This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. Potable drinking water and a portable toilet are also available onsite for our guests. The Orchard House at Peck Farm Orchard is the building where we serve our customers during our orchard season September through October. The property is located on a dirt road in rural Vermont and is surrounded by conserved land in current farm use. Please note: This property has been repurposed for the very special event of the full eclipse April 8th, 2024. Travel and weather in Vermont in April can be like summer, like winter, something in between and all of it in one day. Please pack and plan accordingly. Spring(March-May) travel can be very muddy. The building is made of rough cut wood from our farm property and features a cook stove, power, refrigerator and access to an outdoor fire circle. The floor is concrete so an air mattress or better yet a cot is recommended. Is you plan on using the wood cook stove please let us know. While the cookstove can provide some heat and the ability to cook it does not heat the whole building very well. There are outlets for use in the building. There is one string of plug in lights, no other lighting is installed. A traditional outhouse is located just 50 yards from the Orchard House. Drinkable well water is available upon request with 24 hours notice. 2 miles from the Orchard House is a small cooperative country store with food supplies. The Peck Farm Orchard is located on a beautiful 4 mile loop frequently used by runners and walkers. There is easy access to local hiking trails and snowmobile/skiing trails. The orchard and parking area is located on 18 acres with access to trails spanning more than a thousand acres.

The Orchard House at Peck Farm Orchard is the building where we serve our customers during our orchard season September through October. The property is located on a dirt road in rural Vermont and is surrounded by conserved land in current farm use. Please note: This property has been repurposed for the very special event of the full eclipse April 8th, 2024. Travel and weather in Vermont in April can be like summer, like winter, something in between and all of it in one day. Please pack and plan accordingly. Spring(March-May) travel can be very muddy. The building is made of rough cut wood from our farm property and features a cook stove, power, refrigerator and access to an outdoor fire circle. The floor is concrete so an air mattress or better yet a cot is recommended. Is you plan on using the wood cook stove please let us know. While the cookstove can provide some heat and the ability to cook it does not heat the whole building very well. There are outlets for use in the building. There is one string of plug in lights, no other lighting is installed. A traditional outhouse is located just 50 yards from the Orchard House. Drinkable well water is available upon request with 24 hours notice. 2 miles from the Orchard House is a small cooperative country store with food supplies. The Peck Farm Orchard is located on a beautiful 4 mile loop frequently used by runners and walkers. There is easy access to local hiking trails and snowmobile/skiing trails. The orchard and parking area is located on 18 acres with access to trails spanning more than a thousand acres.

Weekend Trip to Campers Welcome to The Wolf Swamp.

Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces. Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby. Thanks again for a great stay on our final trip of the year. See you guys next year!

Best site I've ever stayed at! Good amount of space between sites but still an easy walk to the kitchen+water, outhouses were clean and convenient with an excellent sense of interior decoration! We stayed at Birch Grove on a particularly cold, rainy, and windy Halloween weekend and Nick already had a large tarp set up over the easiest tent spot.... plus a cow skull and a few candles for the ambiance. Excellent vibes 👌

Incredible site with multiple pitches spread out around the land. We were lucky enough to be put on the beat site...on site 7 (despite booking the field site). What a view and great facilities. Fit pit with grill for cooking whilst watching the stars and white mountains. Camp cooking kitchen and shower near the main house. Fire wood for sale. Compost toilet at each site. The only problem was we wished we could have stayed longer! Look out for the friendly moose and check out the little boat on the pond. Fab site 10/10.

Big circular drive with lots of space. I like it. Ryan was quick to respond and he checked in to make sure all was well. Little details are welcoming, like lights, toilet stall, picnic table, and fire ring. Statewide fire ban while I was there. The highway is close but the noise wasn’t too bad for me. I fly fished the river but did have to drive for public river access.

Had a fantastic time! Kevin was very responsive to questions ahead of time, well maintained site and easy directions for locating it. Only flaw was the amount of noise coming from the motor speedway nearby. The location and views outweighed this minor annoyance since we just opted to put on a playlist to drown it out. The evenings around the campfire were filled with nature sounds and the babbling water. We’d stay here again! Kevin as a great host!

Sacred Nectar Sanctuary is one of those rare places that completely exceeds expectations. From the moment we arrived, it was clear that Nick — the owner and creator of this sanctuary — is not only a master artist but also a true visionary. He has built an incredible environment for camping and van camping that feels both natural and magical. The setting is stunning, but it’s the details that make it unforgettable. The sauna and the natural cold plunge in the river were absolutely idyllic — one of the most relaxing, grounding experiences I’ve ever had. Nick built it all himself, and you can feel the care and craftsmanship everywhere you look. There are surprises around every corner — art, little design touches, and thoughtful amenities. Even the bathrooms and showers were an upside surprise — beautifully done, clean, and clearly created with love. Nick himself is also a highlight: cool, flexible, and genuinely great at customer service. You feel more like a guest at a friend’s property than at a campground. If you’re looking for something unique, restorative, and full of heart, this is it. I can’t recommend Sacred Nectar Sanctuary enough — we can’t wait to go back.

Sacred Nectar Sanctuary was our favorite Hipcamp yet! Nick's property has all of the key amenities of a traditional campground, plus a few extras: community kitchen, firewood for sale, extra parking, walking trails, outhouses, access to drinking water, etc. However, unlike a traditional campground, the sites are very spaced out and private, which makes for a really great camping experience!! We were able to allow our dogs to wander off-leash at our campsite and in the surrounding woods, without bothering any other campers. Also, the sandy clearings at our site made it so easy to pitch our tents! We will definitely be back, and can't wait to check out some of the other sites at Sacred Nectar!

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe. There’s no question — we’ll definitely be back. Where to go

Loon Mountain

Just north of town, Loon Mountain is an all-season recreation area that is particularly popular in winter. The mountain has 61 ski trails, with eight tree-skiing areas, six terrain parks, a superpipe, and a halfpipe. Off the slopes, there’s also snowshoeing and cross-country trails, skating, tubing, and a winter zipline.

Flume Gorge

Around five miles north of town, in Franconia Notch State Park, a boardwalk leads visitors through Flume Gorge, a natural chasm that extends 800 feet at the base of Mount Liberty. The path is an easy loop hike and takes you past several waterfalls and natural cave-like rocks. If you want to set up camp nearby, Franconia Notch has two sites to choose from.

Woodstock

The charming town of Woodstock sits just south of Lincoln and has a good selection of places to eat and drink. Outdoor adventurers will find easy access to hikes up Mount Lafayette, Cannon Mountain, and Bald Mountain.

When to go

While spring and summer are ideal for enjoying the trails and river activities on offer, fall and winter have their own appeal. Fall sees the landscape busting into rich colors and brings the annual New Hampshire Highland Games, which are held annually in September. Winter offers an abundance of snowy activities, from skiing on Loon Mountain to snowshoeing through the White Mountain National Forest.
