Towner's Country Paradise started out as a wild forest and pasture for cows in the 1940's, owned by Llewellyn Towner. In the 1960s, Llewellyn's love for aviation led him to construct a small airstrip and hangar, and then his son Terry began to plant Christmas Trees (no more cows) and clear much of the land. By the early 1970's our main and largest pond was built and since that time our fully functional cabin, several more fish ponds, roads, trails, running water and generated electricity have been added. Christmas Trees are still grown and harvested by Terry's son Scott Towner. Green rolling hills, deep valleys, a waterfall, ponds stocked with fish, a fully functional cabin, herds of deer, flocks of turkey and Canada Geese, & well-maintained roads and trails here in Addison NY. Underhill Inn is a small homestead located in the Finger Lakes region tucked in the rolling hills near Dryden Lake. We have a small garden, a flock of sheep and chickens, hives of honeybees and countless wild foraging on our 36 acres of pasture and hiking trails. Take a walk down to Brockendock pond and cruise across the water in a canoe or paddleboat to find peepers, heron, toads and turtles. Drop a line in the water to catch trout, bass and sunnies. The chicken coop is always bustling and there are plenty of eggs to harvest each day. A morning hike on the trails usually kicks up the deer and wild turkeys and at night the barn owl will sing for you if you listen close. This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. These are beautiful wooded camping country sites with plant and wild life located just 10 miles from downtown Corning, New York. There is one rustic cabin available for rent, along with a teepee site, and 2 tent sites. We are between the Finger Lakes and the Pennsylvania Grand Canyon, just 1 mile off highway 99/15. Sites are located less than a 400 yard hike from the parking area, each site having both a picnic table and fire ring. There is an outhouse located within 250 yards from all sites. There is river access one mile from camp. Campers that require help getting to a site, can be driven up the hill via side by side. Every site is connected to state land with over 2,700 acres worth of hiking trails. We have a number of mountain bikes, kayaks, canoes, snow shoes, tents, sleeping bags/mats, etc. available for rent on site. In addition, if guests are interested in classes on site, I am a wilderness and survival expert willing to offer assistance as a guide through the trails, on the river, with setting up camp, etc. Some of my survival classes include fire making, shelter building, edible food foraging, self defense training, and fishing and hunting.

We have lots of very lovable goats that love interacting with people, 7 babies......plus pigs and chickens, and our homestead is deep in the woods.....full reimbursement i.e. free of charge.

Our property is very wooded,, secluded area on two and a half acres., it is on a hill, parking is about a football field distance from the campsite, rugged walking, very doable, bring appropriate footwear.
We are nestled on a private road on top of a hill backed up to 2100 acres of New York Gaundry Hill State Forest. There's waterways with active Beaver ponds between our properties. We do have bear and a mountain lion up here.
We are 420 friendly!
Sites are on top of the hill in a very secluded spot with a small campfire.
We offer organic vegetables from the garden and work almost everyday in our blacksmith/woodworking shop.
For a nice experience for adventurous families, you are welcome to accompany us on our herding of our goats/milking, collect eggs for your own breakfast.
We offer a unique place to unwind. Conveniently located near Watkins Glenn, Corning, Bath, and Penn Yan. Perfect get away and an inexpensive alternative to the hotels when you go to the races, lakes, wine tours, museums or many other great attractions around our area. We encourage you to walk and experience a true "backwoods" experience, but we will drive you down in our Utility Vehicle if needed.
A ping pong table is available in the barn/workshop if people would like to play. We also have pollinator and vegetable gardens and chickens, and we produce maple syrup in the spring. If guests are interested in workshops on carpentry, food preservation, foraging, gardening, bread baking, and kombucha-brewing, they should let us know a WEEK in ADVANCE. We also offer spiritual direction and Enneagram exploration/typing conversations. About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marks our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC toy! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! Brooks Mullahy manages Sunswick Farm’s apiary, which includes 13 bee yards and over 200 hives. A bee yard is a collection of anywhere from 4 to 21 hives in one place, and our yards are located at the farm and on private properties throughout Cayuga, Cortland, and Onondaga Counties.

very fortunate to have our neighbors Debbie Kahl and Tracy Yardley manage the HipCamp bookings on our behalf. Debbie and Tracy live very close and will

We are nestled on a private road on top of a hill backed up to 2100 acres of New York Gaundry Hill State Forest. There's waterways with active Beaver ponds between our properties. We do have bear and a mountain lion up here.
We are 420 friendly!

We offer organic vegetables from the garden and work almost everyday in our blacksmith/woodworking shop.
For a nice experience for adventurous families, you are welcome to accompany us on our herding of our goats/milking, collect eggs for your own breakfast.

We encourage you to walk and experience a true "backwoods" experience, but we will drive you down in our Utility Vehicle if needed.
A ping pong table is available in the barn/workshop if people would like to play. We also have pollinator and vegetable gardens and chickens, and we produce maple syrup in the spring. If guests are interested in workshops on carpentry, food preservation, foraging, gardening, bread baking, and kombucha-brewing, they should let us know a WEEK in ADVANCE. About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marks our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC toy! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! This is your on stop spot for motorcycle Trials. Mike and Laurel have made a welcoming spot on the hillside for RV's. Easy access to parking from the road. They provided us with a nice welcome packet. That had plenty of information about the area. Places to eat or see. Most people who camp here will be coming for riding. Mike offers lessons as well. But it would a nice spot for anyone looking for a getaway. Don't be put off by the riding. This is not a motocross track. You might be amazed at seeing riders tackling the obstacles and trials bikes are quiet. You might even want to try it yourself? Looking forward to a summer stay. Thanks.

We had an amazing last-minute stay at Mary’s place. Our pups loved having the freedom to roam off leash, and it was so nice to relax by the tent and take in the fall scenery. The woodstove kept us cozy all night, and Mary was very kind and responsive throughout our stay. We’ll definitely be back!

This was my second time staying at the little barn on the hill and my first solo trip there. It was a rainy autumn afternoon when I showed up but perfectly cozy inside the hayloft, where I set up my hammock. Laurel got me acquainted with the many new amenities, as they seem to always be making wonderful upgrades to the property. Mike and Laurel's land is the perfect place for me to go when I don't want the hassle of setting up my tent and want a wall and roof and a little electricity. To a tenter, this is a luxurious paradise and I can't wait to return.

I brought a backpack with everything I needed, set up camp, first on the hill (awakening to a vibrant sunrise view) and then into the forest by a stream. I spent 3 nights and never left the property. I wandered through old forest with giant white pines and soft needles underneath. I followed a winding stream up into the hills, and even found a small secluded pool of icy water under one of the many small waterfalls. (I couldn’t resist a bracingly cold .immersion.) I got lost in the woods and was thrilled to see my first porcupine scritching its way up a tree! It was a spiritual experience sitting cross legged on the wooded hill and breathing in the peacefulness, listening to the gentle rustle of the leaves. I was craving healing solitude and I feel so grateful to have found it here. Thank you Joseph for sharing your land. I hope that others find their way there and experience their own peace.

This was our second time camping at Ken's (this time with friends and their baby) and it was just as beautiful as we remembered it! Coming later in the season from our first visit meant more rain and fewer campers on the property, which was autumnally idyllic with all of the changing colors on the surrounding trees. Seneca Lake
The largest of the Finger Lakes has forest hiking trails, patchwork vineyards, and farm-to-table dining experiences right at its fingertips. Once you've gone wine hopping along the largest of the Finger Lakes wine trails, marveled at the waterfalls in Watkins Glen State Park, and enjoyed boating around Sampson State Park, check into a state park campground or book an RV park around Seneca Falls or Geneva.
Cayuga Lake
An 87-mile scenic byway loops around Cayuga Lake, affording panoramic views over the lake and the surrounding wine country. At the southern tip, Ithaca is the gateway to Buttermilk Falls State Park and Taughannock Falls State Park, while the nearby Finger Lakes National Forest is the ideal spot for a backcountry camping experience—dispersed camping is permitted throughout.
Western Lakes
West of Seneca Lake, there are plenty of ways to get on the water at Keuka, Canandaigua, and Honeoye lakes. Camp amid the vineyards at Keuka Lake State Park, check into an RV resort at Naples or Hammondsport, or escape the crowds at the Honeoye Lake boat launch. Further west, Letchworth State Park is home to the "Grand Canyon of the East," where its waterfalls and forests are most magnificent during fall foliage season.
Eastern Lakes
Syracuse is the entry point to Finger Lakes' eastern corner, where you'll find Owasco, Skaneateles, and Otisco lakes. Swimming and water skiing are popular pastimes at Owasco Lake, and there's a great campground and swimming pool at Fillmore Glen State Park. If you’re seeking peace and quiet, neighboring Skaneateles is a tranquil spot for boating.
