I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban .
Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

Carry in your own water and propane for camping stove. No well; no power. Total "primitive" cabin; you have a roof, windows, wood stove, cookware and tableware, simple yet clean cabin, counter tops and cook stove available. Owner will communicate with you to make sure this is a good fit before owner accepts the reservation. Allow time for that in the reservation process. On Holiday Weekends, only three day reservations will be accepted. Bring your food, water, fuel for the camper stove, paper products, and camera and leave with a full heart and great time in the mountains!

It's a nice quiet spot off the beaten path. Dan is a great host. This isn't an RV park with full hook-ups or anything. But there's a nice view of the surrounding hills and a cattle pen with cows and some chickens. A great place to park and take a break for a night or two.

We absolutely loved it here! We cannot wait to go back next year. Easy back-in RV spot. Dan met us when we arrived and even helped us set up our pop-up. Our kids loved Dan and all the cool things he had around his property to show them. The wildlife was plentiful!

This is one of the most beautiful camp sites we have been to this year. Tim is great to work with and we appreciate him for sharing this property with us. If you get a chance to book, I would highly suggest you do. Spending time fishing with my young grandaughter was the best part of our trip. and the fishing was excellent. I also loved being able to take my dogs without any worries. Just a beautiful property.

Very quiet, secluded, and away from people camp. 8800’ elevation, water, and fun hosts who host a communal campfire each night. Very dog friendly, abcs a fun return to our earlier tent camping days.

Great little spot to camp for a bit. Dan is a great guy and was very helpful to me when I had some issues with my rv. Dan went put of his way to be helpful and offer options for me to get my rig fixed. I will definitely return. The view is great. Spots are near the road, but it is quiet and lots of animals to keep you company and views to calm you.

Madeline's property was so tranquil and just a short drive into town. With views of Pikes Peak and plenty of space to spread out. We discovered we were a bit larger than the recommended RV length, but Madeline and her Mom were so accommodating! The property is peaceful and we could let our dogs off leash, which is a plus. Especially for our furry full-time travelers to stretch their legs. I would highly recommend a stay here!

This property is a beautiful hidden gem with amazing night guys, absolute solitude and responsive host.
The cabin was larger than I expected with 2 beds in the loft, 2 beds on the main floor and a couch in the living room next to the wood stove.
The wood stove heats up fast and provides house of heat without needing to reload and the propane burners for Coleman stove are perfect for cooking.
Just bring some battery powered string lights for lighting at night and a headlamp.
There are good hiking options on the property and the adjacent BLM lands.

The camp exceeded expectations and Tim was an excellent host. Everything was available to keep someone with the camping spirit occupied. Got to enjoy stores by the fire next to a serene beautiful pond and took the canoe out to visit 'rock island' with the kid. Dog friendly and they might have had the best time of us all. Highly recommended

this was one of the coolest places we have ever stayed! my husband never went to summer camp as a kid, so he was really giddy about it! the pond was awesome, our dogs loved it so much, they didn’t want to get out… they truly swam for hours. the property itself was beautiful and quiet, it was exactly what we were hoping for! thank you tim for allowing us to enjoy blue mountain ranch, we hope to be back!

We really enjoyed the privacy and the dogs really enjoyed their freedom! Maybe a little to much! Hahaha
The lake was perfect and we loved we had it all to ourselves and bonus we didnt have cell service so we were really able to sit a relax and enjoy nature. We will be back!

A small, private campground. Dan, our host, was awesome! My wife and I truly enjoyed our stay, there. It was extremely peaceful and rejuvinating.
several deer stopped by our rv, hoping for snacks. Yes, yes, I know.. "Don't feed the wild animals." Mrs. doe did receive a handful of grapes, whilst Mr. Buck stood there, supervising. We were also visited by a fox. A mother bear w/cubs performed a late nigh,, on-camera cameo at the back of the campground.
2 or 3 rv sites, a couple of tent areas, and 2 cabins, snuggled up, at the bottom of the mountain. Sweet.
