Our 12acres are beautifully wooded with our pond as the central point of interest.  Camping with a trailer is a fun experience.  While we do not have a kitchen, we provide propane grill, BBQ grill shared refrigerators, pans, utensils, and dishwashing area, Please expect some vintage aspects, such as door handles, screens, windows, that function according to their age.  These are not new modern trailers and we think that adds to the appeal! However they are clean and cozy!Your trailer is down by the pond, the wildlife clay bottom is spring fed, swimming is allowed during daylight hours only and it is "Swim at your own Risk". Please read the house rules regarding rinsing off and refraining from getting suntan oil etc. in the pond.  We usually have wood on site for sale, advance request is much appreciated and please pay upon arrival with cash, $10 per ample bundle and $15 for a bag of charcoal.  We do not deliver after 5pm so please order in advance. PLEASE NOTE- you do not have our property to yourselves. We live onsite and on any given night, both trailers can be rented. The cook station, picnic table/benches under the pavilion and composting toilet are communally used. IMPORTANT-PLEASE PLAN TO CHECK IN BETWEEN 4 and 6:30 pm as this is not a location where we can accommodate arrivals after dark. After checking in, you can head back out for dinner, we are a mere 5 miles from Quechee. We further request that you communicate your arrival time no later that early the day of so that we can greet you. We plan our day around your arrival and ask that you respect our time as well.  Any photography done with our property must be for personal use only and not professional use nor intended for publication. You must have advance (prior to arrival) permission for professional photography which will also require a contract for fees and terms. Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont. Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. There is a pergola filled with kiwis and wisteria and a hammock for lounging. A shady grape arbor filled with white grapes that we have made wine with. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale. There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Voted in the Top 3 in Vermont State by Hip Camp reviews since 2022 6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.
