A mountaintop ranch in Colorado that sits below the famous Colorado “14er”, Pikes Peak. This property sits on top of a mountain at an elevation of nearly 10,000ft and features 3 unique Glamping sites! The ranch features a tiny cabin, geodesic dome tent and platform canvas tent. The sites sit on 100 acres of private, pristine Colorado mountain land that offers over 3 miles of private hiking trails and unrivaled views in all directions. A large, mature aspen grove covers most of the property and views to the south stretch over 100 miles! Despite being on a mountain, over 70% of the property sits on level or gently sloping ground making it perfect for camping spots and events. The Eastern edge borders public land, infinitely expanding access and hiking opportunities. It’s only 1,500 feet from a large reservoir and river- both are accessible by hiking or an easy 5 minute drive. 105 West Ranch also has some deep and unique history. Our area was originally surveyed in 1881. After that, miners came through in the late 1800s and dug prospector pits looking for gold. Many of these pits and even some old tin cans from miner's camps are still visible on the property today. In 1931, the area was re-surveyed with more accuracy. In 1936, the President of the United States, FDR, granted a land patent (homestead) of 632 acres to homesteader. Part of this 632 acre homestead granted by the President was what is now 105 West Ranch. Fast forward nearly 100 years. My wife, Rachel, and I bought this property in 2019, fulfilling a life-long dream of owning our own land. Rachel and I live for the outdoors, we work in the outdoor industry and spend every chance we get exploring our beautiful state with our two dogs. As a 4th generation Coloradan, it's been a lifelong dream to own a (relatively) small part of the state my family has called home since the late 1800s. Little Scraggy Camp

We are closed for the Winter. We look forward to welcoming you in 2024 - with bookings starting mid-May! The Little Scraggy Camp is located on 95 acres of an historic 160-acre ranch that was homesteaded by our family in the 1890’s, and is on the National Register of Historic Places. This totally off-grid ranch is surrounded by Pike National Forest, yet has easy access from a paved road. We offer several accommodations and glamping sites, as well as sites for moderate sized RVs, travel trailers, tents, and hammocks. Additionally, we have sites for small groups (up to 14 people) and large groups (35-200 people). Potable drinking water is available from onsite 270-gallon water tanks. Portable toilets are only a short walk away from sites. Friendly dogs are welcome to enjoy your campsite off leash, but please clean up after your dog. If your pet has any aggressive tendencies, it must be leashed. Recently added is a 4 hole disc golf putting course for you to practice your shots or try your hand, with 4 sets of discs provided. We also have a cornhole toss game at both the glamping/rv camp area and tent/rv area. We are an ideal basecamp for the casual or dedicated trail enthusiast. The ranch itself has several trails and easy trail loops to explore within and just outside of the ranch’s fence lines, with direct access to the 9.5-mile Little Scraggy Trail and Segment #3 of the Colorado Trail. Just 3.5 miles away is the Little Scraggy Trailhead, where you will find easy access for biking, hiking, or horseback riding on the many other trails of the Buffalo Creek area. Additionally, we have an extensive network of hiking and horse trails that avoid conflicts with mountain bikers. You might prefer rock climbing Little Scraggy or fishing the gold-medal waters of the South Platte River canyon below Cheesman Dam and the waters near Deckers. For a day trip, Wellington Lake is only 30 minutes away for no-wake water sports. Many people enjoy kayaking on the North Fork of the South Platte downstream from nearby Buffalo Creek. This is a working ranch where we raise and train horses and ponies. Our particular interest is in carriage driving, and we offer driving experiences upon request. Our site called Mountain Horse Camp, provides 3 individual porta-panel horse corrals. There is limited cell service.

I bought this land to move from HoustonLearn more about this land:I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Standiford Goat and Equine Ranch

Our family-owned noncommercial ranch/campground is nestled against the Raspberry Butte hillside and near the Front Range Mountains on the West side of Highway I-25. It is 51 acres of rolling hills, Ponderosa Pine, and Douglas Fir Trees. Our property extends halfway up Raspberry Butte therefore there are lots of large rocks on our property. It is a working ranch with several horses, donkeys, goats, chickens, ducks, and dogs. WE ARE EXPECTING BABY GOATS AND A FOAL IN APRIL 2024. It is our goal to constantly work towards improving our property. There is an enclosure with Nigerian Dwarf goats, chickens, ducks, and two donkeys. You can enter the enclosure by appointment only. Our eight-stall barn is where we feed our horses and raise our baby goats, chicks, and foals. We offer our hip campers an opportunity to learn how to care for our animals; horseback rides in a round pen; and a dump station. Just sign up at the time you book your stay under EXTRAS. Thirty acres of our property are fenced for the horses and located directly behind the campsites. In addition, we have lots of wildlife including but not limited to: Deer, Elk, Coyotes, Bobcats, Wild Turkeys, Mountain Lions, Snakes, and Bears. We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.) Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and July. We are 10 miles from the town of Palmer Lake which has fishing, kayaking, and several restaurants. Spruce Mountain hiking trails are 2-3 miles away. We are approximately 40 miles north of Garden of the Gods, Cave of the Winds, Seven Falls, and Manitou Springs. We are approximately 40 miles south of Denver and all of its attractions. Campers will be required to sign a Waiver and Release of Liability when camping with us. The following is a copy of the Waiver: WAIVER AND RELEASE OF LIABILITY IN CONSIDERATION OF the risk of injury that exists while participating in CAMPING (hereinafter the “Activity) and IN CONSIDERATION OF my desire to participate in said activity and being given the right to participate in same: I HEREBY, for myself, my heirs, executors, administrators, assigns, or personal representatives, (thereinafter collectively, “Releasor”, “I”, or “me”, which terms shall also include: Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and I HEREBY, release and forever discharge Clint and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity. You will love the country feel while being walking distance to Woodland Park and have the amenities of 50 amp electric, WiFi, water (not for drinking), picnic table, chairs, mini grill, hammock, porta potty, gray water dump at site, propane fire pit (guests bring their own propane) and access to black water dump if needed. $15 black dump fee for bookings less than 1 week, otherwise 1 free black water dump per week. Pets must be on a leash at all times and pets and children are never to be left unattended for any period of time.

IF there are no restrictions and fires are allowed, we have firewood bundles and/or starter packs for purchase at $10/bundle/pack. We also have two propane fire pits available for rent (see "extras"), or you are welcome to bring your own. If you have purchased wood and there are restrictions/bans, we will gladly apply your wood purchase the rental of a propane pit. Propane fire pit usage may also be restricted by current conditions or state/county restrictions! We got a few more chickens last Fall and all seem to be doing great. We are hoping they will start laying sometime in March. They should lay several dozen eggs a week. Fresh eggs are available for purchase (when the girls are cooperating) by the dozen, or half dozen (see "extras"). You and/or your children are welcome to accompany us to gather the eggs in the evening, or we can just have them bundled and ready for you when you arrive. *UPON ARRIVAL at the property, please WAIT INSIDE our main gate (unless otherwise directed via prior communication with host). The host(s) will meet you there shortly after passing through the gate and direct you to your site. ----------------------- Camp Penguin at Wandering Penguin Ranch (facebook.com/CampPenguin) in southern Colorado is about a 3 hour drive from the Denver metro area, 90 minutes west from Colorado Springs and just under an hour north west from Canon City. We provide a variety of site options to choose from including tent sites, car/van/truck sites, and rustic trailer site options - all with NO amenities (NO electric/septic/water, etc). Additional vehicle parking on the property can be accommodated for groups with more than one vehicle. Please provide type of camper/tent and number of vehicles at booking so hosts can help direct you to the best site option available. Upon arrival campers will be greeted by Hosts and together can choose the site that works best for them from the currently available sites. Several sites are available next to our quaint little pond, or on the ridge overlooking the pond. Campers can also choose to camp in one of the nearby aspen groves, or even in the towering pines on the upper side of the property (the pine sites require HIKING to access). Each site provides its own unique beauty, mostly with an amazing view of the west side of Pikes Peak in the distance. Guests can relax around our small pond or roam freely around our 35-acre property. There is both hiking and fishing at Badger Creek only a short drive away. Waugh Mountain State Trust Land is another hiking option and is also just a short drive up the road (*NOTE: the State of Colorado now requires a valid hunting/fishing license to access state trust lands)! Additionally, we are about 45-90 minutes away from a variety of alternative adventures! Some of these include Salida, Cripple Creek, Eleven Mile Reservoir, Paradise Cove Swimming Hole, Florissant Fossil Beds, Colorado Wolf and Wildlife Center, Manitou Incline, Manitou Cliff Dwellings, Cave of the Winds, Seven Falls, Cheyenne Mountain Zoo, Pikes Peak, Garden of the Gods, Royal Gorge Bridge and Park, Royal Gorge Dinosaur Experience, several rafting/zipline and Jeep tour companies, Westcliffe, Bishop Castle and Canon City including Skyline Drive, Tunnel Drive, Royal Gorge Train, Museum of Colorado Prisons and The Winery at Holy Cross Abbey. Any of these can be done as a day trip or visited while on your way here, or home. (*NOTE: some of these attractions are free, some require a fee and some are seasonal. To avoid disappointment, PLEASE do your own research prior to arrival)! Guests need to be self-sustaining to camp here as there are no facilities nearby (gas stations, grocery stores, restaurants, etc.)! A place to find peace, and nature with lots of wildlife, you may get a glimpse of a bear, mountain lion, fox, wild turkeys, deer, cayote. Enjoy the outdoor fireplace (weather permitting), watching a beautiful night sky, in a clear sky you can spot the Milky way and some star constellations. The place is surrounded by many tourist attractions. Gambling, hiking, biking, fishing, Florissant fossil bed with giant tree stumps, horseback riding, waterfalls, wolf and wildlife sanctuary, balloon rides, mining museums, our majestic Pikes Peak, Garden of the Gods, Royal Gorge bridge, Rio Grande train rides and more! If you like to shoot arrows bring your bow! Reiki healing sessions are available upon request as well as Reiki training by a Certified Reiki Master. Smoking is permitted outside when not under a fire ban. Hipcamper under 21 years old are welcome only under adult supervision. We recommend to bring your own towels and a flashlight since our lodging has an out side toilet. Please notice that we are no charging cleaning fee, to avoid the fee we encourage to leave the place as you found it.
