In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

A great lil spot/getaway from the city to reconnect with nature! My pup Pigeon and I were warmly welcomed by both Robin and Shirley and felt safe as can be. After scouring the town for a camping chair (practically heckled out of Home Depot since it’s “off season”..lol) Shirley was kind enough to lend us one that had me cozied up to the fire in no time! Felt at ease throughout the night, albeit some road noise, overall very much enjoyed our little romp. Would recommend!

He and his dog Minnie gave us a great tour of the property. The horses are beautiful. Ralph was super friendly and accommodating. We highly recommend it!

Our group of Boy Scouts loved tent camping at the farm. The setting was beautiful and quiet. Molly the host was super accommodating and made sure that we had everything we needed for a great stay. Amazing memories were made by all!

This is our second time booking with Kathy and it is something we look forward to now each year! The camp sites are awesome and spaced apart and the outhouse is so well cleaned and maintained. This place is auch a great break from the craziness of the working life.

I had the pleasure of staying at Kathleen's Paradise Valley Homestead (site #5). Site 5 is made for hammock campers! With well spaced trees throughout the site. Tent campers need not worry as there are many level spots for tents. As an added bonus, it's close to the CLEAN composting privy. I thought it was more secluded, but there's foliage mostly concealing the one neighboring site. If you're not used to air traffic noise, it could be an issue for you. It's not horrible by any means, but enough to make me take notice (and I'm used to it). The site itself was clean, with a great fire ring and cooking screens. The available wood for sale is good wood! I'll have to come back and check out the other sites.

Weekend Trip to Peconic River Campgrounds

Beautiful campground with water, fire ring and table on site. There is an outdoor shower and porta potty’s as well. Tyler was very nice, periodically does his rounds to check on people and has firewood to sell if you need. I will definitely be back, me and my pup had a great time! Highly recommend!

Weekend Trip to Wallkill River Camping

We are experienced campers and Sarah’s land was fantastic. It was much larger than we expected and right along the river. There was a little music from the City Winery across the way but it was mostly pretty faint. We hope to come back again soon!

Weekend Trip to Wallkill River Camping

We enjoyed our stay at site 2 and would recommend! Sarah was very helpful and communicative through our 1 night stay. It was our first time bikepacking and it was a great introduction. We took the Metro North train from Grand Central to Poughkeepsie, and then rode mostly on the Empire State Trail and the Wallkill Valley Rail Trail to the farm. Beautiful fall views and smooth riding! The site was spacious, clean, and generally quiet and peaceful (we could hear some other campsites, City Winery, and the town nearby). The hill down to the river is pretty steep with slightly loose footing but we had no problem with it. At night, we saw stars and relaxed with a bonfire with wood provided for an extra fee. Thank you Sarah for a great experience!
