I am Karl and with my wife Danielle together we own 15 acres of peacefully settled forest on the edge of over 10,000 acres of State Forest land. It is on a seasonal road. I have no registered address, but a small sign marks my access road as Jacob Lane. This is a tribute to my friends. The Amish that helped me build our off-grid cabin. It is very quiet here, but we are an active homestead and work starts at 9am every day, we do our best to be considerate and ask the same from you. The forest rangers and DEC officers that patrol here keep a tight rein on the forest and its preservation. We have one guest cabin and several places a tent or RV can park. There are no hookups. Please bring some potable water. We do have spring water available but it's a drive. I first came here about 15 years ago. I would like to try and see if others would enjoy what we have made our lives. I do like to talk and although I don't lie, stretching the truth is an artform I have perfected so be prepared. There is a state-run beach and picnic area about 3 minute drive away on the Hinkley Reservoir. And a few other bodies of water to kayak and fish. We have Kayaks for use at an extra cost. We are about 15 to 20 minutes away from the Herkimer Diamond Mines. You can bike, hike, nature watch or just enjoy the peacefulness of the tree you chose to sit against. Down and ready firewood is everywhere if you want to bend over and pick it up. You can possess firearms on the property, but you may not discharge one without prior approval unless it's to save your life or that of another. There are places not far away that you can legally shoot and enjoy yourself. There are traditional outhouses on the property and for those that know how cat holing is allowed. Ask if unsure. No dumping tanks or portable toilets anywhere and that includes the outhouses. The state of New York has facilities at campgrounds that do a proper job with that type of waste. 🌲Tucked in the backwoods down a private dirt road, you will find four small cabins, one large main cabin and a bathhouse. You will have private access to half a mile of the Grasse River! On most days you can hear the sound of the river from camp! Bring your fly fishing or spinning reel rods, picnic or just relax on the shoreline! There is a huge field next to the cabins, a nearby pond and private trails to explore!
| THE CABINS |
Main Cabin: One larger cabin, consisting of a living room, full kitchen (dishwasher, stove, refrigerator, coffee maker, and toaster), laundry room with washer and dryer. Three bedrooms (2 king beds & 1 queen bed), two full bathrooms (one en-suite) with standup showers and one large bathtub. Two of the bedrooms have closets. The main cabin is not heated and space heaters will be provided during any colder months (Spring/Fall).
Mini Cabins: Four small log cabins spread out in a row, underneath a canopy of beautiful pine trees! The cabins are spaced far enough that there is enough privacy in-between each one. The cabins come equipped with power, WIFI, Roku TVs, refrigerators, microwaves, coffee makers, screened-in porches, AC units, ceiling fans and outdoor water hookups. They each comfortably sleep between 2-3 adults. Cabins are not heated. Space heaters are provided during colder months (Spring/Fall).

Across from the four smaller cabins is a bathhouse, featuring men's and women's sides. Each side has two bathroom stalls, one stand up shower and double sinks.
| THE GRASSE RIVER |
The Grasse River is a 73 mile-long river, mainly flowing northeast from the foothills of the Adirondack Mountains into the St. Lawrence Valley. Stocked with brown trout, native brook trout, smallmouth bass and rock bass.
Follow the trails from the campground to the river, where you can picnic, fish and relax!
*Swimming is at guests’ own risk. The river’s current depends on the season or how much rain the area has received. While exploring the banks of the river you will find faster and slower areas.*
| THE POND |
There is a private trail which leads to a small pond. The pond is perfect for exploring by canoe or kayak. There are a few channels which lead to other trails on the property.
*Several other properties have access to the pond. However, we have yet to see anyone else using the pond - it is very quiet! The pond is not meant for swimming*
| THE TRAILS |
There are multiple private trails leading to the river, into the woods and the pond. If you enjoy being in nature, these trails are truly lovely to walk/run/bike and enjoy! They are also extremely wide and well-groomed. We have added Adirondack chairs at certain end points.

A large field abuts the smaller cabins. Adirondack chairs have been placed around a large fire-pit in the field, perfect for hanging out with family and friends and enjoying some s’mores while stargazing!

The property can comfortably sleep 16 adults, maximum occupancy allowed is 25 guests at any time on the premises.

Basic cookware (coffee maker, toaster, pots and pans and silverware) provided in the main house. All small cabins have coffee makers/mugs.
Four complimentary sets of golf clubs are available to use to play at the local courses. In addition, four tennis rackets are provided.

I am Karl and with my wife Danielle together we own 15 acres of peacefully settled forest on the edge of over 10,000 acres of State Forest land. It is on a seasonal road. I have no registered address, but a small sign marks my access road as Jacob Lane. This is a tribute to my friends. The Amish that helped me build our off-grid cabin. It is very quiet here, but we are an active homestead and work starts at 9am every day, we do our best to be considerate and ask the same from you. The forest rangers and DEC officers that patrol here keep a tight rein on the forest and its preservation. We have one guest cabin and several places a tent or RV can park. There are no hookups. Please bring some potable water. We do have spring water available but it's a drive. I first came here about 15 years ago. I would like to try and see if others would enjoy what we have made our lives. I do like to talk and although I don't lie, stretching the truth is an artform I have perfected so be prepared. There is a state-run beach and picnic area about 3 minute drive away on the Hinkley Reservoir. And a few other bodies of water to kayak and fish. We have Kayaks for use at an extra cost. We are about 15 to 20 minutes away from the Herkimer Diamond Mines. You can bike, hike, nature watch or just enjoy the peacefulness of the tree you chose to sit against. Down and ready firewood is everywhere if you want to bend over and pick it up. You can possess firearms on the property, but you may not discharge one without prior approval unless it's to save your life or that of another. There are places not far away that you can legally shoot and enjoy yourself. There are traditional outhouses on the property and for those that know how cat holing is allowed. Ask if unsure. No dumping tanks or portable toilets anywhere and that includes the outhouses. The state of New York has facilities at campgrounds that do a proper job with that type of waste. 🌲Tucked in the backwoods down a private dirt road, you will find four small cabins, one large main cabin and a bathhouse. You will have private access to half a mile of the Grasse River! On most days you can hear the sound of the river from camp! Bring your fly fishing or spinning reel rods, picnic or just relax on the shoreline! There is a huge field next to the cabins, a nearby pond and private trails to explore!
| THE CABINS |
Main Cabin: One larger cabin, consisting of a living room, full kitchen (dishwasher, stove, refrigerator, coffee maker, and toaster), laundry room with washer and dryer. Three bedrooms (2 king beds & 1 queen bed), two full bathrooms (one en-suite) with standup showers and one large bathtub. Two of the bedrooms have closets. The main cabin is not heated and space heaters will be provided during any colder months (Spring/Fall).
Mini Cabins: Four small log cabins spread out in a row, underneath a canopy of beautiful pine trees! The cabins are spaced far enough that there is enough privacy in-between each one. The cabins come equipped with power, WIFI, Roku TVs, refrigerators, microwaves, coffee makers, screened-in porches, AC units, ceiling fans and outdoor water hookups. They each comfortably sleep between 2-3 adults. Cabins are not heated. Space heaters are provided during colder months (Spring/Fall).

The Grasse River is a 73 mile-long river, mainly flowing northeast from the foothills of the Adirondack Mountains into the St. Lawrence Valley. Stocked with brown trout, native brook trout, smallmouth bass and rock bass.
Follow the trails from the campground to the river, where you can picnic, fish and relax!
*Swimming is at guests’ own risk. The river’s current depends on the season or how much rain the area has received. While exploring the banks of the river you will find faster and slower areas.*
| THE POND |
There is a private trail which leads to a small pond. The pond is perfect for exploring by canoe or kayak. There are a few channels which lead to other trails on the property.
*Several other properties have access to the pond. However, we have yet to see anyone else using the pond - it is very quiet! The pond is not meant for swimming*
| THE TRAILS |
There are multiple private trails leading to the river, into the woods and the pond. If you enjoy being in nature, these trails are truly lovely to walk/run/bike and enjoy! They are also extremely wide and well-groomed. We have added Adirondack chairs at certain end points.

A large field abuts the smaller cabins. Adirondack chairs have been placed around a large fire-pit in the field, perfect for hanging out with family and friends and enjoying some s’mores while stargazing!

Being welcomed by Karl and Danielle and our path illuminated by torches was a new Hipcamp experience for us. They made sure we had everything we needed to be comfortable and made us feel welcome. They have trails cleared and Karl offered a lot of local tips and suggestions for the surrounding area and into the Adirondacks. The atmosphere, maintaining a quiet space, and providing private campsites are priorities for them and we very much appreciated that.

We had such an amazing time. The cabin was so cute and they provided a heater and build a fire for us to come into. We loved being surrounded by all the nature and it was so peaceful and calm. We went on a hike. we had great food and we just really enjoyed ourselves. It was a short distance up to old Forge for us where we had some stuff we needed to pick up And then when we came back, Carl had built us another fire to come home too, and it was just amazing. We listened to the owls and the squirrels and all sorts of other animals in the woods. Was so peaceful. We definitely would love to come back again

This was a great stay. Karl is one of the best hosts that you could ask for. The cabin was nicely insulated. Wood was abundant to keep the fire going as long as you would like. There’s a path that you can walk up and down with beautiful scenery. The price was very reasonable for what you’re getting. I’m DEFINITELY coming back.

We had such a peaceful time here! Karl and his wife met us at check in and gave us the run down. We had some great conversation and Karl even started the fire for us while we ran to the gas station for last min items! It was such a nice surprise to come back and have it going. Also Karl does an amazing impression of the local owls and tried to bring one in closer for us, it was quite the entertainment!! We needed the respite after being at our lil sisters wedding the night before. The stars at night area AMAZING! I highly recommend a stay here! I also can’t wait to see how the cabin grows in its decorating! :) Thanks again for sharing your property with us we will see you again!

So welcoming and peaceful! When I met Savanna upon arrival, she said, “the camp is a labor of love.” And it shows! She and her husband Brad have made a little slice of heaven in a beautiful stand of hard woods and mature white pine. The cabin is off grid but powered up by a high-capacity battery. Super comfy and cozy, it’s a great one-room refuge. Bonus points for the screened porch entryway and easy chairs.
A bath house is a short walk with an outdoor work sink and a lovely interior with tile floors, nice shower, and bath sink I’d be proud to have in my home. Warm, clean, and inviting, it’s a beautiful bath house.
Tho there is no wi-fi, cell works well-enough to stream a movie or podcast.
Highly recommend!

What an amazing property with incredibly kind owners!!! It's an off the grid location, which is what we were looking for to unwind and regroup with life. Disappointed we fell ill with horrible head colds and didnt get an opportunity to explore all there was to see, which only means we 100% need to come back. But there is no better place to lay around, stare at the pristine nature views and fall in and out of naps. We brought our 2 dogs and they loved the property and all the exciting wildlife they got to see. 10/10 recommend if your not afraid of being detached from the world and survive with out running water and electricity!!!!

Dix cabin is great! I would definitely go back again. It’s very secluded (about a mile off-road), far away from other sites- so very private, and had everything necessary for one or two people. It’s a nice bonus that you have access to all the campground facilities (including boats for the lake). The camp caretaker was also very friendly and helpful.

Great peaceful stay in a rustic cabin. Karl was very friendly and greeted me even though it was quite late. It was a little hard to find the place in the dark because he doesn't have an exact address, but there is a traffic cone marked HipCamp at the end of their driveway that was very helpful. Nice clean space and kind attention to detail of showing me how things worked and making sure I was all set. Their cabin being close felt nice as a solo traveler, but I imagine couples looking for a romantic stay might hope for more distance from their main cabin. I was comforted by the sounds of their watchdog and the stars were beautiful. If you're sensitive to laundry detergents with fragrance I would bring your own blanket to block that from getting on your clothing from the sheets.

It's a beautiful secluded lake down a half a mile road. Just bring your own bedding and enjoy the nature with no wifi. The owner is helpful and the area is not far from Tupper lake.

Campground host , mr. matt, is a great person and will help you in any way.
Showers and cabins are good, some better than others since they are still upgrading as much as possible on what funds are available.
Lake is sandy and warm.

It was nice having running water (+ shower) for me who hadn't camped in over 25 years! Trails clearly marked to get to rec hall and beach. The check in process was easy enough. Glad I had my Jeep to get up the hills to the cabin!
