Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Primitive Camp on the Esopus Creek in the Big Indian-Oliverea Valley surrounded by seven 3500' Catskill High Peaks including Slide Mountain, the tallest in the Catskills. Our PRIVATE camp (no other campers) is situated on 100 acres of land in the middle of the Catskill State Park. We are the closest HipCamp site to Slide Mountain, the Catskills tallest peak at 4180 feet. A perfect base camp for some of the best hiking in the Catskills, the site is bordered by Forever Wild Forest and is minutes from the trailheads to Balsam, Giant Ledge, Panther, Big Indian, Slide Mountain and dozens more peaks within 30 minutes or so away. Though the base fee covers up to 4 campers, the site accommodates up to 14 campers. The additional fee is $20.00/per camper per night on top of the base fee. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

The meadow we occupy was once the farmers property that I grew up next to at my parents farm house. When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here. We maintained the meadow adjacent to our property and have kept it as an agricultural site. We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same. It is expensive to live in Newtown but we love our property. We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

Primitive Camp on the Esopus Creek in the Big Indian-Oliverea Valley surrounded by seven 3500' Catskill High Peaks including Slide Mountain, the tallest in the Catskills. Our PRIVATE camp (no other campers) is situated on 100 acres of land in the middle of the Catskill State Park. We are the closest HipCamp site to Slide Mountain, the Catskills tallest peak at 4180 feet. A perfect base camp for some of the best hiking in the Catskills, the site is bordered by Forever Wild Forest and is minutes from the trailheads to Balsam, Giant Ledge, Panther, Big Indian, Slide Mountain and dozens more peaks within 30 minutes or so away. Though the base fee covers up to 4 campers, the site accommodates up to 14 campers. The additional fee is $20.00/per camper per night on top of the base fee. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here. Only 1.5 hours from NYC but you truly feel like you’re away from the city and in the quiet serene woods. Kathy was an amazing host and checked in on us to make sure we were comfortable. We were on site 9 which was very isolated and spacious enough to fit all of our needs. Everything was also clean and the trails were marked and easy to follow. There’s also firewood for purchase if needed. I would highly recommend and will be coming back!

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

Weekend Trip to Luxury Camping at 'Higher Ground'
Evan & Laura have an amazing set up. They had great communication during our stay and in the week leading up. They checked in to see if we needed anything prior, including the propane heater, which in 30-something degree weather was an essential and extremely helpful. The site truly had anything you could ever need. We were extremely impressed and surprised by the outhouse with toilet, shower, and usb-c chargers(!) inside. Reading reviews beforehand were helpful and led us to pack lighter, given the steep climb up. But the climb was definitely worth it. We also loved how Evan showed us how the goats and chickens were fed. My pup definitely loved running up and down the hill to the site and marveled (sometimes a little too much lol) at the goats and chickens she was seeing for the first time! Evan was both kind and accommodating. Would definitely stay again!

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.). Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future. NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers! Thank you again Mike, and hope to stay again. 😸😸😸

Perfect for a weekend escape from the city. The cabin was spacious and spotless, and the restroom was well-maintained. No service, water, or electricity, but firewood was ready for us, and the nights under the stars were amazing. The host was friendly and easy to communicate with, and check-in/check-out were very flexible and smooth. It felt a little pricey for a basic setup, but we still really enjoyed our stay. Highly recommend this spot if you’re looking to disconnect and recharge in nature.

Perfect place to camp with my friend and our young children. The composting toilet in the outhouse was stellar. Not at all smelly, and very clean. We neglected to bring drinking water, but Kathleen brought us 2 jugs +2 jugs of water for washing dishes. We were also able to buy firewood for $10 that supplied us with enough wood for a fire at night and one in the morning. We had a very positive experience and would come back.

Well off the beaten track, it's scenic, private and peaceful. Camping at Moon In The Pond Farm is a bit of heaven. There are separate sites to choose. Around the farm, you have your own secluded spot to enjoy. (Though you may be in a field next to our Scottish Highland cattle!) Two are tent sites: the PondSide and the FieldEdge. There's one site for small/tiny RVs or Campervan. And finally there's the HiddenCabin--a bed a roof and convenience. Each has a firepit with a small grill to cook over the fire. (all firewood provided) Our campsites are in quieter areas of the farm. One overlooks the pond, others are on the edges of different farm fields, one a cabin nearer the farmstead. All require a beautiful, bucolic trek of 150-350 yards from the roadside parking--ensuring the quiet, natural experience. During the day times, you may see or hear farm work. At night it's lusciously dark and serenely quiet. You'll hear owls hoot, frogs croak, crickets chirp, foxes yowl and coyotes howl! In June and July the fields and trees light up like Christmas with fireflies, and you'll see the stars. During the week is the absolute best time--the local hot spots (or cooling down spots!) are much quieter, and all our campsites have reduced weekday rates. If you can, take advantage by adding a Thursday or Sunday night to a weekend stay. We've got an awesome, easy hiking trail on adjacent Nature Conservancy land. It meanders through woodlands, around rock ledges, through wetlands (on a 600' of boardwalk) and ends at a beautiful stream and pond with a gigantic beaver dam. Not far from here are numerous well-marked hiking trails (including the Appalachian Trail (with famous Bash Bish Falls) and several offshoots (Sage's Ravine, Race Brook Falls), Bartholomew's Cobble, Umpacheenee Falls, and others). Also in the neighborhood are opportunities for canoeing, kayaking, swimming, rock climbing, gavel-road and country-road biking, and pretty much any outdoor activity/adventure opportunity. Or... you can just chill and relax, sleep, or read the day away! Love food? This is Farm-to-Table for real! Never so close--the table's AT the farm! Bring your cooking gear and get some of our wicked fresh organic food--veggies, chops, sausages, eggs, bacon, granola, yogurt, etc. Sear yourself up a real treat! Very nearby, as the Berkshires is a cultural mecca, there are also numerous opportunities from many great restaurants to art, dance, music, spas, galleries, antique shops, museums, cafes and much more. There are three sites: one tucked into a meadow in a forest clearing, another under a hemlock grove deeper in the woods, and a third reserved for Long Path thru-hikers who come down from the mountains for a break, which can also be overflow. All are off-grid and rustic but close enough to the house and parking area to have convenience, and far enough—and hidden out of view—to offer real privacy. (About a 4-minute walk from your shared toilet/supply/storage shed by driveway.) Tent area has cleared flat pads for two small tents. Location is far enough from things that you can walk a minute into the woods and feel lost to civilization, yet only two miles of paved road from downtown Windham and all that the cozy resort town has to offer. Makes a great basecamp for exploring the rest of the Northern Catskills, or a hideaway to stay and get lost in. Hike miles of trails and old logging roads in the Elm Ridge Wild Forest, starting literally steps from your campsite. Swim in the large spring-fed pond, or just watch the colorful koi swim. Sit around the fire and reflect on the day’s adventures. Or just take in the wide-open views of distant mountains and starry skies.
