This is a semi-secluded beach, river's edge, and swimming holes. Swim, tube, fish and relax up or down the river and in the confluence of the Winooski and Mad Rivers.. 👢👓 Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, the Cobb family cemetery, and more gems from many years gone by. We live on 75 acres of woods and hay fields. Larry is a self-taught hay-farmer since we moved from the mid-west in 2007. The property was a fallow dairy farm from the 70's. It used to be called Common View Farm. We hear the name came from the fact that we can see the Craftsbury Common from the height of the property. Legend holds that people have seen strange lights and orbs in the area. It may just be a yarn told by the locals to the new flatlanders. I have never noticed anything of the sort and I have been looking. Who doesn't like a good New England ghost story? Larry farms about 30 acres of the property; square bales for horses. The rest are woods. We have our own old mare, Ruby, which gave Larry the haying idea. She has two goat buddies, Danny-Boy and Brownie (guess what color he is?). Our dog, Tinker, runs the land and loves dog friends as well as humans. Our views are of the Lowell Mountains closest and the Green Mountains in the distance. You can see the Lowell wind farm on the horizon. We have a large garden and raspberry patch. When in season, you are free to pick! The house on the property, Larry built. It's a beauty. He also has two shops and some barns. No shortage of farm implements. You are welcome to walk to your heart's content and to visit Ruby and the boys. Learn more about this land: The Northwoods Gypsy Wagon is a 3-minute walk into the woods from the parking area.  You can have all the solitude you'd like or visit the nearby towns.  In this off-grid wagon, you will have an indoor cooking stove (2 burner propane) and a propane stove for the cooler nights but no running water, therefore no indoor plumbing.  Fresh water, battery operated lights, solar panel which provides one lamp and a place to plug in your phone, coffee/tea set ups. Wi-Fi/cell cov is not available.  There is a privy exclusively for the wagon and a place for a cold-water wash up.  This is truly tiny space, however; sleeps 2 adults. You will have a table and chairs for a sit down chat or meal.  In the dryer months fire-burning may be ill-advised or outright prohibited, you'll be advised.   We are currently on a fire ban due to drought

Lovely, secluded campsite in the woods. Potable water and trash (plus recycling and compost) located at the barn, about 300 ft away. The provided firewood was excellent, kept dry underneath a tarp at the site. Picnic table and bench, as well as two Adirondack chairs, were a nice touch. The composting bucket toilet, located under a small permanent structure at the site, was very clean and did not smell at all.

We had an incredible stay at Tenting, Fishing, Swimming Utopia at Vermont Ranch & Riverside Retreat! Lucinda was a fantastic host who greeted us warmly at the entrance and took the time to show us around the property. Our campsite in the woods was spectacular, complete with a fire pit, grill, and even an outdoor shower—such a great touch! The highlight of our trip was the breathtaking views of the river at sunset; it was simply amazing. My daughter was especially thrilled to see the horses grazing in the field right where we were camping, adding to the charm of the location. On our first night, we caught some night crawlers and took them fishing. Although we didn’t get any bites, it was a wonderful experience to see my wife and daughter enjoying themselves by the water. We wished we could have stayed a few more nights to soak it all in! Overall, I highly recommend this campsite for anyone looking for a beautiful, peaceful getaway in nature. We can’t wait to return!

This is such a spectacular campsite. The river is gorgeous. The woods are beautiful. The backdrop of horses grazing is serene. The stars at night are expansive and there are always beautiful birds along the water. It's an incredible place to swim, tube, sun bathe and relax. Lucinda is a superb host. She's so informative and incredibly kind and helpful. Our car wouldn't start the day we were scheduled to leave, and she went above and beyond to help us get it going again. She was so understanding and kind about the whole thing, that it made what could have been a very stressful situation just a minor inconvenience. We can't wait to go back!!! Our dogs can't wait either!

We loved Lucinda’s site. Absolutely beautiful! The fields, rivers and horses are gorgeous. The sites are both very private and very well set up. Lucinda was there for everything we needed. This is the best Hipcamp or camping site we’ve ever been to. We also took advantage of her expertise in horseback riding and had a few really good, meaningful lessons.

This was our first Hipcamp experience, and it was perfect. We loved the location in, the downtown had cute local shops to visit which were close by. Lucinda’s property is BEAUTIFUL, exactly what we were looking for, peaceful, open are for our three boys to run, friendly horses to pet, the river was great for a swim, fishing, or just taking in the Mountain View’s. The amenities were great, a sink to wash dishes, easily could grab firewood, and clean toilet ! definitely hope to come back!

Lucinda and the horses are the most welcoming Hip Camp hosts! The river, closer to one site but a 2 minute walk from the other, is a swimmer's paradise. Lucinda has added all of these cool touches, like well-water basins at both sites, picnic tables, nice fire pits with benches, and more. It is such a great spot to unwind! Lucinda teaches really interesting, gentle methods, to connect humans and horses, for which I plan to bring my family back to get in on. This stay was a highlight of my vacation.

Wow what a great spot. Lucinda was a wonderful host. She gave us great directions, met us as soon as we arrived and showed us around the entire campsite. The property is beautiful, the river spectacular and the nightly visits from her horses and the hot outdoor shower were a great plus. Oh and I can’t forget the overly generous selection of firewood. If you only see one campsite in Vermont, I recommend this one.
