minded nature loving folks. Paige and I had a wonderful time at Scott’s site! The views were incredible, beautiful sunrises and sunsets were had. The site itself had a lot of great amenities and was well maintained. Scott was a phenomenal host who quickly answered any of the questions we had and gave us plenty of privacy. Plenty of great trails to hike around just a short drive away. Would highly recommend having a larger vehicle like an SUV to get to the site and navigate the terrain. I drive a Toyota rav4 and got around just fine. Would definitely recommend this site, we had a phenomenal time.

The Fords went above and beyond to make our stay special—bringing us warm water for showers and even surprising me with cupcakes for my birthday. They truly think of everything, making it a completely carefree glamping experience. We loved exploring Dunkley Falls and jumping into the Black Hole, both just a short walk from camp. We loved our stay at this little cabin. It is well equipped and cozy. We enjoyed nice nights on the porch with the chiminea, cooked out on the grill and used the fire place for chilly mornings. The kitchen is well equipped and once you get used to the rain water for cleaning and spring water for drinking and cooking it’s pretty straightforward. The canoe availability with all the accessories to load it on your car to explore local lakes and ponds is an amazing amenity. The location is also great to explore the Adirondacks. From there we were able to canoe and fish, hike the Paul Smith’s VIC, have nice meals and swim in Saranac Lake, Zip-line in Lake Placid and, of course, sample the daily ice cream flavor at Donnelly’s. All this in just 3 days with the cabin’s great location. We would definitely stay here again when back in the Adirondacks region.

Amazing! 100% recommend. My son and I went white water rafting nearby and found this amazing site for two nights of camping. Absolutely everything has been thought of and it is clear the owners have invested significantly in making this an idyllic spot. The kitchen area is fully stocked and the tents are extremely spacious. Being able to drive or walk down the road to the Black Hole was a highlight. The owners were kind and hospitable and I would recommend this to anyone. Perfect location for family or friends gathering.

My husband and I had a great experience at The Cabin (Karley’s Cabin). It was really clean, cozy and relaxing. The location was perfect for Paul Smith’s Reunion, the day trips, and hikes we took. The outhouse was not an issue, clean, well lit, and close to cabin. If you camp or boat the water situation is easy, and there was a lot of potable water to drink and rain water for everything else. Kitchen area is very usable, one hotplate was handy but if you plan to do significant cooking bring a stove. Fit 4 people between the full bed, the futon, and the included cot. Firewood and eggs were a nice touch!

4 nights at Scott’s Summit

We had a lovely stay at Scott’s tent. The view was absolutely beautiful and made the entire stay worthwhile! It was also such a perk having a flushing toilet and creek water for washing. If you’re thinking of booking Scott’s tent, a couple of things to note: Although there is a road that takes you close to the tent, you have to park in a designated parking area which requires about 200 feet of an uphill hike to get your things to the tent. The paths were a little overgrown and the road up was a little tricky. We had no issues in our Jeep Wrangler, but I probably wouldn’t want to drive the road in anything with lower clearance or a much wider body. You can hear the highway at the site, but we got used to it after the first day. There is a flushing toilet in a tent not too far from the main camp, which we loved having available! The site is also very private, which we loved! All in all, as long as you feel comfortable with the drive and hike up, this was a nice spot to spend a long weekend.

It has room for 2 cars or a truck and a boat. It has a grill and the firepit in the front yard on the gorgeous patio with the best view of the lake!! This unit is a 2 bedroom unit with a king in one bedroom and a twin over a pull out full size futon bed. It has a loft that fits 2 adults, a table that can be turned into a bed and a pull out futon bed in the living room. Guest access You will be able to use the area directly in front of your stay. You are also welcome to use the area in the middle of the front lawn of the park for games. Feel free to use the lake and our rocky beach directly in front of the park and down the hill. Other things to note This stay is located in a small park in a small town in the Adirondack Coast. *Within 20 miles you will find, bike/walking trails, some mountain climbing, wineries, beaches, gyms, trails for winter riding, and some larger shopping stores. *You will need to travel up to an hour if you want amusement parks, lots of shopping, nightlife etc. *Please ask if you have any questions about certain activities etc. nearby and we will be sure to help answer your questions! If you're looking for a small town getaway to enjoy outdoor activities or just relax we are just what you're looking for! *Part of living in the country is that you may also get a visit from occasional spiders, earwigs or flies. (Although we do our best to spray regularly so this does not happen) Please let us know if you have any problems. *Our water is tested regularly and is safe to drink but it is also hard water with some iron. We do have a filter system but you may occasionally notice some particles when using ice or drinking water but this is safe.

The possibilities to visit Adirondack sites of interest are endless: river tubing on the Hudson River; visiting the Fort in Ticonderoga; seeing Olympic Village in Lake Placid, climbing any number of High Peaks, shopping or taking a sight-seeing cruise on Lake George, going horseback riding within 15 miles, dining, square dancing, shopping, or enjoying a craft brewery in Schroon Lake. Or have a relaxed time right at SunderLand sitting on a deck or porch, watching the loons or other birds, listening to the wind in the pines, reading a book, taking an afternoon nap. You will have private access to half a mile of the Grasse River! On most days you can hear the sound of the river from camp! There is a huge field next to the cabins, a nearby pond and private trails to explore! | THE CABINS | Main Cabin: One larger cabin, consisting of a living room, full kitchen (dishwasher, stove, refrigerator, coffee maker, and toaster), laundry room with washer and dryer. They each comfortably sleep between 2-3 adults. Cabins are not heated. Space heaters are provided during colder months (Spring/Fall).
