Hi! We are a bright family in a small community, developing our 42 acres in Crestone, Colorado. The land backs up to the north side of the Great Sand Dunes National Park. Our property features a host of cottonwood trees, a seasonal creek, a creative outdoor bath house with hot running water, claw foot bath tub and a 1.5 acre mini farm in progress. You’ll usually catch us in some project. We host folks in a bell tent with a cozy king bed. Or you can choose the Bring Your Own option for your tent or vehicle camping location. There is no shore power for vans/rvs or wifi near the camp sites. We don’t have too many neighbors, and it is home to abundant wildlife including a Great Horned Owl, Coyote packs, Elk, Deer, Woodpeckers, Hummingbirds, Bobcats, Bats and Frogs, and the neighbors farm animals.
Crestone is a beautiful, remote, high desert wilderness surrounded by classic Colorado (almost) 14-ners with high alpine lakes, rivers, hot springs, rock climbing, mountain biking, and the Great Sand Dunes National Park. Crestone is also known for its 30 diverse spiritual centers, incredible star gazing as a official dark sky community, alien sightings, and it's beautiful, unique housing community that focuses on building with reclaimed and natural building methods. Our home, like many of the homes here, is creatively made from recycled materials, using two train cars for the body of the house. The property also hosts a 1200 square foot Dojo, built by the previous owner, a Qi Gong master lineage carrier. We are completely off grid, using solar power, wood heat and some propane when needed. We aren't on sewer or septic, so this is an opportunity for the understanding of composting toilet and humanure systems.
Our goals on the property are to enhance our lives, and those in our community, with everything we do here. Our home and community provides an opportunity to learn about natural living and building methods, composting, the beauty and challenge of living off grid, and ample opportunities to be in nature. We host seasonal events that have roots in our ancient humanity. It is an opportunity to experience the deep quiet of the community of nature, while still having modern cleanliness and coziness.

Base Camp Family Campground is owned and operated by the Baker Family. Josh Baker first lived in Southern Colorado in the early 90's as a child, but his family moved away after a short time. His desire to move back here as an adult prompted him to start bringing his own family to Colorado for vacations. They purchased land in the valley in 2014 and moved to Colorado in 2020. They are using all they've learned from years of RV adventures, to continue the park's mission of providing a clean, affordable, spacious, well-run camping facility, and to be a centrally located "base camp" and hub of information for everything this unique area has to offer.
You'll be camping in the shadows of 14,000 ft. mountain peaks, in the largest high-desert alpine valley in the world, that is sprinkled with free-flowing artesian wells, hot springs and wet lands. Daily summer temperatures average 65 degrees, and it will get down into the 50's at night. That's perfect camping weather!
For native American tribes, including the Utes, Apache, Navajos, and others, this valley is considered the source of life, a place where humans and spirit enter and leave this world. The valley was considered so sacred, that no war would be waged here.

As if all of the mountains, deserts, hot springs, and sacred ground weren't enough, The San Luis Valley is also known as a UFO hot spot! UFO sightings have been reported as far back as the 1600's.

The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees.For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. There is a dump station available. There is also access to our heated shower house with running water and bathroom amenities (<3 min. walk, may be shared with other guests). The property is perfectly geared to groups of friends gathering in a central location between the onset of the Rockies and the termination high desert to the west. Friends or family will reserve both Yurts and the RV Site for a perfect reunion setting!

San Luis Valley is a region in south-central Colorado with a small portion overlapping into New Mexico. The valley is approximately 122 miles long and 74 miles wide, making it the largest alpine valley in the world. It extends from the Continental Divide on the northwest rim into New Mexico on the south.
This campground sits close to the foothills of the Sangre de Cristo mountain range. I encourage binoculars or even a telescope to view wildlife and check out the Rockies and then the night sky views!
Looking to submerse yourself in nature? The Sangre de Cristo Range in Colorado contains the following 14ers: Blanca Peak, Challenger Point, Crestone Needle, Crestone Peak, Culebra Peak, Ellingwood Point, Humboldt Peak, Kit Carson Peak, Mount Lindsey, and Little Bear Peak.
Great Sand Dunes are visible from every site. With unlimited mountain views, beautiful starry night skies, come see the Milky Way, Eclipse, even Meteor showers!!!
History: this land was originally part of a large cattle ranch in the 1980s. The main ranch is still up and running but this parcel was used for many purposes over the years.
In 2021, we were featured in USA Todays Ten Best for star gazing!
My property has 360 degree mountains views with the Sangre de Cristo Mountain Range as our back yard. Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all!
You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. Be sure to bring extra bug spray and protection needed against biting insects such as flies, gnats, and mosquitoes.
For those bringing your pets, they MUST be on a leash/lead at all times. While I do not have much cactus on my property, I do have an abundance of greasewood (Chico brush) which is very thorn-like if stepped on.
Accommodations for those with livestock or horses, just make sure you chat in advance your initial message.
Close to BLM, and National Forest as well as 3 hot springs within 20 miles and the Great Sand Dunes.
We are still under construction and making changes often so bear with us while we continue to add and change things for the better!

After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways.
In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol
We are blessed to have our two adult sons and (aforementioned) grandson living on this property with us. Our philosophy is to live in the moment as the present is the gift. Whether enjoying a sunrise or a sunset or anytime in between you’ll likely find us outside most days.
In that, we love all that nature has to offer including fresh fruits and veggies, animals, beauty and fragrances.
Sage View Ranch is being created with the desire to have people experience the natural rustic beauty and magic of Paonia.

The Rabbit Hole Ranch offers beautiful night skies with little to no light pollution and unobstructed views of the majestic Blanca Massif. The Great Sand Dunes and Zapata Falls is just a (gorgeous) 35 minute drive.
Camping here at the Rabbit Hole Ranch is primitive and dispersed (no numbered sites) and there 30 acres available for you to use. Just follow the signs to the designated area and pick out a spot you like.
Some spots have fire rings, some don’t. We are working on getting more, but in the meantime you’re welcome to bring your own. Or feel free to dig out a little hole. It works great and is easy to extinguish when you fill it back in and bury it. Please do not bury any trash.
Typically, you will experience a rare kind of solitude and silence that feels…. other-worldly, with incredible sunrises and sunsets filling the enormous skies.
On holidays, however, expect it to be busy.
Our only dog, Boudicca, is a working dog and she is more than happy to help keep you and your pets safe. Please help make her job easier by not leaving any food or trash in or around tents. Her name is Boudicca (BOO duh kuh) and she lost her two besties last year, so she needs extra love and treats!
Please keep your pets on leash or under control until you’re comfortably certain they get along with our dog. And please report any issues promptly.
Quiet time begins at 10:00 pm.
Note: Holidays still offer the excellent location and spectacular views, but are likely to be less quiet and far more busy. We typically do not strictly enforce quiet time during holidays.

Enjoy exclusive use of this six-acre spread which features trees, rock outcroppings, and absurd mountain views. Remote yet accessible by county road, the property is a few miles from Hartsel, where you'll find a general store and saloon, and the other historic railroad settlements of Park County. New for 2026: a tent pad for a level night's sleep! Otherwise the property is gently sloped and has wooded areas for exploring. All supplies (including water) must be packed in, and all waste packed out. I stashed a collapsible picnic table behind the big rock and you're welcome to use that, please just fold it and stash it again.
There are no structures at all on the property. Per Hipcamp and local zoning, you may not relieve yourself outdoors; you must be in a vehicle or privacy tent.
There is a fire ring. If you intend to make a camp fire, YOU MUST LET ME KNOW so I can call the Hartsel Fire Department. They will then tell me if there's a burn ban in place and I will relay that info to you. This must be done no later than 24 hours before you plan to burn. Hipcamp will sometimes turn on my fire ban based on data from the National Weather Service. The only way to know the full situation is for me to call Hartsel FD.
If you see some expensively outfitted motorcyclists cruise by, they're from the Rawhyde Training Camp up the road so give them a wave!

One of the valleys last original stone homes dating back to 1845. We have been restoring the buildings made from the stone. The main house which is not yet finished has beautiful etched glass windows of the cattle drives.
James Hinds the homesteader and original owner of the ranch created the ware and hinds ditch which supplies our abundant Valley water. He was a prominent attorney and got our water rights given to us forever from President Harrison.
Currently, the ranch is running on an open range policy. Livestock is not fenced in, so please be cautious and understand that you are camping at your own risk. Please do not feed the animals (even though they are friendly they can get rambunctious) and keep all dogs on leash at ALL times.
It includes water that extends to the middle of the Colorado River and the one mile of our shoreline. Everyday that we live here we give thanks for his wisdom and foresight. Great spot! Peaceful and amazing access to the nearby 14ers. Would recommend all wheel drive to make it up from Alma, or at least decent clearance on your vehicle. Also be prepared for 30mins-hour of going through the pre-check out cleaning.

This campsite has a BEAUTIFUL scenery!! The sunsets and stars are astounding!! We saw plenty of shooting stars. This is a very quiet and private campsite (although the campsites are kind of close to each other) There’s a couple Porter Potty’s and drinking water.
Not sure if we missed it but there isn’t a dumpster for your trash. Also the shrubs around the campsite were in the way. It’d be nice if it was mowed.

We had planned to camp on the national park but had to change plans late due to weather. We were luckily able to find this hipcamp and loved it! There’s lots of space for campers but we never saw anyone else so it was nice and private. Tons of land to spread out on. The absolute highlight of the trip was the Great Pyrenees on the property. She’s the biggest sweetie ever and hung out with us so much! I also felt very safe having her around as she would go off and chase away anything near the property. We loved having her around camp.

Super fun and remote!! Unfortunately, it was a cloudy night when we stayed but I can confirm from previous stays that this place has AMAZING STARS! The dog was adorable and it was super fun. Just so you know what to expect, the wind can get pretty crazy at night but that is the price of somewhere so remote in the desert.

My friend and I stayed at the dry lodge and had such a blast! The views were immaculate, bathrooms/showers were clean, and there were so many fun things to do around the town.
On top of that, the hosts were SO helpful and sweet! We had forgotten some items and they were extremely thoughtful and helpful with getting us the supplies.

Lydia has a beautiful spot for tent camping. The spot is flat (great for rooftop tents) and well maintained. The outdoor latrine, water, and bath are convenient and clean. Everything has clear instructions. Best accommodations I have had at a hipcamp site in a long time!

Incredible stay! Very scenic and great location. Melinda was prompt and kind in her communications and her helper Chris was a delight. Would definitely stay again and recommend to anyone looking for a nice spot to spend the night.
