Located on 3 acres of land, this private campsite features a large 16x20 canvas walled tent with a covered deck. There is a large wood stove inside to keep you warm all night long during all four seasons. The tent can easily accommodate up to 8 people. There is 1 twin over full bunk bed, 1 full size bed, and 1 futon. There is one more additional mattress and bed-frame under the bunk bed for additional sleeping (some minor furniture rearranging is required to make space for the additional bed). PLEASE NOTE: The reservation is for the provided canvas tent only. If you want to pitch additional tents, we do allow that for an added cost of $25 per tent per night. Please contact host prior to booking to make sure your arrangement will work. We do not allow extra tents on the property without prior permission and paid fees. In the woods right by the tent you’ll find a private playground complete with: swings and slide, trampoline, spinning rope tunnels, ninja course, climbing dome and a zip-line. In the winter there’s a great area for sledding. 
We provide everything you need for the camping experience. There is a a set of dishes for 10, silverware, all cooking utensils, cast iron pots and pans, a coffee percolator, trash bags, dish soap, outdoor kitchen prep area, large 3 burner camp stove, propane, (5) camp chairs, bear box, warm down comforters, lanterns / solar lights, board games for both kids & adults. 
The only thing you should plan to bring is your own firewood, water, sleeping bag or sheets, your pillow and food! PLEASE NOTE: Person reserving the campsite must sign a separate rental agreement. All adults must sign a liability waiver for themselves and their minor children. Rental agreement will be sent after booking.

We took advantage of late season warm weather and spent 2 nights at Rockridge. It did turn windy and cool but we enjoyed the solitude. Gorgeous view of Pikes Peak. I was able to walk my dog all over Carol’s horse pasture. Note that the 3 campsites are fairly close together. Google maps took us right to Carols land - campsites are marked by short pink flags on the left side of her driveway once you have entered the property.

We had some technical issues with hipcamp web site (me being a techtard) and didnt arrive till pretty late at night and carol was very polite and professional even at that late hour. Absolutely adored our time at this campsite. The accomodations were great and lots of warm blankets & duvets. Our children had a blast playing in all the play structures on the property - zip line, trampoline and the tent swing were our faves. Good size fire pit (with a small swinging grill), large propane BBQ grill and 3 burner propane stove so space for cooking was ample. The space felt quiet and isolated with easy access to lots of great hikes and nature to explore nearby. Honestly the walk to and from the parking spot is not a huge deal if you are worried about it, though it is a small hill. The wagons help a ton! Mollie was a fantastic host who was easy to work with and very responsive. We will be back for sure!

We just got back from the most incredible stay at this tent campsite, and we can’t stop talking about it! From the moment we arrived, everything was thoughtfully prepared and so well-stocked. We didn’t need to worry about a thing. It made traveling with kids so much easier and more enjoyable. The campsite itself was magical. Our kids had the time of their lives exploring, playing, and experiencing the outdoors in such a safe and comfortable setting. The zip line was an absolute hit, and the multiple playgrounds kept them entertained for hours. It truly felt like a little outdoor wonderland for families. Every little detail, from the cozy sleeping setup to the charming outdoor kitchen, was perfect. It felt like a dream getaway. And Mollie, where do we even begin? She is hands-down the best host we’ve ever encountered. Warm, attentive, and genuinely thoughtful, she made sure our experience was unforgettable. We enjoyed this site very much. The view of pikes peak is stunning and there is a lot of trees for shade. The host has a metal fire pit set up which is nice for camp fires. There is a bit of a walk from the parking spot to the site so prepare for that.

Camping at 10,000 was something we had never done before. It was a beautiful site and the Aspen trees were just beginning to open. Mollie’s “glamping” tent had everything we needed, including enough beds for all 7 of us, games and an outdoor kitchen. Our grandkids loved being able to climb, swing and zip line on the play equipment. Mollie was very responsive to our needs and even sent a photo of her newly rescued dog. For an outdoor adventure with a few comforts of home, I’d recommend checking out this HipCamp site.

Our rig handled the terrain well—we really liked that the sites weren’t “developed” allowing us to enjoy nature, including the several hawks nearby. The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. We offer a parking spot at night to have a quick safe place to stay. We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night. ---shower is only available if our office is open when you arrive----- ---We sometimes have Buses leaving or returning to our facility late at night, so just know you might hear a large bus pulling in late at night. ---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. If you stick out too far, you need to park North to South , which is parallel to the wood fence with the customer parking signs on it. You can block the handicap signs also if needed. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv. Here is a little bit about us! We rent motorhomes, camper vans, travel trailers, Paddleboards, and party buses! We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.) Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us.
