THIS CAN BE RENTED AS A CAMPSITE ONLY. Our 3-acre property is surrounded by beautiful countryside with lots country charm. At one point in the early 1900's it was home to itinerant farmers who farmed the nearby fields. Our property was the dumping grounds for the stones/rocks that were pulled from the fields. You will notice lots of them throughout the property!
Our site is a well manicured area near our house on a 3-acre parcel. There is lots of sun and shade depending on when and where you happen to be on the site. There is plenty of space to pull out your favorite lawn game and a great firepit to keep warm at night. The state snowmobile trails run nearby with access at the power lines that cross Raccoon Hill, Great for hiking, biking in the summer. And snowmobiling in the winter. State rail trail is nearby also (bottom of Raccoon Hill and rt 11) Giving access to the entire state! Highland Lake is a few miles away. Webster Lake is a bit further down the road. Fishing ponds are all over the area. Ragged mountain is 20 minutes from here. The mountain biking park in Northfield is about 20 minutes away. Black Bear Vineyard is a few miles away. Established in 2004, we are an 87 acre ATFS certified Tree Farm located in the Blue Hills Range in the Foothills to NH’s White Mountains. Choose from one of four unique sites / outdoor spaces to best fit your camping needs; book a combination to reserve a section of the mountain, or book all four sites for total privacy or for events.
Our Farm spans the northerly side of Hussey Mountain from the base to the summit. Guests are provided with private access to several miles of multi-use nature trails, multiple scenic lookouts, a three acre PYO blueberry maze, and a dock on our private eight acre pond with available boat rentals.
At the 2WD shared parking area guests are provided with a outdoor shower with hot and cold water, a portable toilet, garden hose for washing, a power strip for charging devices, and a spigot with potable water for filling containers.
Over two decades ago we created our first campsite for the purpose of hosting family and friends. Folks enjoyed camping on the mountain so much they often would choose our farm over traditional campgrounds. Hosting campers became a regular weekend event, and to accommodate more people we created three more sites spread out across the property. In 2020, we came across the Hipcamp app and started offering private reservations to the public. Since, we have been hosting campers on a daily basis and continuously improving our sites / infrastructure / views. We’re excited to see what the next two decades hold; come join us on the mountain!

Hiking on several miles of maintained nature trails marked with clear signage for easy day/night navigation. Relaxing/taking in the scenery from several scenic lookouts located on and around the mountain’s summit; combined they provide a 360-degree view spanning from the NH/ME Seacoast to the White Mountains of NH, to the Green Mountains of VT. Fishing, paddling, swimming, or relaxing on our dock. Bird/wildlife watching, berry picking, stargazing and leaf peeping.

Summers are a no brainer with Newfound lake nearby, the hiking trails in the White Mountains, or hike direct to MT Cardigan from your campsite. Fall has spectacular foliage and perfect cooler temps to sit around the campfire drinking coffee/hot chocolate, snuggled up in a hoodie or under a blanket! Winter affords a pristine, beautiful, snowy landscape that is straight out of a Robert Frost poem! Winter activities include snowshoeing, winter hiking, and possibly snowmobiling down the local club maintained trail if open. Be advised to come prepared with good tires as we get SERIOUS winters and our remote, mountain location often requires 4wd to get up the TOWN roads to us, much less the farm roads.
We raise chickens and Mangalista pigs! Try some of our farm fresh eggs/bacon, taste the farm fresh difference! The use of two kayaks and firewood available at no extra charge. (IF using the kayaks, they are to be brought back to the campsite and NOT left at the pond. If they are left at the pond and stolen, campers will be responsible for the replacement cost, which is about $600.) Lots of wildlife (loons, turtles, geese, deer, bear etc). You're free to explore the land and trails that go part way around the pond to the "Big Rock" and beyond. Info at the campsite for other nearby hikes and activities. We allow public access to the "Grassy Area", however larger camper groups that book this site have full access and are welcome to setup tents there, but no fires are allowed on the grass.. only in designated fire pit.
(FOR THOSE WITH A TOW BEHIND CAMPER, you will want to drive to the pond boat landing at the end of Chapman Pond Rd, turn around, head back towards the campsite and BACK IN.)
FOR THOSE WITH DOGS, we love dogs, we have our own. For everyone's safety and well-being we ask that you please keep them with you and under your control at all times. We have a farm nearby and want no casualties because of a loose dog. Also, our 90 lb APBT is very friendly but not to every dog he meets. $20 PET FEE - 2 DOGS MAX.
SMOKERS, we allow smoking at the site but please dispose of your butts properly and help keep our property beautiful.

Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain.
Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity.
The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so.
The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

We are at the top of Raccoon Hill. Overlooking a valley with Punch Brook at the bottom. You can see Belknap Mountain across the way. There are many trails nearby. The state snowmobile trails run nearby with access at the power lines that cross Raccoon Hill, Great for hiking, biking in the summer. And snowmobiling in the winter. State rail trail is nearby also (bottom of Raccoon Hill and rt 11) Giving access to the entire state! Highland Lake is a few miles away. Webster Lake is a bit further down the road. Fishing ponds are all over the area. Ragged mountain is 20 minutes from here. The mountain biking park in Northfield is about 20 minutes away. Black Bear Vineyard is a few miles away. Enjoy our 73 acres in peace. Our site has a well you can use to fill up your tanks, we recommend using an in-line filter as the water is not tested. Camp with your group at our private Tree Farm / Conservation / Recreation Area. Established in 2004, we are an 87 acre ATFS certified Tree Farm located in the Blue Hills Range in the Foothills to NH’s White Mountains. Choose from one of four unique sites / outdoor spaces to best fit your camping needs; book a combination to reserve a section of the mountain, or book all four sites for total privacy or for events.
Our Farm spans the northerly side of Hussey Mountain from the base to the summit. Guests are provided with private access to several miles of multi-use nature trails, multiple scenic lookouts, a three acre PYO blueberry maze, and a dock on our private eight acre pond with available boat rentals.
At the 2WD shared parking area guests are provided with a outdoor shower with hot and cold water, a portable toilet, garden hose for washing, a power strip for charging devices, and a spigot with potable water for filling containers.
Over two decades ago we created our first campsite for the purpose of hosting family and friends. Folks enjoyed camping on the mountain so much they often would choose our farm over traditional campgrounds. Hosting campers became a regular weekend event, and to accommodate more people we created three more sites spread out across the property. In 2020, we came across the Hipcamp app and started offering private reservations to the public. Since, we have been hosting campers on a daily basis and continuously improving our sites / infrastructure / views. We’re excited to see what the next two decades hold; come join us on the mountain!

Hiking on several miles of maintained nature trails marked with clear signage for easy day/night navigation. Relaxing/taking in the scenery from several scenic lookouts located on and around the mountain’s summit; combined they provide a 360-degree view spanning from the NH/ME Seacoast to the White Mountains of NH, to the Green Mountains of VT. Fishing, paddling, swimming, or relaxing on our dock. Bird/wildlife watching, berry picking, stargazing and leaf peeping.

We are open year round, with each New England season having special, unique things to offer. Summers are a no brainer with Newfound lake nearby, the hiking trails in the White Mountains, or hike direct to MT Cardigan from your campsite. Fall has spectacular foliage and perfect cooler temps to sit around the campfire drinking coffee/hot chocolate, snuggled up in a hoodie or under a blanket! Winter affords a pristine, beautiful, snowy landscape that is straight out of a Robert Frost poem! Winter activities include snowshoeing, winter hiking, and possibly snowmobiling down the local club maintained trail if open. Be advised to come prepared with good tires as we get SERIOUS winters and our remote, mountain location often requires 4wd to get up the TOWN roads to us, much less the farm roads.
We raise chickens and Mangalista pigs! Try some of our farm fresh eggs/bacon, taste the farm fresh difference! The use of two kayaks and firewood available at no extra charge. (IF using the kayaks, they are to be brought back to the campsite and NOT left at the pond. If they are left at the pond and stolen, campers will be responsible for the replacement cost, which is about $600.) Lots of wildlife (loons, turtles, geese, deer, bear etc). You're free to explore the land and trails that go part way around the pond to the "Big Rock" and beyond. Info at the campsite for other nearby hikes and activities. We allow public access to the "Grassy Area", however larger camper groups that book this site have full access and are welcome to setup tents there, but no fires are allowed on the grass.. only in designated fire pit.

FOR THOSE WITH DOGS, we love dogs, we have our own. For everyone's safety and well-being we ask that you please keep them with you and under your control at all times. Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain.
Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity.
The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so.
The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Beautiful spot to camp along the river during winter! We were there on New Year's Day 2026 for an overnight under the almost-full-moon, and our last-minute booking was gratefully accommodated.
We hauled our camping gear to the site a quarter of a mile downhill in backpacks and a sled we brought, plus another sled that was provided. We used the not-so-air-tight nor squirrel-free spacious Tent on the Platform with the wood stove that I fed throughout the night in the 9°F windy weather. I recommend bringing individual Sleeping Pads to insulate over the air mattresses and under your own high-pile sleeping bag. Our group had also brought a tent to experience real winter camping and it was nice to have the glamping set up just in case. The stove did smoke at first as they do that, but once it was going it was great. I set my alarm clock for every hour to check it.
The outdoor kitchen and fire pit was used to heat water for our meals, warm drinks, clean up, and to fill water bottles for warmth inside sleeping bags. During cold months and summer nights, bring enough fire starting materials to get things going multiple times in the cold and maybe wet conditions. The toilet situation was sufficient (carry-out) and the river's cascading riffles were heard throughout the night.
It was a magical place to be in nature during winter surrounded by snow and ice! I highly recommend a visit here any time of year in one of the tents provided or at a regular tent site, all along the river.

Just went winter camping here. The stay was great, it was a little hike down and the trail was marked well with small flags and signs. We had a group of 4 and the tent held us no problem, the wood stove was super warm I didn’t even use my sleeping bag, also kept us dry from the freezing rain. Would definitely recommend and would stay here again. Make sure to bring an axe or hatchet to split your firewood for the little stove inside. Would definitely recommend for first time winter campers if you’re new to it.

What a great site! I returned to this hipcamp because of the privacy, ease of booking and communication, and of course the site itself. Even with a frosty layer of snow we had no trouble getting to the site. The fairytale lights in the tree made the site feel more enchanting. This time I even preordered some fresh eggs, which the owner’s thoughtfully brought out and had ready for me soon my arrival. I truly look forward to returning once the weather warms up. We loved this amazing camp, peaceful and quiet and great for our dogs. The site is very spacious and easy to get in and out, even with a larger RV. It’s nice to be so close to the water. Eben was a fantastic host! Very informative and personable. We closed out the season, so we didn’t get to experience all of the amenities available during warmer times, but the offerings are very well built out and thoughtful (water, showers, bathroom availability, hiking and fruit picking). The campsite itself was gorgeous and very well arranged/maintained. We especially appreciated the type of grill available on the fire pit and fire poker. Can’t wait to stay here again!

I really enjoyed this Hipcamp site. The hosts were quick to respond and even set up the fire pit with wood. It was private, clean, and even lit with lights in the tree above the picnic table. Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces.
Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby.

In Town
Meandering through the city center, the Merrimack River provides ample opportunities for swimming, fishing, canoeing, and kayaking, offering an outdoors experience within city limits. Outfitters in town rent paddle boards, canoes, and kayaks. On the western side of town, 85-acre Winant Park is laced with short but steep trails.
Lakes Region
An hour’s drive gets you to Lake Winnipesaukee, New Hampshire’s largest lake, which together with Squam, Winnisquam, Newfound, and Ossipee lakes forms the Lakes Region. It’s an all-season destination where activities on offer range from hiking and boating in summer to skiing on Gunstock Mountain in winter. On the southwest shore of Lake Winnipesaukee, Ellacoya State Park has a campground for RVs and trailers.
White Mountains
An hour and a half from Concord, the White Mountains are an all-season haven for outdoor adventurers. You can drive the scenic Kancamagus Highway through the White Mountain National Forest; go skiing in Bretton Woods, and hike or ride the cog railway to the summit of Mount Washington. Overnight options range from RV parks to dispersed camping.
When to Go
Spring and summer are ideal for enjoying the trails and river activities, making these the most popular seasons to visit Concord and the surrounding area. September and October have a different appeal, with cooler temperatures and the landscape busting into rich fall colors: driving the Kancamagus Highway is a great way to view foliage. Winter offers an entirely different experience and opportunities for activities including skiing and dog sledding.
