We are campers ourselves so, we get it! If you're someone who loves camping, glamping or pitching a tent and need a place, we are here for you! We are just 5.4 miles from the NEW Ford Amphitheatre venue. 3 miles from our NEW grocery store. We are on the property ourselves. We are right off a main road with easy access to town, yet you will feel you are in the woods surrounded by nature. We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. We have water up at our home that you can use to fill up your campers with water or any water containers you need to fill. The park, that you would have a gate to walk through that connects to our property, has a vault toilet. At certain times we offer farm experiences at additional charges. There is a small corner store a couple of miles away, a local feed store where you can buy hay for tour horses, a little local coffee shop and small cafe as well. Come enjoy the country life just minutes from town!
Because we also use our land to graze our animals, we ask that only one vehicle be parked at the site at a time. We have a place for parking additional vehicles if you have more than 1 vehicle.

Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch.
There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends.

I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel to and from the Activity, or from conditions at the Activity location(s). I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. I FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME. Property borders the Florissant Fossil Bed National Monument. Campsite is on private, beautiful, quiet 26 acres of ponderosa, spruce, fir and aspens with a wonderful view of Badger Mtn. Cripple Creek, Woodland Park and Eleven Mile Reservoir are appx 30 mins away; Breckenridge and Buena Vista about an hour; Mueller State Park and Eleven Mile Canyon being appx 15 mins away. Enjoy a game of corn hole and stargazing at your campsite. There are several Ute prayer trees on the property and Will would be happy to take you on a walking tour. We are campers ourselves so, we get it! If you're someone who loves camping, glamping or pitching a tent and need a place, we are here for you! We are just 5.4 miles from the NEW Ford Amphitheatre venue. 3 miles from our NEW grocery store. We are on the property ourselves. We are right off a main road with easy access to town, yet you will feel you are in the woods surrounded by nature. We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. We have water up at our home that you can use to fill up your campers with water or any water containers you need to fill. The park, that you would have a gate to walk through that connects to our property, has a vault toilet. At certain times we offer farm experiences at additional charges. There is a small corner store a couple of miles away, a local feed store where you can buy hay for tour horses, a little local coffee shop and small cafe as well. Come enjoy the country life just minutes from town!
Because we also use our land to graze our animals, we ask that only one vehicle be parked at the site at a time. We have a place for parking additional vehicles if you have more than 1 vehicle.

This was a wonderful location. It is very close to town and still private and quiet, and the morning sunrise is not one to be missed.
Larkspur has plenty of places to eat and a gas station (Check out the hours; Google is not correct). I would recommend Spur of the Moment; their food was really good, and the atmosphere was a comfortably small-town bar. They love their Air Force football players; a group of them came in, and the locals paid for their meals. It was amazing to watch everyone support them.
As for the HipCamp site, we stayed in Campsite 3, and it was a perfect size for our camper, grill, hammock, and 2 cars. Three of us stayed out there for the weekend; it was flat ground, so we hardly had to do anything for setup.
The owner was wonderful, very responsive, and didn't bother us other than to fill out the waiver. They were very understanding about having to print it off and made it an easy process.
We WILL be staying here again, probably renting it all for a whole family adventure.
Starlink: We set ours up out there, and it was easy to find the signal to get it to work. Though we had cell service regardless.

Teresa drove by in her gator and stopped just after our camp side drive. My wife and I walked out to meet with her. She was very pleasant to talk to. She informed us that some of the animals on the farm have been reduced and gave us permission to roam the property at will (not sure if that’s the norm). Walking the property you can tell she takes care and pride in keeping looking nice.

What a gem of a spot. Not too far out of town, but still quiet and tucked in the trees with plenty of stars and space between sites. Site 3 is our go to-a big circle that's easy for our vintage camper and suburban (though almost all the sites would work for us because of the large area to turn around near the barn). Whether we're exploring the area or having a fun day at camp, our fam (incl. 2 teens) loves this location. The pond, the critters, the views and the awesome host help make this is a highly recommended spot. (Seriously, this was our 5th stay in 3 years and we'll be back.)

We loved the accessibility of this location! We had a blast with our toddler biking all around enjoying the little downtown, parks and super close indoor pool. Their office has stuff for kiddos, supplies and ice which was a luxury we were missing in our long trip! We loved being right on the creek too. Would absolutely come back!

Awesome experience! The view is stunning, and the singular campsite feels very private, while being so close to town.
We drive a small sedan which had no issue towing our popup camper up the winding roads. Just pay attention near dusk as we saw tons of wildlife and mulies!
