This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property.
The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from
Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

We make it easy and fun to experience nature. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property.
The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights.
Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal!
Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate.
Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric.
While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather.
Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin.
The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door.
Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights.
In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered.
The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer.
All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom.
The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available.
Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you.
The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road.
Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July.

The cabin is located on an old apple orchard and budding homestead. It is off-grid and powered by solar. It is a short walk from the parking area (75 steps uphill). The cabin is one room with a kitchenette, hot outdoor shower, and outdoor compost toilet. The cabin can sleep up to three people with a queen bed, futon, and pullout couch. The kitchen includes a gas range, mini fridge, a sink with running water, and basic kitchen cook wear. A propane heater is available for extra warmth on a chilly night. A shelf equipped with books and board games. A propane grill sits on the front porch, and a fire pit out front. The hot outdoor shower and compost toilet are 25 steps from the front door tucked into the tree line. The pond sits in front of the cabin, a picnic table sets by the edge.
We love living simply, and immersed in nature, and have designed the space for others who also share this passion. We often see deer, turkey, bear, fox, and coyote. Maybe you will too! You will love reading your book by the pond while listening to the frog chorus, and taking your evening shower while gazing upon the ancient oaks.
Our location is 15 minutes from the Appalachian Trail and James River access. The cabin is located on an old apple orchard and budding homestead. It is off-grid and powered by solar. It is a short walk from the parking area (75 steps uphill). The cabin is one room with a kitchenette, hot outdoor shower, and outdoor compost toilet. The cabin can sleep up to three people with a queen bed, futon, and pullout couch. The kitchen includes a gas range, mini fridge, a sink with running water, and basic kitchen cook wear. A propane heater is available for extra warmth on a chilly night. A shelf equipped with books and board games. A propane grill sits on the front porch, and a fire pit out front. The hot outdoor shower and compost toilet are 25 steps from the front door tucked into the tree line. The pond sits in front of the cabin, a picnic table sets by the edge.
We love living simply, and immersed in nature, and have designed the space for others who also share this passion. We often see deer, turkey, bear, fox, and coyote. Maybe you will too! You will love reading your book by the pond while listening to the frog chorus, and taking your evening shower while gazing upon the ancient oaks.
Our location is 15 minutes from the Appalachian Trail and James River access. The Jefferson Washington National Forest is nearby and offers opportunities for visiting waterfalls, hiking, mountain biking, climbing, and paddling. Downtown Lynchburg is 20 minutes away with great restaurants, farmers markets and shopping.

This was such a cool skoolie! I surprised my son with an "adventure" on our way home from FL. This was a hit! Cozy. Nice land. I saw a family of 11 deer! And my little dog loved the nature walk. Nice warm bathroom at the house. Private, clean and warm.
I think we loved the little wood-burning stove the best! My son (22) slept in the bedroom which was like a quiet cocoon. I slept on the pullout couch which was way bigger than I expected and mostly comfortable. Everything was easy to use, especially with the handy "welcome" booklet. I would definitely stay again.

We had a wonderful experience! Fran was lovely when we checked in and out! Buddy and Ally (the dogs) kept us company throughout the night and made us feel secure! Mr. Duck and the various cats were also lovely to meet! We were the only campers that night, so it felt very private. Just a heads up that most campsites are directly next to another campsite! I would definitely come back with a larger group and reserve two adjacent campgrounds!

The farm is easily accessible and close to everything. Arrival instructions are impeccable, as is on-site signage. Host communication was prompt.
Site #4 was beautiful with south and west views over the horse pastures. It is fairly close to site #5 which was occupied while we were there (5th wheel with a generator and a couple of dogs). The folks at site #5 were super nice and respectful, though we would have preferred to be further away. We were able to arrange our set-up to maximize seclusion. That aside, #4 was still fantastic, and we'd visit again!

A friend of mine and I stayed at Forest site. To me it was the second time to camp at Forest site. We had a very relaxing beautiful autumn night with a nice camping fire. Gail was a great host as always —- kind, considerate and generous. Gail let my friend use her sauna house in the morning even when she was quite busy. My friend enjoyed taking the sauna. The forest was beautiful in the sun light reflected by the fall foliage. It was even nicer to be able to see a few horses among the trees at a distance, eating hay quietly. The well maintained forest condition suggests that Gail has been a very diligent worker.

The spaces are perfectly spaced out and provide a good amount of privacy unlike most campgrounds. We met a fair amount of our neighbors and everyone was so friendly!! Conveniently 13min from The Jefferson (music venue) downtown. Would recommend and will be back again! Thanks for the hospitality ya’ll. Oh, and pro tip, if you’re up before everyone else, make some coffee, then go and sit on the lifeguard tower, the birds put on quite a show <3
