The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. Had an amazing time getting away from the city to this wonderful oasis. Host was very helpful and accommodating! You can tell the whole place has thought put into every detail. Had everything you need to get off grid and enjoy nature. Absolutely recommended, can't wait to go back!

Weekend Trip to Casita Of LOVE (Panhandle WV)

Being in a clear house in the woods gives you the feeling of being fully immersed in nature. Having the outhouse, shower, & sink allows you to also feel clean & comfortable. There is electricity & wifi, which is a plus because otherwise we did not get any service. Hosts live on the property & were responsive. We enjoyed the river. Very peaceful.

Weekend Trip to The Byrd's Nest on the River

It's an adorable cabin in a very peaceful setting, but not too far from Grand Cacapon or Berkeley Springs. The cabin is clean and well-appointed, although a tad tight with 3 teenagers. Do make sure to pay attention to the instructions and bring trash bags. Its a great "base camp" to go out and explore the local area.

Our time at The Invisible House was exactly what we were hoping for - it was not only peaceful, but we had everything we needed for a restful 3 nights and 4 days. Even though we had planned to spend an evening in Berkeley Springs, we opted to sit by the campfire each night and just be swallowed up in nature! Lorena was a gracious hostess, making sure we were comfortable and sharing their beautiful property with us. What an experience! We would love to visit again!

Weekend Trip to Hill House on Green Gate

We really enjoyed our evening in this beautifully decorated cabin on a hill. Gorgeous views and plenty of privacy. Only about 10 minutes to Berkeley springs, but plenty remote to still feel like a proper Hipcamp experience. We stayed on a hot day–the lack of AC was no problem because it gets plenty cool in the evenings. There’s also a fan, windows, and a garage door if you need extra circulation. While we didn’t get to meet Ken in person, he was super kind and helped us get acclimated over the phone. We’d love to come again!

Weekend Trip to A 1000 Miles from Nowhere Cabin

Really appreciated this simple almost primitive cabin in a time of much needed meditation. Stars, walks, fishing, and nights around a fire. Go around to the back patio and youll find a hammock and fire table. Alot of history and things to check out. Wildlife and much more. If you love being in the wilds and would appreciate electric too. This is the place for you. Generous and attentive host. Hope it stays wonderful and rustic!

4 nights at CLOUD NINE VICTORIAN FARM

Tamara‘s land was a unique experience full of beauty! It was like staying at a museum., Tamara was a wonderful host, full of knowledge of the area. The location was perfect for resupplying hikers on the Appalachian Trail which it was our main reason for visiting. But we also loved relaxing under the shade of the trees, listening to the birds and surrounded by beautiful fields! It was a wonderful relaxing vacation!

This is the best Hipcamp I’ve been to, the ambiance and decor in the cabin was perfect it is secluded no one will bother you here. Down the road is the lake, caught 4 bass in 15 minutes and chilled in the paddle boat. It’s West Virginia at its finest and the owner is so nice and accommodating! I’ll definitely be back and will keep in touch.

Pablo & Lorena were amazing! They are so kind, caring, accommodating and helpful. The site was perfect! I took my 93 year old mother and she had the time of her life. She slept better than she has in a long time. The invisible house was so tranquil and the beds were so comfy. Lorena & Pablo’s took the tubes and kayak to the river for us and offered to pick us up down the river. This was a trip she will never forget!

Pablo & Lorena have set up a wonderful oasis in a beautiful part of the WV wilds. They are very welcoming, the cabin has everything you'd need for your stay and more. Weekend Trip to CLOUD NINE VICTORIAN FARM

We spent the weekend at Tam's farm as a get away from Baltimore city hustle and bustle. Our family is 2 adults and 2 kiddos (2yo and 5yo). We had a wonderful, relaxing, and quiet weekend. Tam's homestead has everything we needed: activities for the kiddos like a tire swing, crafts, and a "horse," chickens to feed, and a sweet old dog and cats. The adults had a great time relaxing in the soft grass, enjoying the sunset and making fajitas over the fire pit. We spent Saturday morning relaxing and Saturday afternoon at a creamery nearby, visiting amazing vistas, and swimming in Cunningham Falls state park, all within a short drive. Tam's property is beautiful and historic and gives a little insight in how farm life felt back in the 1800s. Tam is such a great host - we could tell she's a seasoned hip camp host- and helped us with anything we needed including hot water for our coffee and cream and sugar. Tam goes the extra mile for her guests and it shows that she cares about her guests' stay. If you're looking for a relaxing trip away from the city, close to beautiful nature and state parks, comfy beds and sweet old dog, Tam is your girl.

1 night at A 1000 Miles from Nowhere Cabin

We would 100% recommend staying here! The cabin was exactly what we were looking for. It was secluded while still being close to all the areas we wanted to explore. It was clean, thoughtfully furnished, and felt comfortable from the moment we arrived. We’d love to come back during the colder months to enjoy the indoor fireplace. The host was incredibly kind and accommodating throughout our stay. He provided firewood and water, which was greatly appreciated. The bathroom was well-maintained. You may even see a deer walk by as youre doing your business! If you’re lucky enough to have good weather, the private lake is a huge highlight. The water was warm and small boats were available for guests to use. During our three-night stay, we saw an amazing variety of wildlife. There are also trails nearby for you to walk! The back porch was one of our favorite spots to relax. If you’re not in the mood to build a fire, there’s a propane fireplace, a hammock, and plenty of comfortable space to unwind. It was the perfect place to sit back, enjoy the scenery, and soak in the quiet surroundings.

We booked this cabin nestled on a vast, beautiful property, and it completely exceeded our expectations. The cabin itself was thoughtfully designed with a whimsical charm that made the entire stay feel magical and cozy. The surrounding land was incredible — expansive trails winding through untouched flora and fauna, leading to peaceful streams and giving the whole place the feel of a private national park. One of the highlights was being able to explore it all with our dog, which made the experience even more special. Our host was exceptionally gracious, communicative, and attentive, making sure we had everything we needed throughout our stay. We truly felt fortunate to experience such a peaceful and unique getaway, and we’re already looking forward to returning again soon!
