Our land is out away from all the noise and lights. You can see the milky way and the stars at night are amazing. then to have the view of the Sangre de Christo mountain range is amazing to enjoy. The surrounding valley has lots to offer from the quant little towns and coffee shops to the home style meals at the restaurants. and all the hot springs are amazing. Your site is overlooking the Sangre de Christo mountain range. The land is Alpine desert with sagebrush and ground cactus and incredible star gazing. There are 2 great hiking trails within a couple miles. There are 3 hot springs within 30 minutes. The Great sand dunes national park is within 1hr. The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching. New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. This will cause the toilet to be unusable. ATTENTION: THE SHOWER HOUSE AND TOILET WILL BE SHUTTING DOWN AND GETTING WINTERIZED OCTOBER 1ST UNTIL MAY 1ST. No fireworks are permitted at any time.

The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing  the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees.For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. There is a dump station available. Great little serene spot off the highway with sizable camping sites for RV’s and tent camping. We spent a couple of nights here on a little in-state road trip before a festival and we really enjoyed our time here. One of the best parts that I hadn’t even considered was the distance from the highway. Most rv parks in this area are on the river, but that also means on the highway. Pleasant Valley is on the river but tucked away from the highway blocked by a couple of properties which significantly cuts the road noise. It feels like a little piece of paradise when you’re there at your spot on the river with the stars over head. Definitely a must stop if you’re in the area.

Beautiful ranch. Very quiet and secluded. Nice to have full hookups and not have to get reservations a year in advance. Definitely would recommend! We have a 36' fifth wheel and our friends have a 40' fifth wheel with no issues.

28 nights at Pleasant Valley RV Park

Established campgrounds aren’t usually our thing. We typically stay off-grid but we absolutely loved our five-week stay here. The area is beautiful, with mountain views along the river, several seating areas, and plenty of trees for shade. We were also still able to use our Starlink without any issues. The road just beyond the campground entrance was great for running, biking, and walking. The campground itself is very clean and well maintained, and the staff are all incredibly kind and welcoming. They were even nice enough to give us a ride to the Rincon day-use area so we could float the river back to our campsite, which was a ton of fun. The location is excellent being close to Salida and Buena Vista, with Leadville not too much farther away. The outdoor recreation in this area is fantastic. Overall, we really enjoyed our stay and would absolutely come back!

Wonderful place to stay! The staff and amenities were excellent even though I didn’t enjoy it all- they offer so much! I liked the kitchen and ability to cook. I was confused about my booking through Hipcamp, but that might have been my bad cause I thought there was a place to pitch a tent with the RV space rental however, Talia was very kind and helpful with accommodations and I was happy to pay extra for a private room and added an extra night because we really liked Colorado Springs - so we skipped our future plans for Great Sand Dunes. RAD was rad! Thank you!

From fishing to cookouts, every moment was a delight, and we were thrilled to meet the warm and welcoming staff and guests. The ambiance is both inviting and relaxing, making it an ideal spot for outdoor activities. One standout feature was the excellent Wi-Fi, which worked flawlessly even without cellular service in the area. Western Colorado

Western Colorado shares quite a bit in common with neighboring Utah to the west, with massive sandstone rock formations—including the Black Canyon of the Gunnison National Park—plus fantastic opportunities for winter and summer recreation alike. Towns worth checking out include Steamboat Springs and Aspen—both popular ski resorts—as well as cute towns such as Montrose and Durango that make excellent bases for exploring the wilds of the San Juan Mountains. If you’re interested in history or archaeology, don’t miss the chance to visit the Puebloan cliff dwellings at Mesa Verde National Park.

Denver and North-Central Colorado

Stretching from Fort Collins near the Wyoming border all the way down just past Denver, this region is largely urban but still offers plenty for campers. This part of the state offers a mix of wide-open plains and towering massifs, including Pikes Peak near Colorado Springs, a scenic mountaintop that served as the inspiration for the patriotic tune America the Beautiful. Popular area activities include fishing and whitewater rafting on the Rio Grande and sledding down the sands at Great Sand Dunes National Park & Preserve. If you want to soothe tired muscles after a weekend of adventure, head to the hot springs towns of Buena Vista and Salida—both just outside the Pike and San Isabel national forests.

Eastern Colorado

Quiet Eastern Colorado features a mix of grasslands and canyons, with massive expanses of grazing lands and farms that give way to charming small towns.
