This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. The Luray Caverns, a national historic site, with it’s famous Great Stalacpipe Organ, are just a few minutes away, and tubing, canoeing, and white-water rafting adventure can be found at the nearby Shenandoah River. Museums and Civil War sites will feed your history-loving soul! Onsite we have a brand-new camp store! We also have a large pool and small pool, a gathering yurt for groups and an event pavilion, a playground, and a jumping pillow is in the works! We have two deluxe cabins and four deluxe yurts for more ways to appreciate the great outdoors with those additional creature comforts.

We loved camping at the Harmon Homestead! Extremely quiet and relaxing. Friendly hosts that go the extra mile to make your stay amazing. When you go ask to meet the animals. They have goats, pigs, chickens, emu, and the friendliest pup who may come to say hello. Highly recommended.

Bob was incredibly helpful at relocating us because site #2 doesn’t allow dogs. He moved us to the spacious #7 campsite at no additional charge, and we never had to talk to another person while we were camping. It was exactly the kind of escape into nature that we were looking for. We will be back!

Waking up to soft rolling hills and grazing horses (and 2 very charming mules) hit the spot!! This was my very first Hip Camp, and my first time camping alone! Butterfly Camp was perfect. I felt very safe and I had everything I needed and more! I met Jen at the Farm Store and she was kind enough to take the time to share some info on the farm and Shenandoah. There are very easy trails throughout the land to explore if you want to stay around camp. And of course you’ve got primo access to Shenandoah trails! I’ll definitely recommend this spot to friends. The farm is easily accessible and close to everything. Arrival instructions are impeccable, as is on-site signage. Host communication was prompt. Site #4 was beautiful with south and west views over the horse pastures. It is fairly close to site #5 which was occupied while we were there (5th wheel with a generator and a couple of dogs). The folks at site #5 were super nice and respectful, though we would have preferred to be further away. We were able to arrange our set-up to maximize seclusion. That aside, #4 was still fantastic, and we'd visit again!

A friend of mine and I stayed at Forest site. To me it was the second time to camp at Forest site. We had a very relaxing beautiful autumn night with a nice camping fire. Gail was a great host as always —- kind, considerate and generous. Gail let my friend use her sauna house in the morning even when she was quite busy. My friend enjoyed taking the sauna. The forest was beautiful in the sun light reflected by the fall foliage. It was even nicer to be able to see a few horses among the trees at a distance, eating hay quietly. The well maintained forest condition suggests that Gail has been a very diligent worker.

Weekend Trip to Watercress Inn at Landon Farm

We had such an amazing time at Gypsy Camp! We brought our 2-year-old son, and he absolutely loved every minute of it. Jen went above and beyond to make our stay special, especially for Halloween. We joined her evening spooky walk through the trails, and her entire setup afterward was incredible. She had soup, a charcuterie board, cupcakes, cookies, cider and the most delicious homemade juice! She even invited our son, Callan, to help feed the animals in the morning, which he absolutely loved. Jen truly puts so much thought and care into every detail. She also offers a variety of fun add-ons to make your weekend even more special. The camping spots are nice, well taken care of and very private which we loved because we weren’t sure how our 2 year old would do camping even though he ended up loving it. We highly recommend staying here! you won’t be disappointed!

The spaces are perfectly spaced out and provide a good amount of privacy unlike most campgrounds. We met a fair amount of our neighbors and everyone was so friendly!! Conveniently 13min from The Jefferson (music venue) downtown. Would recommend and will be back again! Thanks for the hospitality ya’ll. Oh, and pro tip, if you’re up before everyone else, make some coffee, then go and sit on the lifeguard tower, the birds put on quite a show <3
