Heavily wooded forest with pine, maple, oak and birch. Undeveloped and quiet. The property is home to numerous bird species, deer, wild turkeys and squirrels. Occasional howls from distant coyotes and infrequent raccoons.
The campsites are located on a hill dominated by tall pines overlooking the east facing property. Secluded, but only a 700 feet from the main residence. Only 1 - 1/2 miles P.J Hoffmaster's State Park and a 10 minutes ride to Grand Haven State Park/Lake Michigan.
Campsites are rustic but we provide a privacy tent with camp toilets, a picnic table and a waste container. Fresh water is available at the barn. We also provide a community shelter (Gazebo) with picnic tables and a charcoal park grille. and horseshoe pit. We do not allow fires at the individual campsites because of the pine needles and the heavily wooded sites, but a large community fire pit is available with wood provided for a small cost ($5 per bundle - cash or Venmo) by the hosts. For your added convenience a rinse off station has been recently added and is located next to the barn! You can also enjoy a nature walk that circles the property or a shorter trail that starts near the gazebo.
The RV site is located by the barn and has 20amp electric service.
When arriving please drive to the end of the driveway towards the last house. The Flipside Acres sign will be on your right side. Drive down the gravel entrance and park where indicated by the red barn.
All sites are a short walk from the parking area (400ft) and carts are provided for your use. If needed, we can also provide transportation using our UTV. Tent sites are not accessible by car.
We also offer free coffee at the Gazebo near the barn and have recently added a rinse off station as well featuring a limited supply of warm water!

Welcome to our little slice of heaven along the Grand River in Grand Haven, MI. Voted one of the best places to visit in '22 and '23. Our property is at the end of a private road and has been in the family for decades. We fondly refer to it as One Grand Place and we are excited to be sharing it with you.
We have 2 parcels of land. Each would be just for you and only you. It's like having your very own private property when you are here.
One parcel has only 1 RV site with a cement pad, parallel to the river. Can accommodate 1 RV up to 30' (NO Class A's allowed). 30/50/standard 110 electric and water hookup. Pump out is available for a fee.
At the far west end of the property is our second parcel with 1 very large grassy RV site along the river with 30 amp and standard 110 electric and water. RV up to 30' (NO Class A's). Pump out is available for a fee.
If you don't have an RV, no problem. Rent our elevated popup RV.
There is plenty of room to set up games, fish, play with the kids or the dogs, etc. What's not to like?
Property is adjacent to Connor Bayou County Park and surrounded by natural wetlands. So, we are a perfect place to unwind, chill, enjoy fresh air and picture perfect sunsets.
Boating, swimming, jet skis, kayaking, paddleboarding, fishing are just a few things to be enjoyed on the water. There's a public boat launch just a couple minute ride and Connor Bayou Park has a kayak specific boat launch. Or, you can also drop a kayak in at the very west end of our property right from shore.
Hiking, biking and wildlife/bird/eagle watching are also options. Lake Michigan beaches, various state/county parks, downtown Grand Haven's shops and restaurants are just a short drive away.
Holland is about 30 minutes south. PJ Hoffmaster State Park is 25 minutes North. If you are a thrill seeker, Michigan's Adventure Amusement and Waterpark is 40 minutes North in Muskegon. Grand Rapids is 40 minutes to the East. There are also many wineries, distilleries, ciders and craft beer in Southwest Michigan as well as "you pick" blueberries and many festivals in the summer. Bottom line....there is plenty of things to do and see during your visit. You can be as active or as chill as you want to be.

We have an 80 acre homestead on a dirt road with clear, flat places to park an RV or vehicle and woods for camping or hiking. You can camp or park in several places around the property and have complete privacy from the house. You’ll need to bring your own drinking water and there are no restrooms available. There is an RV dump station 5 miles north at McCormicks gas station. Feel free to ask questions. We look forward to sharing our beautiful space with you.
We are two “young” folks with a budding farm and homestead. We have horses, cows, free range chickens, and a load of barn cats around a 100+ year old barn. You are welcome to respectfully interact with the animals, but be careful of the electric fence!
Our rural setting is quiet and peaceful. There is often a herd of deer in the fields at dusk. Yet, we are only ~15 minutes from Lake Michigan and ~30 minutes from Grand Haven or Grand Rapids. The Musketawa Trail is 4 miles directly north.

it was so nice not seeing other people to be able to get away from the rat race still be able to hook up the Wi-Fi to be able to stream a show read a book etc., and close enough that we could run to the local town if we forgot something the host was very helpful fixed all of our issues right away and we had plenty of firewood. wish we could’ve used more, but it did rain. Definitely putting this on the return list.

Quiet and peaceful 3 night stay in a country setting. Good for RV’s (electricity was available). The wide variety of farm animals completed the perfect setting for us. Elizabeth was very friendly and kind, and for a reasonable fee she took good care of our two dogs while we attended a wedding.

What a great find! We booked this place only a couple hours before arriving, and the hosts were extremely kind and accommodating. Diesel was a great host too! 🐶
It was nice being able to walk the farm and visit all the animals. There were even 3 day old piglets!! Elizabeth even threw us some extra firewood as well as recommended a great spot for pizza. We definitely plan to come back and visit again!

We had an absolutely great time. It is right off of a dirt road but doesn't get much traffic down there. We needed a quiet little getaway and this place definitely provided that. B
The bathroom was clean and everything was well taken care of. We camped with my 2 little dogs and they loved the walks down the trail.
We will definitely be returning. 😁

Simple, quiet, trash can was good, the beirgarten was good to have nearby, the fire pit was fancy, just a little bit uneven and sandy on the site. maybe some crushed stone for parking. otherwise it was just fine. loved the donkey sounds in the morning.

Our group loved camping at the Rustic Group Campsite at Riverside Respite. The space is big enough for our tents to be spread out. There was plenty of water provided, a large picnic table, and a ton of wood for fires. Love the proximity to plenty of things to do during the day.

Tent camping here was amazing, definitely a hidden gem! We opted to book one of Jim’s sites as all of the nearby parks were near capacity and were hoping for more privacy and we are so glad we did! Sites were large and spaced out with plenty of space for multiple tents and our vehicle, picnic table, and a fire pit with a grate for grilling. We stayed over a weekend and being able to walk to the Biergarten after dinner and enjoy some drinks and their fire pit was great, they were open until 11! The morning we left we also got brats, and checked out their little camp and gardening shops. We didn’t get to meet Jim, but Mike was there during our stay and he was great! 10/10 experience, we already booked again for our next camping weekend 😄

Took a little time to acknowledge my arrival. Met with Mark who was very cordial and gave me information about the area. Did not really need the indoor plumbing and Mark suggested the port a potty as more reliable. Nice quiet place to park near South Haven.

We had an amazing stay at Blue Hops this weekend and would absolutely love to return! The on-site food and drinks were delicious, and the kids loved everything the property had to offer.
Our tent site was perfectly placed and honestly couldn’t have been better. The location was also ideal for exploring Muskegon and enjoying all the area has to offer.
Blue Hops made our family camping trip feel both adventurous and relaxing. We’re already looking forward to coming back!

Beach, beach and more beach is what you’ll be getting at Grand Haven State Park. That and surrounding local charm: For starters, the Grand Haven Musical Fountain. Yes, you heard that right. A 240-foot wide fountain is rigged up to give synchronized performances with colored lights, water and sound. For additional diversion, Grand Haven’s own 2.5-mile boardwalk takes you along the water past restaurants and shops, the Harbor Trolley provides tours of the area, and bike trails are readily available. No matter how you get around, you’ll be treated to scenic views at every turn, and you’ll have a sandy paradise and modern camping facilities to return to every night. As is in the norm in Michigan parks, winter hands the reins over to the skiers, and the sights are still spectacular. For a full-fledged vacation in any kind of weather, Grand Haven is the complete package.

The best time to visit Grand Haven State Park is during the summer months, from June to August, when the weather is warm and the lake is inviting. Off-season months might be less crowded but come with chillier temperatures and limited park services.

Right on the beach, less of camping feel but so close to town to walk! Pier, beach, boardwalk, shops, restaurants all within walking distance.
