This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. We operate a small working farm on our 50 acre property. Approximately 7 acres is cleared fields where we grow hemp, pigs and chickens. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. We had such a great time at the yurt and exploring the property with our two dogs! Morgan did a great job of showing us everything we needed to know for our stay. The yurt itself is absolutely beautiful and truly makes you feel like you’re sleeping in nature. The location that they chose to build the yurt provides an amazing view of the mountains right out the front window. We opted to use the wood-fired hot tub while we were there and it was a fantastic experience. Although the wood stove was out of commission during our stay, the space heaters that were provided were more than enough to keep the yurt toasty, even during the cold late November nights. We would gladly come back again!

Weekend Trip to Rooted Acres Farm

We had such a lovely stay here! The host was incredibly responsive to all our questions, and the cabin was exactly what we were looking for. It came with a portable heater inside that kept us warm at night (just remember to turn on the gas outside first!). Without proper winter clothing, it might be a bit chilly to stay here during the colder months, but we went toward the end of October and it was still perfect! And the hot tub!! Such a clever and wonderful addition! Just a heads up: you’ll need to build a strong fire to get it hot within about 3 hours, and you’ll likely want to make two fires - one for the tub and another to sit back and enjoy. Be sure to bring lanterns, as it gets dark pretty quickly once the sun sets. Even though we had cloudy skies, we could tell that on a clear night the stargazing would be incredible. The cabin is well-equipped with dishes and running water for light cooking, brushing teeth, etc. There’s also a small convenience store about 8 minutes away on the main road. Overall, we would highly recommend this place. We had a fantastic time and will definitely be returning!

The property here was amazing to be at. I was part of a 4.person group bikepacking through Vermont and came across this as an option for reprieve during a to be rainy night. The main lodge was very homey, communal, and clean. A huge kitchen and plenty of seating/hang out area for folks to catch up and chat. Honestly we would have loved to stay longer and get to know even more about the place as it seemed to have some good history and current operations to it.

Each campsite was amazing with a lot of thought and effort put into it. If you want a more private camping experience, this is a great spot for it! We will certainly be back!

The private campsite with the Yurt was so nice, I have never had a bed while camping in a tent before so that was a very cozy experience. The warmth from the wood stove kept insulated very well so we were warm enough all night. The walk from the car to the tent wasn't bad at all and the shower/toilet was very nice to have on-site. It was super close to Franconia notch so I felt I didn't have to rush for morning reservations. I would definitely stay again!
