The town of San Felipe is completely safe and friendly -- and unlike a Cabo or Cancun, it offers an *authentic* Mexico experience. The houses range from humble one-room shacks to desert palaces. As you can see in the photos, our home is nicer than average, yet still simple and casual. It's a true Baja beach house -- not a designer bungalow on Nantucket. San Felipe doesn't offer the manicured beach resorts that you find in Hawaii or Cabo. This is a more traditional place to be. In short, we'd say that if you're the kind of person who would never go camping, this probably is not the ideal spot for you. We encourage everyone to scan a half-dozen reviews, to get the full range of guest reactions. Please note that this house has electric service, with a rooftop tank holding mountain spring water, plus propane for the stove and water heater. If you require a concierge to manage your holidays, or can't stand dust from the desert, you may want to consider another destination. This is a place for hearty living -- a place Steinbeck would have loved. ------------------------------- It takes only 5 to 10 minutes to travel from this isolated beachfront retreat to all the shopping, restaurants, nightclubs, and other attractions of North San Felipe and the Malecon. (Arid Baja has none of the "issues" of mainland Mexico.) Our home overlooks the beach in this area. * Biologically speaking, the Sea of Cortez is the richest body of water on the planet. This diverse sea supports more than 900 varieties of fish, and more than 2,000 species of marine invertebrates. * Spring water is trucked in, and stored in a 1,000-gallon tank. The first tanks of water and propane are included. If a water refill is required, you pay the $50. The cost of a propane refill is about $20. * There is no landline phone, but we do have wifi, and most cell phones work. * Note that Baja can be HOT, especially from mid-June through the end of August. In Summer, typical temperatures are high 90s or low 100s during the day, and 70s to 80s at night. * Pets are welcome. * Please smoke on the veranda — never inside. * Sheets are provided for the three beds. You should bring bath and beach towels, as well as your favorite toiletries. * Kitchenware is provided, but if you're particular, you may want to bring your favorite gear. * There’s a small tabletop BBQ grill, and a big old one. * A 600-square-foot garage with RV doors may be available at extra cost with advance arrangements -- but there's plenty of easy parking outdoors on approx. 1 1/2 acres. * If you have kids, please note that the bluff in front of the house is about 30 feet above the beach. * The closest path to the beach is in the arroyo just south of the house. There is also another road to the beach which begins about 150 feet above the entrance to the property. The beach itself is fine sand, and deep in places. Motorcycles and ATVs are welcome. For four-wheeled vehicles, 4WD is essential. * Kayaks and other small watercraft can be launched easily from the beach. Kitesurfing is popular. Be aware of the tides! The Gulf of California has one of the largest tidal ranges in the world, and at low tide, the ocean recedes far from the beach for a few hours. * PWCs and boats on trailers can also be launched from the beach. A 4WD tow vehicle is essential. Again, be aware of the tides. * There is a wood-burning fireplace. * There are large supermarkets in central San Felipe (such as Calimax, on the main drag). You can get fresh food and everything else you might need at reasonable prices. * Wheelchair access to the home is fairly easy. The showers are very large, but otherwise of standard design. * There can be dogs roaming free, but we've never seen an aggressive one. You may also encounter a mosquito or two, little desert critters, etc. * Snowbird? Looking for a long-term retreat? Low rates are available to quality candidates.

Centered around a 100+ acre meadow, filled with horses in summer months and surrounded by thousands of acres of mountainous National Forest. Just 15 minutes from Big Bear Lake - a large recreational, fresh-water lake for summer swimming, boating, skiing, fishing and other super fun water activities. The Ranch feels remote and private. Yet is only four miles to the town of Big Bear with shopping and restaurants. Also in close proximity to incredible rock climbing at the Pinnacles, seemingly endless hiking and biking and some pretty epic off-roading 4x4 trails. Each campsite is approximately one acre, and generously-distanced from neighboring campers. Amenities include its own fire ring with grilling grate and picnic table(s). The campsites are both cozy enough for 2 or spacious enough for large groups and can easily accommodate a mix of RVs, camper vans and tents. From June to October the 100+ area open meadow is filled with horses grazing and galloping about (please don't pet or feed!) A four-seasons destination, the Ranch has year-round experiences with warm summers and snowy winters. An excellent basecamp, within close proximity to the lake, ski slopes, Pinnacles, hiking/biking and off-roading trails. After a day filled with adventure or ultimate relaxation, be sure to enjoy the breath-taking sunsets over the meadow. The evenings blanket guests with a sea of stars. Toast up some s’mores and warm up some hot-coco over a beautiful, crackling campfire. Remember the s’mores and always follow the “Leave No Trace” principles. There are large trash bins by the entrance. We look forward to hosting you at the Ranch! Please note: OHV’s are allowed. They count as one of the allowed vehicles per campsite and must adhere to the speed limit (10mph) and remain on established camp roads while on the property. They may not be driven from 8pm to 8am. It is strictly forbidden to ride your vehicles through the forest, meadow or off any established roads on or off property. Please research which of the surrounding forestry roads allow for your vehicle type to be driven on.  Campsites on the west side of the meadow (F, G & H sites) are partially accessed by a forestry road that does not allow dirt bikes. Horses: The horses which may be roaming the meadow during your stay are not property of Holcomb Valley Ranch. When horses are present, guests and their pets are prohibited from entering the meadow. The first tanks of water and propane are included. If a water refill is required, you pay the $50. The cost of a propane refill is about $20. * There is no landline phone, but we do have wifi, and most cell phones work. * Note that Baja can be HOT, especially from mid-June through the end of August. In Summer, typical temperatures are high 90s or low 100s during the day, and 70s to 80s at night. * Pets are welcome. * Please smoke on the veranda — never inside. * Sheets are provided for the three beds. A 4WD tow vehicle is essential. Again, be aware of the tides. * There is a wood-burning fireplace. * There are large supermarkets in central San Felipe (such as Calimax, on the main drag). You can get fresh food and everything else you might need at reasonable prices. * Wheelchair access to the home is fairly easy. The showers are very large, but otherwise of standard design. * There can be dogs roaming free, but we've never seen an aggressive one. You may also encounter a mosquito or two, little desert critters, etc. * Snowbird? Looking for a long-term retreat? Low rates are available to quality candidates.

Also in close proximity to incredible rock climbing at the Pinnacles, seemingly endless hiking and biking and some pretty epic off-roading 4x4 trails. Each campsite is approximately one acre, and generously-distanced from neighboring campers. Amenities include its own fire ring with grilling grate and picnic table(s). The campsites are both cozy enough for 2 or spacious enough for large groups and can easily accommodate a mix of RVs, camper vans and tents. From June to October the 100+ area open meadow is filled with horses grazing and galloping about (please don't pet or feed!) A four-seasons destination, the Ranch has year-round experiences with warm summers and snowy winters. An excellent basecamp, within close proximity to the lake, ski slopes, Pinnacles, hiking/biking and off-roading trails. After a day filled with adventure or ultimate relaxation, be sure to enjoy the breath-taking sunsets over the meadow. The evenings blanket guests with a sea of stars. Toast up some s’mores and warm up some hot-coco over a beautiful, crackling campfire. Remember the s’mores and always follow the “Leave No Trace” principles. There are large trash bins by the entrance. We look forward to hosting you at the Ranch! Please note: OHV’s are allowed. They count as one of the allowed vehicles per campsite and must adhere to the speed limit (10mph) and remain on established camp roads while on the property. They may not be driven from 8pm to 8am. It is strictly forbidden to ride your vehicles through the forest, meadow or off any established roads on or off property. Please research which of the surrounding forestry roads allow for your vehicle type to be driven on.  Campsites on the west side of the meadow (F, G & H sites) are partially accessed by a forestry road that does not allow dirt bikes. This was such a great setup! We do not go camping often, so I wanted to book a spot that was between camping and “glamping”. This was that perfect inbetween! It does get pretty cold at night during the fall/winter, so make sure to pack plenty of extra layers and blankets. The campsite was very well taken care of, and there weren’t even any bugs inside the A frames. He even included a propane tank, which was great since we forgot to bring one! We had a lovely stay and would recommend it to anyone looking for camping near LA

Absolutely incredible. It was the perfect spot for a weekend with my little Ford Maverick and Go Fast Camper setup. I did not have much communication with the host, but I honestly did not need much since everything was straightforward. It was a busy festival weekend, so the parking attendants were a huge help. The only suggestion I have is to include a bit more information in the instructions/getting there section after booking. Without the parking attendants I probably would have been a little confused 😅 so a simple map and some friendly instructions would probably avoid some unnecessary confusion. Not a dig on the site at all, just a friendly suggestion. Aside from that, the campsite gets rave reviews from me because of how easy and wonderful it was to stay in this beautiful western-style town. The animals at the petting zoo can be a little loud at times, but I found it charming and part of the experience. This would not be an issue for anyone in an RV. I was in an RV spot with my truck tent, so tent campers might want to bring simple earplugs since the roosters start early. Do not let that deter you. It truly is a unique and very cool place to camp. The campground is fairly minimal, but it is well maintained, safe, and friendly. Being able to walk back to your site after a night at Pappy and Harriet’s in only two minutes is worth its weight in gold. 🍻 Thanks, and I will definitely be rebooking!

Had a great stay tent camping on the Holcomb ranch! Plenty of trees, views, and spots to explore or just hang out. The campsites are well maintained and spaced out from one another with access to individual fire pits and porta-potties. We were a group of 4 with 2 cars and 3 tents, and had more space on the site than we truly knew what to do with. We went mid- November and the first night was pretty cold with it getting just below freezing so make sure you're coming prepared. Special thanks to the camp manager for our stay, Ed -- he was great with prompt contact and instructions for arrival, friendly check ups and information about the site, guidelines, and the area.

We had a good time doing a girls camping trip. There was ample space between us and the other campers, there were lots of trees but also great clearing to see the sky, there was a firepit, picnic table, my dog enjoyed exploring the area, and they left water for us to put the fires out. They called to check-in that we were coming, stopped by our site to see how we were doing, and provided clear directions. Already recommended the site to other families! 10/10

Had a great time staying here with my family! Everything was so clean , there was cell service so that was nice ! Also some things to note there is a cooking area just no fridge so bring ice and a cooler! No water heater so the shower was cold but felt nice!!! There is a working toilet on site so that was amazing! Two A frames one with a king size bed which was very comfortable it can get windy throughout the day and night but honestly wasn’t a big deal. There’s a port to charge things and some night lights We brought a portable dvd player so once it got dark we were inside the A frame

The sites were decently far apart and camping in November was absolutely perfect. There weren't that many people around and the whole place was quiet. It's not the easiest road to traverse - mostly our dogs didn't like all the rocking. But overall, I would definitely come back - even if it were during the busy season. Our dogs absolutely loved being able to run around and play.

The site is so great to go camping with a group. Some of us actually used our own tents, some who couldn’t handle the cold used the a-frames that are available. It was a nice little getaway from the cities and all the noise. The stars are sooo pretty at night. I brought my dogs and it was great, I didn’t have to worry about them at all, granted they are trained. They were wandering around and the site is far away from at street, that I let them do their own thing. The girls liked it so much, one of them is coming back with her family to enjoy the sight again.

We camped here in our travel trailer for a concert. We had never been there before. We got there right at noon and found a great corner spot in the back. Host was nice and told us to park how we want. Laid back vibe. Easy walk to Pappy’s. Literally no enforcement of rules. We had large motor homes full of people park all together and partied and were loud into the night, running generators and blocking areas with chairs and dogs off leash. Annoying, but we weren’t there for “ camping experience “. It’s a little pricey for a piece of dirt, but worth it because of the concert and not having to drive after. It’s not somewhere to go camp. Town is cute, bars are fun and shops and petting zoo was interesting. We will go back the next time Cody Jinks is in concert.
