Get cozy in this beautiful, custom-built tiny house, nestled in the woods off of a working cattle farm outside of Palmyra, Virginia. A great place for clearing the mind and reconnecting with nature, someone you love, or even yourself.&nbsp;

About the property

Home to two natural springs as well as plenty of surrounding woods for nature hikes, foraging, or light mountain biking, our property is within striking distance of Monticello, Rivanna River, James River, Shenandoah National Park, Charlottesville, Blue Ridge Parkway, Pleasant Grove Park, and more. The nearest towns are Charlottesville, Scottsville, and Palmyra.&nbsp;

Within 5 miles, enjoy amazing canoeing, hiking, fishing, and disc golf.&nbsp;

Hosts will greet campers and are generally around to address any issues or questions, but the site is totally private, so you’ll enjoy plenty of seclusion during your visit.&nbsp;

About the listing

The tiny house has three twin sized beds; one on the main level and the other two lofted above the main floor on opposite sides and accessed by a ladder. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite.&nbsp;

Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm.

The outhouse features a pit toilet.&nbsp;

Early check-in or late checkout can be managed on a case by case note, depending on whether or not the campsite has other reservations.

Pets are allowed. The property is a working farm, so please respect the animals and those who are working and be sure to close the gate behind you if you opened it.&nbsp;

There is no kitchen in the tiny home, but some minimal and random cookware is provided, along with a small camping stove, if you would like to bring your own camping stoves.&nbsp;

Running water is not available in the cabin. The Host will provide five gallons of water for you and can always refill up at the farm, but feel free to bring additional water with you as well.&nbsp;

There is no WiFi, but there is good cell service for all carriers.

Perched atop Goin Hill, our Sunset Pavilion beckons with breathtaking views of the James River and the majestic Appalachian Mountains. This off grid cabin has a cozy Outhouse, a fenced front yard for your furry friends, and a charming glass-enclosed cedar room with a queen-size bed suspended from the ceiling. Warm yourself by the real wood-burning parlor stove or step onto the small deck to savor the outdoors.


Farm cottage in the country

I live on the land where there is 3 acers and some woods to burn fire also a nice big swimming pool and goats and chickens to pet and feed.  
A small, shed cottage turned into a room with a full-sized bed and mini fridge with a microwave, toaster, and coffee machine, a table with chairs to eat at. Ac for the summer and a heater for the cooler days. I am still adding on and bringing new things to the cottage. I will have complimentary drinks and snacks on your arrival.

Portions of the historic Three Chopt Trail, a Native American trail, run through a large portion of the county. The trail was marked by three hatchet chops in trees to show the way. The modern-day U.S. Route 250 roughly follows this route from Richmond to Charlottesville.

Not too far at the shops from Short Pump Mall, we're dining and Cinema is superb. Only 30 minutes away from Charlottesville world's famous Carter's Mountain orchard, and Thomas Jefferson's Monticello mansion. 

Theres also a 15 min away grocery store Food Lion, Chinese restaurant a Subway or Hardee's a gas station. 

Hi, I have 3 acres of land I do live on my land. I have a goats and chickens you can walk up and see.  Along the woods are blackberries in the months of June and July your more than welcome to pick.

There's also a park down the road 8 mins called Leakes Mill Park it's 176 acres for bike trails with a playground and soccer field. And if you're looking for a park with playground and a dog run and a baseball field and walking trails that one is about 15 minutes down the road and it's called Hidden Rock Park.

Outdoor bathroom. Make sure after using toilet. If it's a number two you tie up the bag, throw it into the trash can and put a fresh bag with a scoop of wood pellets. Portable sink with water. Mirror. Toilet paper included.

Rocky Run Landing

Peace like a river, love like a mountain
Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.”

Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite.

Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco!

The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin.

The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed.

A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal).

The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep.

If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. Many wineries, breweries, and cideries are also in the area, along with local artisan shops.

Rocky Run Landing is appropriate for a family vacation, spiritual sojourn, romantic escape, adventure quest, artist's or writer's retreat, friends' get-away, or sight-seeing base. Free canine companionship is offered for animal lovers!


Twin Poplar Farm

The Farm is located on 65 private acres of Woods and Field on the Tye River. This is a place for people who love nature and want to be out in it. We have chosen to prioritize conservation over ease of access, so though the sites are all walk in only  [or paddle in!] this means you will camp on the grass or leaves not the gravel of a parking lot. 
There are only 3 sites on the land so you can soak up nature without noisy neighbors.

"Twin Poplar" refers to the Tulip Poplar's extraordinary tenacity, after being cut down, like the Phoenix who returns to life after death, a Poplar will often regrow as two "twin" trunks. A chance for a new life and growth!

End of the day, fire by the river. The Beach is a perfect spot for fires and to put in or take out for a paddle, just steps from the camp site.

Late afternoon as the sun is setting and the woodpeckers have a good laugh at you getting a fire going!

Rockfish River Landing

Property lies along the Rockfish River in Southern Albemarle County, a short drive to country stores and many public boat landings on the James River. There are no public boat landings on the Rockfish River so you are ras likely to see a Blue Herron as another paddlers. Fishing is best in the spring when the Smallmouth spawn.

Kayaking on the pond! It actually goes down to a depth of about 30 feet in the middle. Super refreshing for an afternoon or morning dip. 

Private Farm Minutes to Cville

This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property.
The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from
Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Beautiful views surround the property and only minutes from the city!

You get access to this cool pagoda that includes kayaks, a gas grill, tables and chairs. 

Glamping with room to roam.

Whisper Creek was founded in 1999. It has been the gathering place for many great friends and camping adventures. WC can hardly be camping, more like Glamping!

This is a very private and quiet location. You can settle in knowing that this listing includes a covered picnic area. Which has counter space for food prep and cooking that includes a small sink.

But remember, it’s camping so you’ll need to come prepared with a camp stove for cooking, although I do have charcoal and propane grill’s at the picnic area.
Fire pit for awesome evening camp fires with free split firewood on hand. All I ask is that you burn it like you split and stacked it. 

You can gather and relax under the covered picnic area for dinner preparation and/or lounging. We are located within an hour from Wintergreen, numerous wineries, craft beer locations and numerous hiking destinations.

Harmony Hut has fresh linens but please bring sleeping bags and/or sheets for the screened in bunkhouse.

River access to the James River is a short drive to Howardsville. There you will also find a General Store which offers you the basics, such as Beer, Wine, Ice and a few grocery items. They make the best homemade sandwiches and grilled burgers. Direct river access can be provided via special request. I can also provide shuttling services. But this needs to be mentioned well before your stay as I don't live up there year around.

Big Island South

The Premier Overnight Float Trip Campsite on the Middle James River - Boat in Only---No onsite parking or hiking in.

Please note this is a boat in only listing--so launch your canoe or kayak upstream to float in and enjoy a stay! You MUST take the south channel (some call it "River Right") as you approach the Seven Islands chain to access&nbsp; Campsite 1. You MUST take the North Channel or "River Left" to access Campsite 2.&nbsp;&nbsp;See satellite imagery.&nbsp;Read on--

Approximately 8 miles downriver from Scottsville and 2.5 miles downriver from the Hardware River Wildlife Management Area, this is the Premier campsite for an overnight float trip on the middle James. With some of the best smallmouth bass fishing the James River has to offer, this is perfect stopover for a take out at the New Canton/Bremo Bluff boat landing 4 miles downstream. Enjoy an overnight or a couple of days. The 2 acre campsites are on an elevated sand and gravel bar on the north and south shores of Big Island. There's ample room for multiple tents and boats. Pools and slow moving water to cool off after your float down, and a great place for catfishing and watching satellite fly-bys at night. Plenty of Bald Eagles, Ospreys, and just about all of Virginia's animals inhabit this section of the James.&nbsp; Enjoy the scenery!&nbsp;

KNOW BEFORE YOU BOOK and GO&nbsp;

1. Check out river levels, forecasts and warnings. There can be class 1 and 2 rapids (and more) depending on river height. Very experienced paddlers only once the river gets above approximately 5.0 feet or so at Scottsville. The host will gladly rebook your stay should the river height not be safe for your group. Check James River height at Scottsville or other reputable data source.&nbsp;

2. You must take the south channel (some call it "River Right") as you approach the Seven Islands chain to access&nbsp; Campsite 1. You must take the North Channel or "River Left" to access Campsite 2.&nbsp;&nbsp;See satellite imagery.&nbsp;

3. Both campsites are only accessible by canoe, kayak or other small craft from the west/upriver.&nbsp;

4. Cell phone coverage is very spotty in this section of the river bottom.
