Site was nice and level. Setup was a breeze. Hook ups conveniently located. Lot had table and campfire ring and ample wood for campfire though we didn't use it. Just a short walk across road to river. There is a fairly level walking path along river. There was nobody there to meet us as the description implied. This led to some confusion with local cabin residents as they thought campground was closed. We stayed on the lot we had rented. We were the only people in the campground.

Lot 17 was a very large spot with river access! Plenty of space for two campers. The best thing about this site is the flushing toilet, hot shower and fridge/freezer in a shelter building On the sites. We had campers without bathrooms, and did not need the full hook up. .but that was available at the site as well. Huge fire pit area, ample wood around and a friendly host. Highly recommend. There are also year round campers and cabins mixed in. Everyone is very friendly.

Lucas the owner was very accommodating and personally showed us our campsite, firewood on our site is free to consume, and the river is just a walk away. River was clean to swim, and the kids enjoy tubing and SUP. I would be glad to come back.

The cabin is very spacious, featuring a large kitchen, a generous living room, a roomy bathroom, and three cozy bedrooms. It was perfect and comfortable for our family. We had a great time! Lucas is a wonderful host—very responsive and welcoming. He greeted us with homegrown peaches and garlic, which was a lovely touch.

Lucas is a great host and the campgrounds are beautiful! The river was too full from the storms for swimming but camping next to it was so nice. The gravel driveway was very easy to back into. Lucas was able to find me some dry firewood and even shared some strawberries!! It was a little pricey for a one night stay but I didn’t have neighbors, and thoroughly enjoyed my time there.

Great relaxing and quiet location, being by the river was wonderful and we had beautiful fall colors. We had a full lookup site and fire wood was provided. Will definitely be returning.

This is a beautiful private road with many permanent summer homes and cottages along with camping sites. Even numbers are all across the street from the water and even numbers are all along the water. The river is beautiful and there is a butcher right in town for some great steaks and sausages.
Unfortunately when we went, the sewer was full and the grass was not mowed at site 56 so not ideal, but had we been able to get Lucas’s messages before we lost service, we were given an option for a different site.

Beautiful area right on the Capon River. Quiet and complete with a swimming hole. The host, Lucas, is amazing and helpful.

Beautiful river few steps away. We had large, level, all hook ups at our site. Our two dogs had a fabulous time! Clean and firewood provided. We will definitely come back.

Nice location close to Wardensville but was a tough lot with no shade and the 2+ hours of professional grade fireworks from the surrounding sites was a bit too much for our dogs. Maybe a better choice not on 4th of July weekend!

My son and I loved camping at Bubbling Spring Camp. It was peaceful, and the river was so fun! We had a great time kayaking! Everyone in the community is very welcoming and kind! Highly recommend.

We had a great trip. Lucas met us at the end of the road to guide us to our site and make sure we were set up. We loved having full hookups that were well taken care of and a nice level gravel pad, surrounded by well maintained grass. The site was large and plenty of room for larger RVs with a big fire pit and even wood to burn. We did some walking around and everyone was very friendly, even got to learn about the history of the property from locals camping near by. There is very little/no cell phone connectivity so we made our way into the nearby town and enjoyed the food, as well as some shopping at the well stocked market/hardware store.. (a must see) Just across the gravel road was river access. You have to walk down a small hill to get to the water but once your in the water is very clear and clean with tons of crawfish and minnows to chase. We loved watching all the people float by in kayaks and tubes while our toddler was able to splash in shallower areas. We did get an opportunity to talk to the host and he has a lot of great plans to continue enhancing the area and we look forward to seeing the progress!

Lovely spot. The creek is perfect for wading into on a hot day. The other campers were respectful, friendly, and everyone quiet downs at nightfall. The campsite itself was stocked with kindling for a fire and was nice and flat. One thing to note is that if you have Verizon, there is absolutely no service. Not a problem really for us wanting to get away from it all, but just an FYI.

We car camped on a section of river bank on family owned property. There are neighbors to the right and left of you but they were very respectful and introduced themselves. To expand further; this isn't a cleared land property, there are permanent cabins and structures along the road. There's a porta john available for use and potable water on site. The creek proximity was wonderful and the temperature was spot on for swimming. It was very peaceful sleeping and Lucas was a great host who greeted us shortly after arrival and gave us the run down.

Camping at Bubble Springs was absolutely incredible! Lucas went above and beyond to make sure everything was amazing for our stay. I can’t recommend this camp site enough! We loved the easy access to the river, the quiet community, the fire pit, and so much more :) My friends and I will definitely be frequenting this one

Lucas was great. Met us as soon as we got there and showed us our site. Quiet street with mostly permanent homes and RVs. A GREAT family feel. Site was large that backed to farm land. Loved the close proximity to the water. Our dogs loved it. We will definitely be back
