Home to two natural springs as well as plenty of surrounding woods for nature hikes, foraging, or light mountain biking, our property is within striking distance of Monticello, Rivanna River, James River, Shenandoah National Park, Charlottesville, Blue Ridge Parkway, Pleasant Grove Park, and more. The nearest towns are Charlottesville, Scottsville, and Palmyra.
Within 5 miles, enjoy amazing canoeing, hiking, fishing, and disc golf.
Hosts will greet campers and are generally around to address any issues or questions, but the site is totally private, so you’ll enjoy plenty of seclusion during your visit.
About the listing
The tiny house has three twin sized beds; one on the main level and the other two lofted above the main floor on opposite sides and accessed by a ladder. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite.
Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm.
The outhouse features a pit toilet.

Early check-in or late checkout can be managed on a case by case note, depending on whether or not the campsite has other reservations.
Pets are allowed. The property is a working farm, so please respect the animals and those who are working and be sure to close the gate behind you if you opened it.
There is no kitchen in the tiny home, but some minimal and random cookware is provided, along with a small camping stove, if you would like to bring your own camping stoves.
Running water is not available in the cabin. The Host will provide five gallons of water for you and can always refill up at the farm, but feel free to bring additional water with you as well.
There is no WiFi, but there is good cell service for all carriers.

A small, shed cottage turned into a room with a full-sized bed and mini fridge with a microwave, toaster, and coffee machine, a table with chairs to eat at. My husband and I first lived on this property shortly after marrying 17 yrs ago, we moved to AK and back in 2013 and have been building our homestead from the ground up ever since. We love this mountain and consider our home a Beautiful Magical Place! We daily connect with the glorious natural elements surrounding us and give thanks constantly. We’ve learned a lot over the years about living with The Land and want to share this space with like-minded others. We tend to “rise with the Sun, and sleep when it’s done”, so don’t be surprised if you see David or myself, or our kids playing/working on site. If you like to chat, we’re usually available, if you like your privacy, we respect that too. There are a handful of neighbors, and sometimes cars travel up or down the road, but generally this is a quiet, peaceful area. Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc…. Hiking and exploring the woods is welcome, but don’t stray to the neighbors
We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases.
We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too!
Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

Camper vans are welcome at the main farm!
Our farm store includes our Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy, as well as produce, jams, coffee and other items from our local community. We offer camping essentials, local art, bike rentals, farm experiences and tours.
The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries.

The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall!
Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants!
In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. About the listing
The tiny house has three twin sized beds; one on the main level and the other two lofted above the main floor on opposite sides and accessed by a ladder. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite.
Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm.
The outhouse features a pit toilet.

There are a handful of neighbors, and sometimes cars travel up or down the road, but generally this is a quiet, peaceful area. Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc…. Hiking and exploring the woods is welcome, but don’t stray to the neighbors
We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases.
We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too!
Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

Our farm store includes our Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy, as well as produce, jams, coffee and other items from our local community. We offer camping essentials, local art, bike rentals, farm experiences and tours.
The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries.

My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. We offer a canna friendly tiny house cottage for up to 2 people, w/ an outdoor kitchen, & rustic yet comfort farm-style bath house with a large claw-foot tub for relaxation. There is a private fire pit behind the cottage for guests, a small walking trail on the property, & many outdoor options within just a few minutes. We are also about 20 minutes of a drive from the Southernmost entrance to Shenandoah Nat'l Park.

Weekend Trip to Twin Springs Tiny House
My partner & I loved our winter weekend here! Host was super accommodating. We’re super grateful for his help in getting our stuff to the cabin since our Civic wouldn’t have gotten that far into the property in the current snowy/ rainy conditions. The cabin itself is tucked away into a wooded area on his property, it’s like you enter another world once you pass over the little bridge. There’s a fire pit, generator, & outhouse. The cabin is very small but perfect for a couple or a little family. There’s pillows & blankets but we also brought a couple extra blankets, which I’m glad we did. The wood burning stove did a fairly good job of keeping us warm during a 20ish degree night except that it’s pretty small so be prepared with smaller pieces of wood or firelogs which burn slower. Host also provided a good amount of water, camp stove, random cookware, etc. Quite well stocked place. We didn’t get to meet the host but we did see his adorable dogs on our way out so that was awesome :) overall the vibes were wonderful

Awesome little cabin. My girlfriend and I usually car camp, so the cabin was an upgrade to get out of the cold while doing some winter camping. Things I really enjoyed was the wood stove, the overall simplicity of the cabin, and how the cabin was tucked away in the woods. Also shoutout to Clinton! Awesome host when we got there.

This is my third winter in a row staying at Collie Cottage. It’s my favorite place to get away when it’s a little too cold outside to camp. The cabin is perfectly appointed for a comfortable yet minimal experience, and the hosts are friendly while also giving you plenty of privacy. Hope to be back soon!

The wood stove managed to get the cabin toasty. It was peaceful and the tiny cabin has a surprising amount of space. Best part was the tour guide Doggo. He was absolutely the sweetest dog I've ever met.

The cabin was amazing! We loved the outdoor fire pit, wood stove and the loft space. It kept us plenty warm and cozy during the cold nights and mornings. The creek on the property was great to sit and read a book by or to splash around. It is probably pretty epic in the warmer months. It was super quiet and welcoming. The pit toilet was super clean and functional which was great. We really enjoyed our stay! Meeting Bill, the dog, was a real highlight for our kids!

We loved the grand view cabin! Such an incredible view and cozy cabin. We also visited the farm and our 3 year old loved running around seeing all the animals.
We loved winding down with the sun and getting cozy and warm with the wood burning stove on our December weekend. Would 100% stay again and Dan was very responsive and I really appreciated the minimal contact unless we needed something. It really allowed the perfect unplugging.

We absolutely love coming to the cabin. This was the second time and during a different season and it was equally serene and peaceful. The family is very friendly and helpful and cares a lot which shows. It is definitely becoming a little sanctuary for us away from the hussle and bussle of the daily life and a place of gratitude, peace and calm and spending time in nature, in prayer and with the Lord. We absolutely loved our stay at this Hipcamp spot last week! It was the perfect retreat—so cute and cozy, and truly had all the amenities a weary traveler could possibly need.
I was especially impressed by how conscientious and thoughtful the host was throughout our stay. For instance, the space was efficiently designed with plenty of hooks for hanging items, which is essential in a small space. We were also very grateful that she provided snacks and small bites to eat after our long drive, and she was incredibly communicative and fast at responding to any questions we had.
As a pet owner, I was also appreciative that the space was pet-friendly, allowing my dog, Biscuit, to join us on the trip. I sincerely hope to stay again sometime soon, perhaps when the weather is a bit nicer! Highly recommend this wonderful spot.

Best weekend ever! Clinton was a great host, and made sure we had everything we needed. The cabin is super cute, clean, and has everything you need for a relaxing weekend to unplug and unwind! If going in the middle of winter with a few inches of snow (like us), bring a few extra blankets. We had brought some extras and stayed plenty warm. Would definitely go back!

This cabin was absolutely lovely. I cannot recommend it enough! The wood burning stove kept us cozy on chilly nights, and we got great sleep in the loft. The farm pup is adorable!! The kitchen was fabulous and had everything we needed. This was the perfect place to spend a birthday get-away. There were a few wasps and one did find its way into a sleeping bag, but that comes with being outdoors. The town nearby is lovely and the largest antique warehouse in the country is just down the road! Plus proximity to lots of hiking. We can’t wait to come back!

3 nights at Fat Owl Farm
We were looking for a small place for a short getaway near the Shenedoah Valley. This was perfect! The little cabin had a futon and a top bunk bed. There was a chest beside the bed that had extra blankets and also doubled as a table. A small fire burning stove sat in the corner for warmth and cooking adjacent to a rocking chair and there was a cabinet with extra bedding. The beds were already made and included pullows. There was an area rug down to keep feet warm.
Outside was a fire pit for the cabin and just down the hill was a large community fire pit. The bathroom (in a seperate shed) was a small hand made toilet with a wood shaving bucket to cover waste (I actually prferred this to the typical porta potty as they smell awful). This toilet was well maintained. We brought our own drinking water, but they will provide for you upon request.
There is no shower, so bring your Dude Wipes if you plan on staying a bit.
This is not a place for anyone who needs alot of comforts from home or are use to staying in hotels. It is rustic! But if you can appreciate the little things, this is for you.
There are also two Collies that live there who will come visit you ro make sure you are safe ❤️. We definitely would recommend this place! Booking was easy and the owner came down to check on us to make sure we had everything we needed.

Hosts were very sweet and accommodating - the tiny house was beautiful and smelled like cedar! Ours had electric and sink water with a composting toilet. We felt safe as it was close to their home property. We were close to hiking and vineyards.
