We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. Hiking and exploring the woods is welcome, but don’t stray to the neighbors We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

Weekend Trip to Watercress Inn at Landon Farm

Had a great time!! It is a very special property and Jennifer was kind to show us the animals and tell us more about the history. The little cabin was comfortable and had all the basic cooking items we needed as well as plenty of water for dishes/handwashing! We enjoyed a complimentary wine tasting at a nearby winery that Jennifer gave us, but overall just hung out at the property and enjoyed the peace and quiet. Also, the outhouse is difficult to see if you arrive at night, but it is there, just a few feet off the trail by the solar lights :)

We thoroughly enjoyed our time in the Full Moon dome. 2 adults and 3 large dogs had PLENTY of space both inside and outside to rest and relax. We LOED watching the sheep outside the large dome window while drinking coffee in the mornings (French press provided!). There was plenty of firewood for the firepit and a propane grill nearby - we had such a peaceful experience. Highly recommend ordering some popovers and banana nut w/ chocolate chip muffins! We ordered the night before and Remy had them made and packaged in a wonderful picnic basket by 08300 the next morning! And while you're there, pick up some fresh grass-fed steak for grilling bringing home. Directions: site navigation was very easy. Custom road, parking, and site signs made it very easy to find the dome at night, All linens for both bed and futon are provided so we didn't need to worry about packing bedding/pillows etc Traveled in early November and didn't have any issues with bugs like mosquitoes or ticks. Compost toilet in the dome was such a luxury and easy to use. Tips/tricks: bring a bucket or bowl for gray water. You'll need a way to wash plates/utensils, french press, hands etc.

Quite a beautiful drive up to the top of the hill with the changing trees. Very secluded property, cabin and outhouse located at the base of the driveway with the main house just behind. Adorable porch, so so cozy and clean inside, great little woodstove. The toilet is conveniently located in a shed and very clean. It was my friend’s first time ever camping and she happily used it! Lol. Such a great place to unwind after a day of hiking!

The view and location was everything we were looking for when visiting luray caverns. We actually did a cold plunge in the river. It was awesome. We booked another night just because we wanted to enjoy the scenery and tranquility. The hosts were responsive. The only thing I will say is me and my girlfriend were unable to take a decent shower in the shower rooms because after a minute or so of the water running. It began to smell like sewage. So after the first night we didn’t shower or brush our teeth or anything inside the bathrooms/showers. It was a really horrible putrid smell anytime we tried to shower.

4 nights at Camping on the Hazel River

We had an absolutely wonderful stay at this cabin! I communicated with Peggy through the HipCamp app, and she was very responsive and helpful. When we arrived, Tony met us at the parking area, showed us to the cabin, and took the time to explain how everything worked. He was incredibly kind, accommodating, and genuinely wanted to make sure we had a great experience. The cabin itself was spotless, rustic, and very cozy — exactly what we were hoping for. It has just the right amount of amenities: a small fridge, microwave, toaster oven, running water, and just enough hot water for a quick shower. The outdoor shower was one of our favorite parts — it felt peaceful and refreshing every time we used it. Before our trip, we asked if there was a way to cook outside, and Tony went above and beyond. He actually built a wonderful fire pit setup designed for cooking, which we used every day. It was such a fun and memorable part of our stay, and Tony even provided all the firewood we could possibly need. The property is beautiful, well maintained, and surrounded by about one to two miles of lovely hiking trails. It was quiet, private, and felt like our own little hideaway in nature. Tony gave us plenty of space while still being available if we needed anything. We couldn’t have asked for a better experience — highly recommend this spot for anyone looking for a cozy, peaceful escape!

My fiancee and I had a lovely and relaxing stay at this glamping site. It was beautiful and scenic, and the stars really came out and popped at night when the skies were clear. There is a toilet right behind the tent and a shower on site, as well as wifi provided, which is very convenient. Jud was incredible and very accommodating for all of our needs. We had a great time time chatting with him about how he arrived to the area and he gave great recommendations on things to do / check out nearby. We are already planning our next trip back, next time with more of our friends! Lovely stay - couldn't recommend enough.
