This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property.
The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from

The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights.
Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal!
Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate.
Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric.
While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather.
Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin.
The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door.
Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights.
In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered.
The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer.
All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom.
The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available.
Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you.
The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road.
Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July.

Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others.
Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience.
In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house!
We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you!
Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. This cabin was built approx. 10 years later. At that point, the cabin was a tiny economy cabin with a sofa bed. However, it seemed most folks preferred comfort over economy, so in 2020, we added a bump-out to the side of the cabin so there would be room for a queen bed. Guests have loved the improvement. (:

The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset. Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night. The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant. Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there. Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the campsite area. I'm dedicated to having lots of native plants and trees. I do not spray any pesticides. Plenty of free firewood. Not too far off interstate 81. I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

The recreational draw to this area is hard to beat in VA, and this property has it all for an amazing outdoor weekend! The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake.
The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away.
The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited.

This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal!
Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate.
Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric.
While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather.
Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin.
The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door.
Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights.
In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered.
The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer.
All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom.
The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available.
Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you.
The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road.
Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July.

Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others.
Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience.
In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house!
We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you!
Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. This cabin was built approx. 10 years later. At that point, the cabin was a tiny economy cabin with a sofa bed. However, it seemed most folks preferred comfort over economy, so in 2020, we added a bump-out to the side of the cabin so there would be room for a queen bed. Guests have loved the improvement. (:

The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset. Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night. The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant. Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there. Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the campsite area. I'm dedicated to having lots of native plants and trees. I do not spray any pesticides. Plenty of free firewood. Not too far off interstate 81. I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

The recreational draw to this area is hard to beat in VA, and this property has it all for an amazing outdoor weekend! The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake.
The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away.
The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited.

This spot is a gem and the hosts are gracious with many other amenities. I would highly recommend this spot for 1-3 people or 2 people and a dog looking for a waterfront site for a more relaxed camping experience. "More relaxed" because the tent platform makes tent setup easy, and you don't have to worry about issues with the ground, and John and Mary have firewood and a fire pit ready for use. I'll be coming back soon.

This location is pretty amazing. Right in the Blue Ridge Mountains you are surrounded.
The camp is easy to find with a beautiful drive in and out with restaurants and eateries near by.

My friend and I brought our pups up here for a night and can’t recommend it enough. The site is private, close to a few wineries/breweries, and has great views. Be sure to follow the 4WD guidance - we didn’t have to use it but I can see how rain a day or two before could make for an interesting drive up. The leaves this time of year also made it a bit slick. Overall, the campsite was exactly what we were hoping for and we’ll be back if camping in the area again!

Arrived after dark. The signage was not clear but quickly found a spot (open field) and set up camp. Didn’t download directions to Old Rag but found it quickly with directions from the lodge. Dinner buffet style at the lodge was fantastic. Overall a great camping adventure!!!

A group of four of us stayed at this campsite over the past weekend and had such a wonderful experience! The entire area was clean, spacious, and beautifully maintained, with plenty of room to relax and enjoy the outdoors. The porta-potties were pretty clean, and there were a good number of them stationed out by the front. Firewood was delivered to us by Levi's daughter which was a nice touch. When she wasn't around, we could easily grab a crate of firewood ourselves near the front and pay by Venmo or cash. The firepit that we had at our campsite was great, tall and had great air flow holes at the bottom and a metal grate we could use for cooking. The provided picnic table was nice and very wide.
The campsite felt peaceful when we were sitting by the fire at night. The river near our campsite had a good amount of activity with people coming to fish for trout (which the owner stocks with plenty) which means we didn't have complete privacy during the day. However, our campsite's overall atmosphere made it easy to unwind and enjoy nature.
I would absolutely recommend this campsite to anyone looking for a relaxing, enjoyable outdoor escape. The location is perfect, only about an hour drive from Centreville, VA which makes the camping experience so much better we didn't have to drive far to experience some wonderful outdoors. Lots of sites to see in the area with hiking so we'll definitely be back to do more activities.

Bob was incredibly helpful at relocating us because site #2 doesn’t allow dogs. He moved us to the spacious #7 campsite at no additional charge, and we never had to talk to another person while we were camping. It was exactly the kind of escape into nature that we were looking for. We will be back!

We’ve been back to this site probably 10 times now. Simply put, we love it. The prepaid firewood delivery option made it easy, and then being able to purchase more wood at the site ensured we were warm throughout a chilly weekend.
