This is your perfect, fully unplugged, rustic back country getaway. Conveniently located directly off Route 56 and across from the Tye River, yet heavily wooded with hiking access to a stunning private waterfall and stream. Only 1/2 mile upstream from Crabtree Falls and about 5 miles to the 3 Ridges/Priest Mountain trailhead on the AT. Also easy drives to many of our favorites like: St Mary's Wilderness - Blue Mtn Barrel House - Trager Brothers Coffee - Basic Necessities Cafe - Spy Rock - Wintergreen - The Brewing Tree - White Rock Falls - Blue Ridge Parkway - Montebello General Store (public restroom for customers) - Sweet Bliss Bakery - Jefferson & Washington National Forest - Tantivy Lavender Farm and so much more.
This back-country location has multiple tent sites available* with no amenities and very limited to no cell coverage. The waterfall site is no longer available for rustic camping but stay tuned for a glamping option in fall of '26. (no other campfire site are permitted on the property, although we have a firepit at 2 locations).
*Please note that there is NO rustic camping available at the waterfall any more.

The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset. Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night. The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant. Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there. Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the campsite area. I'm dedicated to having lots of native plants and trees. I do not spray any pesticides. Plenty of free firewood. Not too far off interstate 81. I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

We absolutely loved this property! Beautiful views, very quiet, CLEAN and peaceful there is a gorgeous lake a short walk from camp site 1. Juan has beautiful horses on his property and they are so peaceful to watch. Water and electric hook up worked great, and our class A fit great and site was level. This location is about 1 mile off the main road we easily navigated down the dirt compacted/gravel road no issues. Again extremely quiet, just nature. Just 14 minutes to downtown Culpeper, charming downtown area, lots of shops, and diners. Walmart, Target, Martins, Lidl, and Lowes are just a few more minutes down the road. Can not recommend this camp enough, you will not be disappointed!

This place is amazing. Scenery of this place is great its like you have a whole lake by yourself. The place is private as the other sites are far enough from you. Place is flat so no issues with placing your tent. I suggest bringing a fishing rod and bait. Will definitely coming back. Highly suggested: YOU MUST READ Mr. Juan's direction in the site to avoid being lost.

Great site with rv hookups and a dump station on the way out. Our three large dogs loved walking to the lake. Paths are well signed and Juan was an excellent host. We jumped a few deer out of the corn on our walks. Lots of horses, cows and other dogs in the area add to the atmosphere.

directions were a little tricky. I would definitely first go to the Lloyd’s address and not click on the directions within the app when driving there. My best recommendation would be to go to the Lloyds address using GPS, then once you get there, use Google maps from the location within the app and use satellite mode to navigate.
navigating for me was also made a little bit more challenging as I was towing a trailer. If I wasn’t, it would’ve been no issue doubling back.
we had a lovely time with a cool, crisp October evening and morning, quickly warming up to an enjoyable day. Also caught my personal best bass in the little farm pond on a drop shot.

The campsites were fantastic. Water pressure was wonderful. 30 and 50 amp hook ups beautiful bathhouse. Trails to explore for Miles. Wonderful access to a nice shallow spot on the James River. Great for swimming, putting in your kayak or tube. You will also notice the remnants of a larger infrastructure that was once a private school campus. The setting is lovely. Beautiful spot. Water and electric hook ups. Dump station on the way out. Fire pit. Complimentary adirondack chairs were a nice touch. No light pollution - the stars were bright and beautiful! We were able to walk the property and take in the beautiful lake views and wildlife. Juan was very responsive and so kind. It’s close to Culpeper and at the base of the mountains. The proximity to so many amazing activities was great. We truly enjoyed our time and look forward to returning. Thank you to Juan and his family for sharing their beautiful space with us for a few days!

We hosted a 7-person retreat here and it was absolutely magical. The property feels like a sanctuary—hammocks by the waterfall, butterflies everywhere, and plenty of space to do powerful, grounding work in nature. A short hike up the falls is well worth it, and you can even catch glimpses of Crabtree Falls from part of the land.
It’s also easy to slip away to quiet spots along the Tye River for peaceful reflection. The lack of cell service turned out to be a gift, allowing everyone to be fully present and unplugged.
We can’t wait to come back and see how the space continues to grow after construction—it’s already such a special place. Highly recommend for anyone seeking rest, connection, or a nature-based retreat!
