Welcome to our land. Brooks Mullahy manages Sunswick Farm’s apiary, which includes 13 bee yards and over 200 hives. A bee yard is a collection of anywhere from 4 to 21 hives in one place, and our yards are located at the farm and on private properties throughout Cayuga, Cortland, and Onondaga Counties. We are busy with our bees and at the same time want to share the wonders of our farm with folks so we are very fortunate to have our neighbors Debbie Kahl and Tracy Yardley manage the HipCamp bookings on our behalf. Debbie and Tracy live very close and will be your contact persons. Either one will be happy to answer your questions and will meet you when you arrive and introduce you to the your camping site. The cabin is located in a remote area of Bear Swamp State Forest. It is about 5 miles from the nearest paved road but has seasonal roads that take you to the cabin. There are many close attractions like Skaneateles Lake and Carpenters Falls. The Cabin doesn’t have electricity or water but we do have a generator available. We do not have a shower or bathroom but we have an outhouse. We do ask people to bring their own gas if you want to run the generator and woods to make a fire. I highly recommend 4x4 vehicles but I been there in a civic and a mini van.

About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marked our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC toy! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! Learn more about this land: A step up from glamping, the "Shack" is a rustic, bohemian 2-story cabin/ art studio on a property that was formerly a train station. The property has 3 cottages on it and is situated across the street from Cayuga Lake in a secret wild garden, but is a 6 minute drive to downtown Ithaca Commons. This cottage is not for everyone. It is a cheap option in a cute, very bare bones cottage. It is best suited for low maintenance, easy travelers who are looking for an inexpensive place to crash after a long day of exploring. Guests who stay in the Shack share the bathroom in the main house with me - the bathroom has a separate entrance from the one I use in the main house. The cabin consists of 2 rooms - the upstairs has a double sized futon and a single futon mattress that can be used for guests, and the downstairs is a lounge/studio area. Note that the bedroom is accesses via a ladder type staircase. Definitely not everyone's cup of tea, but for the right fit it is the perfect home base to explore Ithaca's many spenders, ideally located across the street from Stewart Park and the trailhead to the Cayuga Waterfront Trail. and a short walk to the Stewart Park/downtown bus line and the East Shore swimming beach. Note, there is a cat who lives on the property and he sometimes comes to visit this studio. I see guests inviting him in occasionally to visit. If you're allergic, this isn't a good option for you.

Two cabins were completely clean, theres a great grill, fireplace and access to the lake/creek. Many great attractions nearby, and Susan was very responsive throughout the whole process. Spot was also easy to find, and there were plates/bowls, utensils and other tools on site.

Love this place so much that I come to visit even when I don't have a full 24 hours to spend! Perfect place for an evening campfire, a night in my hammock in the hayloft listening to the chorus of spring peepers in the pond and endless cups of coffee as the sun rises. Throw in the best hosts that you could ask for and you've got the PERFECT home-away-from-home overnight destination!

Once I heard that our first warm day of spring was coming up, I knew I had to spend it at the little barn. As usual, Laurel and Mike were amazing during the booking process and were so welcoming. I stayed toasty warm in my hammock and got to watch a lightning storm over the hills through the open hayloft door, which was a highlight of all my years camping. Can't wait to come back!

The A frame kept us warm and dry. Even though we had a bit of rain all day. I had no issues driving my 4 wheel drive truck across the field. The outhouse was one of the cleanest I have ever seen. Great view of sunrise in the morning. We didn’t want to sleep in the loft. So we brought 2 cots and still had room to move around.

Beautiful location and views! The cabin is so lovely- straight forward but also well equipped with lots of thoughtful touches and art! Loved hanging on the screen-in porch and being able to take a hot shower outside. Sauna was incredible, just takes time and patience :) Air mattress was comfier than I expected too. Cozy and warm A frame! Nice wood stove that is easy to use. The loft bed was comfortable, remember to bring your bedding! We brought a couple strands of twinkle lights and made this magical little getaway perfect. Solar lights illuminate the pathway to the outhouse. We left a candle for the next guests. Enjoy! Very responsive host. I definitely recommend and will likely be back!

This was my second time staying at the little barn on the hill and my first solo trip there. It was a rainy autumn afternoon when I showed up but perfectly cozy inside the hayloft, where I set up my hammock. Laurel got me acquainted with the many new amenities, as they seem to always be making wonderful upgrades to the property. Mike and Laurel's land is the perfect place for me to go when I don't want the hassle of setting up my tent and want a wall and roof and a little electricity. To a tenter, this is a luxurious paradise and I can't wait to return.
