Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) While the hike is short, some parts are steep, so please walk slowly and take your time. The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up. During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months. We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night. We provide the following linens: fitted sheet for the full size bed in the loft, 4 sleeping bags, and 4 pillows. Anything additional must be brought by the guest.

The meadow we occupy was once the farmers property that I grew up next to at my parents farm house. When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here. We maintained the meadow adjacent to our property and have kept it as an agricultural site. We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same. It is expensive to live in Newtown but we love our property. We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. The entrance comes up quickly, but Mike's directions were spot on. The hiking near the property was fantastic. Try Anthony's Nose; the hike was challenging, but the views were worth it.

It's a beautiful, remote location in a state where every county is considered urban. Kathleen is a wonderful host. We arrived in the dark and were the only campers, so we just did the best we could and slept. We moved to site 3 the next morning. It was a drive-through, but tight fit (due to trees and some pavers) with our 30' 11" travel trailer, but we got in and out without damage. If we return, we will stick with site 1 which is wide open and big enough to maneuver our rig. For site 3, I'd say definitely under 30' (which the listing states). Probably 25'-27' max. The road in is gravel and rough, but we Vermonters are used to bumpy dirt roads.

I have to say, first initial sight, I was confused. I didn't know where I was at. Im glad raplh had us meet because I would have probably driven to the wrong portion of the land. The land is huge. I needed an electrical for my van but I didn't have the right outlet. Ralph helped me with that. He's great. We had such a lovely stay. Everyone we encountered in the town was just amazing and friendly. Ralph was very helpful with any questions we had and very patience.. Overall, we had such a great time. Ty again for everything.

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

We love Tiny House as it’s nestled in the woods and feels very private. The hosts are kind, give clear instructions, and they’re super responsive to any questions that may come up. We love to tent camp and this tiny house is a great option for the colder months. We were not able to use the woodstove during our stay, but there is also a diesel heater which warms the place quickly, and for a quieter option, a small portable propane heater (purchase cans of propane at the conveniently located trading post which also has literally anything else you may forget at home). As others have mentioned, the path down to Tiny House is steep… like for REAL. An ACTUAL 4-wheel drive can make it, but ONLY if the ground is dry. That said, be prepared to hike in/out your gear if need be. And if that’s not your cup of tea, we did discover that the hosts have a couple reasonably priced Airbnbs in the area - check out Cabin in Rock Hill “Trails Head Cabin” (on the same street as Tiny House) or nearby Home in Rock Hill “Beaver Lake Escape”. Our reason for visiting was to tackle the challenging hikes of the Neversink waterfalls. Trails Head Tiny House provided amazing access, as well as, respite from our hectic city life. We look forward to a future visit!

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.). Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future. NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers! Thank you again Mike, and hope to stay again. 😸😸😸

Our stay at this site was amazing. The site itself was beautiful and perfect for tent camping. The hike in isn’t too bad and is short enough that you can make a couple trips if absolutely needed. Many things like a pan, saw, axe, and firewood were already provided on site which was definitely a pleasant surprise. Jeremy was super helpful and responsive whenever we had any questions. I would definitely recommend this site to people who are looking for camping with a bit more privacy. I would definitely consider coming back for another trip.

We offer a private camping site on the other side of our pond with wooded trails!  Come enjoy the beauty which includes our animals. We have horses (Chuck, Karl and Snookie), chickens and sometimes farm fresh eggs are available. Our farm is quiet, lovely and peaceful! Near our farm you can find many activities including: Angry Orchard, Lego Land, Goshen Historic Track, Trotter's Museum, West Point, Minnewaska & Mohawk, the Hudson river. Fishing hiking & climbing. There is also a local gun club nearby that is open to the public. Wineries, dining, horseback riding, Woodstock Museum, Renegades Baseball Stadium, Monticello Race Way, Apple Orchards and our favorite, many local farm stands.

This cozy, seasonal dome (HEAT + AC) is a part of The Awosting Club, which is a private wilderness reserve. Unplug, relax, unwind. Nestled in native blueberry bushes, high above a beautiful ravine and surrounded by pine trees. This Geo-Dome overlooks the Palmaghatt Kill Stream from its wide windows and beautiful deck. Equipped with a log queen bed, skylight above, super soft linens, cozy blankets, and a down comforter in the colder months. Included are towels, a mini fridge, bluetooth speaker, Keurig machine, coffee, charcoal grill, lantern, umbrellas, a mini library of books and 1 gallon drinking water. If you are coming as a family, one additional children's mattress on the floor may be added. Outside of your Geo-Dome you will find an amazing private fire pit, charcoal grill and hammock. Firewood bundles are available for purchase for $10 or you may bring your own. In addition, each site has an outhouse, which is thoroughly cleaned after each guest. A bit rustic, but there is no odor! Geo-Domes are a short 1 - 3 minute walk from parking. Please dress accordingly in colder months. You will be greeted by our Host at the gate for check-in and guided to your site. Guest waivers to be completed at check-in. Our Geo-Domes are dog friendly and require a $75 pet fee. One dog maximum. No cats allowed. You will have cellular service! There are miles of private trails for hiking with an amazing private waterfall as one of your destinations! Nature is calling! **History of The Awosting Club** In the mid 1950's John Atwater Bradley, then a graduate student, attended a conference in Cragsmoor, the site of a celebrated art colony not far from what is now the Awosting Reserve and The Awosting Club. The next morning at dawn, he went out for an exploratory hike and did not return until long after dark. Bradley hiked through evergreen and hardwood forests, along bubbling streams, roaring waterfalls and shimmering mountain lakes. He discovered an incredible wilderness like none he'd ever seen, populated by whitetail deer, black bear, fox, racoons, bobcat and coyote as well as a natural aviary of hawks, peregrine falcons, owls, eagles and pileated woodpeckers. That day he fell in love with the Shawangunk Ridge. The Bradley family still maintain the property, and after 50 years of sharing the property with educational organizations, schools, artists, writers, explorers, camps, family and friends, are excited to invite others to fall in love with the Shawangunk Ridge as John Bradley had over 70 years ago. Bradley's daughter, Camilla, and her family are keeping the Awosting traditions alive by sprucing up the camp buildings and platforms while maintaining the trails that have been used for decades for outdoor adventures: from sleeping to eating to playing to communing with nature in all her glory.

No car, No problem! We are a hike in-hike out place. If you don't have a car, the easiest way to reach Blossom Dell Sanctuary is to take the short line bus.Please note that owners of the land will be on site.We are not a Commercial Campground.We have multiple camping spots right now with more in the making. Each camping area contains various campsites with and without firepits. Some sit beside the Shawangunk kill, while others are nestled alongside a beautiful and tranquil brook. We also offer camping areas that are not bordered by water. Each campsite within the camping areas are 100 feet or more apart from the other sites in the area.There is a short line bus that goes to Bloomingburg NY from NYC port authority. Ask the driver to stop at 809 Bloomingburg Road, which is in front of the Horse and Sulky Grill. We are only 1/4 mile down York Road, which is across the street from the grill. Our driveway is across the street from a green mailbox.All water sites are NOT exclusive to just the campers at the campsites beside the water.
