This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. In addition to the many natural features like the Blue Ridge Parkway, Appalachian Trail and the James River, Nelson is home to Wintergreen Resort and Oakridge Estate and hosts events such as the Lok'n Festival, Camp Jeep, and Overland Expo. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film. Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress! This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well. Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. In addition to the many natural features like the Blue Ridge Parkway, Appalachian Trail and the James River, Nelson is home to Wintergreen Resort and Oakridge Estate and hosts events such as the Lok'n Festival, Camp Jeep, and Overland Expo. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film. Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress! This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well. Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

Ryant has set up a really nice place to camp! It is quiet and beautiful. And the wide open sky, with virtually no light pollution provides an amazing view of the stars!! The first night we were there, it was crystal clear and we could see stars that we had never seen before. The second night, there was a bit of haze and it made a really awesome halo around the Moon! If you're into history, he has done research, and continues to do so, and has great stories about the history of the property and what he is in the process of uncovering. I would highly recommend that you check it out. He's a great guy and can relate to your needs, as he loves to camp as well. I was very impressed by the investment he has made in equipment to help out campers who might not be as prepared as they should be. It's only going to get better, as he has big plans for improving, even beyond the excellent property that it already is. You won't be disappointed. Rightly so, he expects respect of the property and other campers, but isn't that the type of place you want to go? It is definitely one of the things that are high on my list. We'll definitely be back!

Weekend Trip to Diamond Heritage Nature Sites
My friend and I had an amazing time camping on Ryant’s property! The site was very spacious and Ryant offered many supplies to us for us such as firewood, lounge chairs, and tiki lamps. He was very friendly and welcoming when we first arrived as he showed us around the site and told us the story behind his property. The highlight of the trip was Ryant’s “glamper” tent which he offered us when we arrived. It’s an elevated platform with a tent and storage unit on top. It made our stay all the more comfortable and easy! I would 10/10 recommend this property to anyone wanting to camp for cheap and receive great care and service from Ryant.

Quite a beautiful drive up to the top of the hill with the changing trees. Very secluded property, cabin and outhouse located at the base of the driveway with the main house just behind. Adorable porch, so so cozy and clean inside, great little woodstove. The toilet is conveniently located in a shed and very clean. It was my friend’s first time ever camping and she happily used it! Lol. Such a great place to unwind after a day of hiking!

We enjoyed our stay on this property! The archers den campsite felt very private and had plenty of space. We loved the big fire pit with cooking grate.. The three campsites are far enough away from the winery/brewery that you don’t feel like you are camping at public business. Even though they had live music playing and seemed pretty busy we could barely hear anything going on. On the other hand if you wanted to enjoy the festivities it’s just a short walk from the campsites.

This campsite was great and the winery/ brewery on site was so much fun. Our puppy loved the dog park as well as walking around the campsite. The picnic table and fire pit were high quality and thus was the perfect back drop to the Fall season. Will definitely be coming back. 116 acres of forrest, hills and dells. Miles of hiking trails marked and well maintained. A small pond and beautiful labyrinth. Over 50 acres of deep wilderness woods. General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! Also, if you want peace and quiet we have beautiful remote campsites away from all the kids running around the labryinth whooping it up. (sites 4 - 6 - 8 - 9 - 10)

When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting. Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river. Your site is approximately 2 acres, so you will have your choice of where to pitch a tent or place your camper or trailer. Spend your nights stargazing, enjoying a campfire (remember to bring s’mores ingredients), or fishing for catfish. This is an ideal family-oriented campsite about an hour NW of Richmond. Located in rustic Bells Crossroads, VA three miles from I-64, Billyville is a work in progress featuring 2 tent and 4 RV sites with electric hookup and lots of space. Wifi, well water from a hose and composting outhouse facilities are available. Other amenities include a six hole disc golf course, little free library. Within one hour’s ride is a wealth of things to do, experience and see; within reach are the Shenandoah mountains, the University of Virginia and Charlottesville and Lake Anna . There is something for everyone from children to seniors, from outdoor adventurers, to history buffs, arts and entertainment seekers, bargain shoppers and local gourmet food and drink lovers. At days end you can go to concerts or “clubbing” in town or return to Billyville and enjoy the quiet, peaceful ambiance of a campfire under a starlit sky. Check-Ins and Arrival Instructions: Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out. Anyway, to get to Billyville: Turn onto Bells Lane. (Dirt Road). You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left. Our livestock guardian dogs are hard-wired to protect so if they sense an uncomfortable vibe from another dog, it will make them uncomfortable and they need to be focused on doing their jobs. Safety, privacy and environmental impact is very important to us. We require a minimum of 50 feet between each campsite. Please contain all trash, human waste and canine waste and pack it out with you when you leave. Be kind to the areas in which you camp, as they are home to many wildlife, native trees/shrubs/plants and in some cases, food for horses and cows (hay fields).  Each site is provided a fire pit (upon request) and we sell firewood. Other great hiking trails are nearby as well, and the Blue Ridge Mountains (Appalachian Trail) are an easy half-hour drive away. Our area abounds with wineries and breweries, both in bucolic settings with gorgeous views or in downtown Harrisonburg, which is a 10-minute drive away, and also home to a variety of great dining options.
