The natural Shade/Privacy nooks will keep the midday sun off of tents and the surrounding old growth forest makes for a great hike up to a very accessible and kid friendly cave to explore. All sites now have either 10x13, 13x20 or 16x20 shade sails available to keep the afternoon sun at bay.
Throughout the summer, the river offers a user-friendly experience as water levels recede. Embark on float trips, kayaking, excellent fishing, swimming, cave exploring, or visit the historic towns and the Antietam Battlefields nearby for a touch of civilization during your stay.
We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans
4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events.
Please pre-order firewood and/or shade sails via a message to me or via the "extras" section for your site so I can have it waiting for you. $40 buys you a long night's ++ burn worth of well-seasoned hardwood. Welcome to Mountain View Mini Farm!! Almost Heaven West Virginia. Where we have a few animals on the property and do some homesteading. On the property we also have a Ice-Cream Shack that is open to the public. Hours for the Ice-Cream Shack varies. We are close to Historic Berkeley Springs and love sharing this piece of heaven with people like yourself. If you do not like the big camp grounds and just want a nice spot with a view to pitch a tent, or set up your camper, then you found it . A little about Mountain View Mini Farm. We are just minitues outside of Historic Berkeley Springs WV and 15 minutes from Cacapon State Park. You will have Great Views of the stars from your site. The sites are not far from our barn, and we will leave one tractor bay open for you, just in case it was to rain and you want to use it as shelter. The sites are not perfect level so you will have to level your camper a little. You will have your own fire ring and picnic table, also you will have access to fresh water. You will need a good size water hose if your going to hook up water to your camper from site 1. We have electric hookups that are 20amp Only. There is a clean outhouse but no shower at this time. We are working on making a shower. There is plenty of room for outdoor yard games. You will hear a little road noise and we do have neighbors. You will see me and my family out working around and feeding animals at times. The hosts house is not to far from the campsites. This is just a peaceful piece of property on a mini farm to get away and relax and explore Berkeley Springs WV. We are also only 15 minutes to Cacapon River for Kayaking and Swimming. We are also only 15 minutes to the C&O canal for hiking and biking. We do sell firewood for $7.00 that's around 13 pieces of wood. There is cornhole by the ice-cream shack that you are welcome to play. There will be more things added to the property in the near future. So come on out to the mountains and be our guest.

We had a great time at Taylor's landing! Excellent views and access to the Potomac and to the C&O canal towpath. The spot has everything you need including fire pit, picnic tables, and even porta potties! There were other campers nearby but we would have hardly noticed if we weren't told they were there. Easy to access, but Greg met us at the site and told us about the area and provided trash bags. Would definitely stay again!

This is the second time that my family and I have stayed at this site. We liked it so much that we brought friends this time!
The location is incredible and Greg is an outstanding Camp host. He’s quickly responsive to all of our questions and needs.
He absolutely goes above and beyond to make the stay special and especially to find ways to make it really fun for our kids. May daughter loves seeing the resident cats and Greg’s very chill dogs.I also appreciate how flexible he was when some of our plans changed.
I will be back to this site many times.

Greg was very friendly and made the whole experience awesome. He shared fun stories and helped us out when we needed a blowtorch for our stove, and even let us stay at a site that we didn't book which has an amazing view of the night sky. The place and bathrooms were clean, and the sites were stocked with firewood. One of the best aspects of the trip were his friendly huskies and cats which made it feel even more welcoming. The area is right by the C&O Canal Trail, and there’s a cool cave nearby that’s worth checking out. Overall, 11/10 camping spot with a great host and great vibes, highly recommend.

What a great retreat, complete with a cafe and beer garden! The owners were amazing and we got to use the sauna on a cool day before we headed out. Definitely purely coming back!

My son and I loved camping out on Greg's land. Beautiful scenery right next to the Potomac, where we saw a bald eagle flying around looking for fish. Greg was very accommodating and made sure our stay was as comfortable as possible. Would definitely return for our next camping trip.

Weekend Trip to Kona's Cabin
This wasn't camping...or even glamping, really. This is a small house in a smaller sized residential community. We could see other houses on either side and across the street easily, so it did not feel like a campsite. However, it's a cute little place that has nice accommodations and we were quite comfortable there. We used the charcoal grill one evening and had a fire in the small brick fire pit two out of the three nights we spent there. The location is convenient to Winchester, about 15-20 minutes away.

Our first Hip Camp experience was great! The campground is alongside the C&O towpath which allows for beautiful but easy walks. The nearby cave was a super cool adventure spot, and easy access to the water was a pro for the fisherman in our group.
The sites were well appointed with sun shades and picnic tables, and perfect alcoves for pitching tents. Greg came to check on us a couple of times a day and was always ready with some tips or recommendations. A great spot for October, but I’m already thinking about coming back in summer for swimming and fireflies.

The directions were clear to get to the camp. The site was nice and provided easy access to the tow path and river. Added bonus was the cave a short 1.25 miles down the path which the kids enjoyed seeing. Host was very nice and accommodating, constantly checking to make sure everything was going well. My only room for improvement would be more privacy between camp sites but if you park your cars a certain way it allows for more privacy. Other than that we had a great stay!

This was our second time at Greg’s place and it was just as great as last year. The walk down to the cave is beautiful, the plots are spacious, and Greg is such an awesome host. He always goes out of his way to help out. We had car troubles upon leaving our stay and he was available to help try to jump our car. I appreciate him looking out for us.
Wood is plentiful for the price and the new sun shades you can add on were a welcome addition. Didn’t need to pack a canopy this time!
