The property is such a peaceful spot! We have a rustic outhouse, and showers can be taken in the main farmhouse on the property if you would like, available Monday thru Saturday from 8am to 9am. So that means Sundays are not available or evenings. The cabin is outfitted with a comfy bed, fridge, and microwave and coffee maker. We sell firewood to sit around a cozy campfire at night and stargaze! You can even purchase a S'mores package as well! Enjoy a cup of coffee in the mornings and listen to the birds. Bottled water is included as well and placed in your fridge upon arrival. Potable water also easily accessible. We will do our best to make you feel at home away from home. In a way that is never intrusive, we respect your privacy. Come and unwind with nature all around you. We are very pet friendly! And ask that all dogs are on a leash while outside. Also, pets are not to be left in the cabins unattended at any time. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

Its a 10 minute uphill walk from your car. We have a wagon for you to shuttle your gear if needed and for an additional fee we can shuttle your gear up to the site based on host availability. I had a great stay at Ryegate. The cabin was warm and homey, a nice break from camping when the rain and cold arrived. Jessica was welcoming, communicative and responsive. She provided good information about the stay and was kind enough to let me use the shower in the farmhouse, which was much appreciated. The cabin really has all you need... shelter, a cozy bed, a microwave, fridge, and coffee station. Sitting on the front porch with coffee overlooking the river and the mountain tree line is a wonderful way to spend a peaceful morning! The cabin is decorated very cute, which is a nice bonus. Note: You need to be up for a bit of outdoor life ... like using an outhouse and washing dishes in a sink outside. It isn't primitive but it is glamping.

I had a wonderful stay at this cabin! It was adorably decorated with a cozy rustic aesthetic and felt very welcoming. The bed was super comfortable, and although there was a space heater provided, I didn’t end up needing it. The host was extremely communicative and helpful, even making sure I had a warm shower in the morning, which I really appreciated. The views of the river were beautiful—especially in the morning with the fog rolling across the water. One of my favorite parts of the stay was the animals on the property—it made the experience feel even more special. I also loved that I was able to bring my dog along with me.

Jess was an amazing host and this was by far the most comfy cozy and CLEAN place on our fall New England trip!! The pictures honestly didn’t do it justice. She really took care of all the details you might need and it was very well presented. We got showed in the morning and the hospitality was amazing. The property is very beautiful and peaceful. We had an incredible stay at Tenting, Fishing, Swimming Utopia at Vermont Ranch & Riverside Retreat! Lucinda was a fantastic host who greeted us warmly at the entrance and took the time to show us around the property. Our campsite in the woods was spectacular, complete with a fire pit, grill, and even an outdoor shower—such a great touch! The highlight of our trip was the breathtaking views of the river at sunset; it was simply amazing. My daughter was especially thrilled to see the horses grazing in the field right where we were camping, adding to the charm of the location. On our first night, we caught some night crawlers and took them fishing. Although we didn’t get any bites, it was a wonderful experience to see my wife and daughter enjoying themselves by the water. We wished we could have stayed a few more nights to soak it all in! Overall, I highly recommend this campsite for anyone looking for a beautiful, peaceful getaway in nature. We can’t wait to return!

We loved Mike's site on Robbins Mountain. Very private and great hiking trails in all directions. Comfortable cots and a brand new outhouse made for pleasant accommodations. Mike was there to meet us with his awesome dog, Meeko, and they were a big help getting us from our car to the trail.

The cabin had a great view of the river and I enjoyed my stay. My dog was allowed which I always appreciate. Jessica brought a heater for me which was perfect for the chilly nights. I arrived at night and did not see the sink/hose for water. You do have to turn the water on and off from the house. Jessica was very responsive and I was able to meet and chat with her. There are chickens, ducks, and 2 goats but I did not hear any of them at all from the cabin.

This is such a spectacular campsite. The river is gorgeous. The woods are beautiful. The backdrop of horses grazing is serene. The stars at night are expansive and there are always beautiful birds along the water. It's an incredible place to swim, tube, sun bathe and relax. Lucinda is a superb host. She's so informative and incredibly kind and helpful. Our car wouldn't start the day we were scheduled to leave, and she went above and beyond to help us get it going again. She was so understanding and kind about the whole thing, that it made what could have been a very stressful situation just a minor inconvenience. We can't wait to go back!!! Our dogs can't wait either!

We loved Lucinda’s site. Absolutely beautiful! The fields, rivers and horses are gorgeous. The sites are both very private and very well set up. Lucinda was there for everything we needed. This is the best Hipcamp or camping site we’ve ever been to. We also took advantage of her expertise in horseback riding and had a few really good, meaningful lessons.

Tucked away in the Lake Umbagog wilderness, we are a small privately-owned farm with the wonders of the area surrounding us. Boating and fishing? Check. Hiking and mountain-biking? Check. We are happy to help you with your gear and have a couple of wheelbarrows and sometimes an ATV. So unless you want to RV/truck/car camp at the trailhead (definitely an option), it is tent-only camping on the lakeshore and garden sites. Please don't ask if you can drive your vehicle right down to the site---we don't even drive our own down. However you decide to arrive, we are happy to guide you at no extra charge. We do have cellular phone service on site and shoreline but NOT on the logging road in. [There is unfortunately no way for us to make the property accessible for guests who need the use of personal mobility equipment. Also, from experience, we MUST caution those with medical conditions that this is a WILDERNESS location, at least two hours from any medical facilities and very difficult to even medevac.] We have a small fishing boat (paddle only), 1 kayak, 3 mountain bikes, and a canoe for rent; firewood for purchase on site; your choice of spots to pitch a tent or use our raised platform. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. Bug spray is recommended. Although black bears are generally shy and usually avoid humans, they are opportunistic and will search for human food supplies when natural foods are not available. Maintaining a sustainable bear population in New Hampshire depends on minimizing human-bear conflicts. It is illegal to intentionally feed bears in New Hampshire. Intentional feeding can create problems within residential areas and can result in fines. It also may threaten the life of the bear, if it becomes a nuisance animal as a result of this feeding. Please keep your food in your car when you are not at the site and when you are sleeping. The property has views of Mount Martha and the Presidential Mountain Range. There are easy walking trails throughout the property. There is a field to play games; Soccer, wiffle ball, corn hole and yard croquet can be used. As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing.
