We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

1 night at Burton Family Farm a place to relax

The property was very nice for my overnight pit stop and I'm sure it would be enjoyable for a longer stay. I was a little confused of where to go when entering the property but once I found the pond I was comfortable knowing I was in the right place. The 1.5 mile stretch of road off the main road is a little tight if you're full legal width but that is not a reason not to stay here, just a heads up, and no fault of the host.

This site is a perfect place for your Camper Van. If you need to rent one visit bestywesty.com They have wonderful fully outfitted VW Westfalia Vans for rent.

What an amazing site!!! Thank you so much Curtis for being very responsive. This site was private and had plenty of space to spread out. Firewood was readily available, the outhouse was a plus and the drive from Montgomery county was a breeze. I 100% recommend this site to anyone who loves the outdoors and is looking for a beautiful campsite in the woods. We will be coming back real soon.

Graham's land was beautiful! The site was well maintained, flat and an even space for our truck camping. There was a nice picnic table at each site with a fire box and grate to cook on, all stocked with firewood and even kindling to get started. The river wraps around the sites with giant rocks and a steap forest incline opposite of the site. The hosts were incredibly kind and went far out of their way to help us out. The river was very refreshing (it froze last night) but we still enjoyed the semi polar plunge. It'll be a perfect summer spot with a sandy beach and great rocks to jump off into the water.

Hosts were great! Our car got stuck in the mud, and the hosts helped to pull it out. We also ended up needing help to start the fire, and they immediately came over to help. It is a great place to camp, especially if you are a beginner!

Even with the rain the night we got there or when leaving, I'd RECOMMEND THIS TO EVERYONE. I loved it. The site was nice and level. It was peaceful. And the scenery all around was great. I can't wait until I can go back again.

This was my very first Hip Camp, and my first time camping alone! Butterfly Camp was perfect. I felt very safe and I had everything I needed and more! I met Jen at the Farm Store and she was kind enough to take the time to share some info on the farm and Shenandoah. There are very easy trails throughout the land to explore if you want to stay around camp. And of course you’ve got primo access to Shenandoah trails! I’ll definitely recommend this spot to friends. One of the best spots I've been to. Easily accessible with any vehicle and the site offered a great view (and sounds) of the river and large field on the other side of the river where I saw buck and deer running across several times. The host, Graham, and his son made an initial visit to make sure I had everything that was needed: very friendly and welcoming! There are a few other spots on the land that others were camping on but they were not visible from my spot. This did mean an occasional drive by from other campers, but I didn't mind that at all. Loved the custom made fire box and the option to leave cash for firewood provisions. The picnic table was a nice touch as well. I will definitely keep this one top of the list for future camping!

Perfect camping spot for a weekend getaway. Couldn’t beat the wood bundle for $5.00 more than enough to get you through the night and was already waiting for us at campsite. Graham awesome and came to see if we needed anything during our stay. Highly recommended, we will definitely be back.

Weekend Trip to Watercress Inn at Landon Farm

We had such an amazing time at Gypsy Camp! We brought our 2-year-old son, and he absolutely loved every minute of it. Jen went above and beyond to make our stay special, especially for Halloween. We joined her evening spooky walk through the trails, and her entire setup afterward was incredible. She had soup, a charcuterie board, cupcakes, cookies, cider and the most delicious homemade juice! She even invited our son, Callan, to help feed the animals in the morning, which he absolutely loved. Jen truly puts so much thought and care into every detail. She also offers a variety of fun add-ons to make your weekend even more special. The camping spots are nice, well taken care of and very private which we loved because we weren’t sure how our 2 year old would do camping even though he ended up loving it. We highly recommend staying here! you won’t be disappointed!
