Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake. The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away. The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. TIPS: -PLEASE KEEP ALL FOOD IN THE CAR when going to sleep or when you are away from the site. - The area has wild animals (snakes, bears, coyotes, etc.) so make sure you stay safe and keep your food in a secure place. *pro-tip: animals are typically more scared of you, however be cautious and watch your step. - During the Spring and Summer, there are all kind of bugs around so make sure bug spray is a priority!! - There are two natural spring waters locations near by. - If your planning to go into the water make sure to put on WATER SHOES! and enter at your own risk.

Greg was very friendly and made the whole experience awesome. He shared fun stories and helped us out when we needed a blowtorch for our stove, and even let us stay at a site that we didn't book which has an amazing view of the night sky. The place and bathrooms were clean, and the sites were stocked with firewood. One of the best aspects of the trip were his friendly huskies and cats which made it feel even more welcoming. The area is right by the C&O Canal Trail, and there’s a cool cave nearby that’s worth checking out. Overall, 11/10 camping spot with a great host and great vibes, highly recommend.

Greg was amazing! He was accommodating to us in everything we could ever ask for and more. Love the site and how open it all is. Perfect for a family or friend trip. Water was nearby for fishing (if you’re lucky haha) and an amazing trail that has alot to see. Cant recommend Greg and this camp site enough! Thanks again

Our stay at Mulehalla was great! Site 10 is even bigger than we expected. It's tucked back away from the other sites so has some privacy. The host was very responsive when we had a couple questions, even though we arrived late. Our dog loved exploring the campground and walking by the C&O.

Weekend Trip to Riverside Farm by the Monocacy

My son’s first time camping and I have been waiting until he was old enough to take him and teach him all I learned at his age. This was amazing! Excellent site, plenty of room, stocked some firewood for us to get started, and just generally an amazing first camp with my boy. Not too far away either, and was just a cool site right by the river. Couldn’t be better and Will never forget this site!

8 nights at Pastimes on Passage Creek Ranch

The sites were large and had a huge fire ring and little grill. The pond is beautiful in the mornings and there's tons of free equipment if you feel like a paddle. The owner/caretaker is lovely and gives great local advice and the porta-potties were very clean. The little creek running around the property brings lots of ambiance and the occasional deer! No water options here but the national campground north of the property has a well/pump.

My son and I loved camping out on Greg's land. Beautiful scenery right next to the Potomac, where we saw a bald eagle flying around looking for fish. Greg was very accommodating and made sure our stay was as comfortable as possible. Would definitely return for our next camping trip.

I’ve lost count of how many times I’ve been here over the last few years. This is our go-to campsite. The location on the lake is simply the best. This time a new friend who’s an avid camper joined. He said while looking across the mirror-effect on the lake, “I can see why you keep on coming back here.” There’s something special about this place. On this particular trip, the fall colors were fully out and the stars were lighting up the night sky. Can’t wait to come back.

Kevin is an awesome dude to talk to, and a highly flexible host. He took an extra careful look at the details of our reservation and suggested a change of campsite based on our proximity to other guests. Then, when things on site were different than what he had proposed and we set up camp in a different third spot, he showed up the next day and said "that's exactly what I would have suggested, so I'm glad you did it." The site itself is beautiful, and the location is both out of the way and convenient to nearby amenities. We had a great stay. Thanks Kevin!
