Metta Earth Institute (MEI) is a non-profit educational retreat center in Lincoln, Vermont. With 158 beautiful acres, we are nestled in a bowl of mountains with stunning mountain views in all directions. MEI is based on a small-scale diversified, organic, and biodynamically oriented farm with an acre-sized retreat garden and other herb and flower gardens, and 2 food producing greenhouses. We practice regenerative agriculture, carbon farming, and many other environmentally sustainable practices.
Main House Front Porch
The front porch of the main house has continued to be a wonderful gathering place with outstanding sunset views and surrounding terraced gardens with blossoms and berries that attract hummingbirds and bees. We serve meals from the adjoining big kitchen, and these can be enjoyed on the porch or taken on trays to the nearby Plum Grove, other outdoor settings. The porch is a great place to meet with others or enjoy a place to sit and read. There is also a good internet connection on the porch and a place to charge devices.
You are welcome to walk anywhere on Metta Earth land. Or you may want to walk on the surrounding dirt roads, all with very minimal cars and great mountain views or along the river. We can give further directions and information about the region when you are here.
Our stays range from basic tent sites to Yurts and Canvas Tents. We have something for everyone.
We have four yurts nestled on a knoll among maples, beeches, balsam, and other trees. They each are positioned for a sense of privacy from the others and have little paths connecting them. They all are well loved and humble, beautiful, light filled circular spaces with a round dome skylight, lattice siding, windows with screens for summer use and in winter extra insulation provided by window quilts. Each yurt has a wood stove for colder weather. The yurts are furnished simply with various configurations of single and double beds, tables, chairs, shelving, and sheepskins or other floor rugs. At night a few of the paths are lit with solar lamps, so it is wise to bring a flashlight/headlamp as well. Beeswax candles provide inside night lighting. Some of the yurts have string, solar lights around the inside of the yurt walls.
We have 5 bell tents that are lovely, roundish shaped tents with a peak. Four of them are smaller, one-person tents, and one is larger for a couple or 2 people. We provide amattress and pillow with organic bedding and a sheepskin rug, and a simple storage crate/table. It’s a good idea to bring a sleeping bag for extra warmth, especially in the potentially colder shoulder seasons in May and in September.
If you have a tent, insulated ground mat, and sleeping gear, we have many inspiring sites in the surrounding forest glades, meadows, and fields. Those who choose to camp have access to outdoor composting toilets, a hot water outside faucet for bucket bathing, and outdoor shower available in the warmer seasons. Camping requires a certain hardiness and adequate gear. Weather during the growing season (May – October) in the mountains of Vermont is unpredictable. Temperatures range from freezing temperatures at night in the spring and fall to gloriously warm days and even hot days.

Black Hole & Dunkley Falls campsite is located on an 80-acre old Adirondack farm. The Mill Creek runs along with this property, which features access to the scenic Dunkley Falls & The Black Hole — a cavernous geological anomaly. This famous swimming spot is a perfect place to test your nerve with a backflip off its 20 ft cliffs or just take a leisurely swim in the naturally formed glacier pool. Like to fish? The Mill Creek is also stocked annually with over 3000 brown & rainbow trout. All of this is just a short walk from our property. Onsite: Two Canvas Wall Tents (16ft X 14ft ) and Outhouse. Full of scenic waterfalls along a Vermont mountain brook, our daughter named the land after dynamite was found during renovations of the former one-room schoolhouse on the property 5 years ago. Naturalists will love the brookside trails, many dipping pools, a zip line, hammocks, and a privy with a woodland view. There are several scenic campsites on the 150 acres, but only one will be rented each night to ensure a special experience. Wifi and power available across the brook outside the farmhouse as needed. No cell service. Spend lazy days exploring the woods, reading a book in a hammock, or sunning yourself on a rock in the river. A newer, larger tent has been set up for 2025 .
Roxbury is the geographic center of Vermont - which makes it a great basecamp for adventures. Warren / Sugarbush is 20-25 minutes to the west. Montpelier is 20 minutes to the north. Randolph is 20 minutes to the south. Two brewpubs are within 15 minutes.

Private driveway in the woods leads up a hill to three fabulous, secluded, country-setting camping locations with incredible views. Hay fields in front of you with woods behind you, you'll have peace and quiet in total seclusion but are only 5 minutes from downtown historic Greenwich village with diners and shops and a CVS. (The “Stewarts” gas station and market has firewood bundles!)
Camping locations have no amenities but are cleared with mowed grass and have fire-pits. Pitch tent or bring RV, you'll enjoy yourself and the wildlife around you. Site 1 and 2 are adjacent to woods, site 3 is a wide-open-field site (great RV site) with the best panoramic and sunset view. There is camp wood for fires in various spots on the property (40 acres) that campers are welcome to but you might want to bring some of your own as well.
Also, the coded entrance gate will be open for your reservation date so no additional call is required. UPDATE...driveway regraded for easier access for all vehicles now. Can still be a little soft after a rain.

A very rewarding and strenuous hike leads you down into a beautiful secluded brook, with waterfalls and swimming holes. An absolutely magical spot you will most likely get to soak in in complete solitude. Other great hiking throughout our woods and nearby in Jamaica and Townshend state parks.

Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain.
Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity.
The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so.
The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Full of scenic waterfalls along a Vermont mountain brook, our daughter named the land after dynamite was found during renovations of the former one-room schoolhouse on the property 5 years ago. Naturalists will love the brookside trails, many dipping pools, a zip line, hammocks, and a privy with a woodland view. There are several scenic campsites on the 150 acres, but only one will be rented each night to ensure a special experience. Wifi and power available across the brook outside the farmhouse as needed. No cell service. Spend lazy days exploring the woods, reading a book in a hammock, or sunning yourself on a rock in the river. A newer, larger tent has been set up for 2025 .
Roxbury is the geographic center of Vermont - which makes it a great basecamp for adventures. Warren / Sugarbush is 20-25 minutes to the west. Montpelier is 20 minutes to the north. Randolph is 20 minutes to the south. Two brewpubs are within 15 minutes.

Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. Private driveway in the woods leads up a hill to three fabulous, secluded, country-setting camping locations with incredible views. Hay fields in front of you with woods behind you, you'll have peace and quiet in total seclusion but are only 5 minutes from downtown historic Greenwich village with diners and shops and a CVS. (The “Stewarts” gas station and market has firewood bundles!)
Camping locations have no amenities but are cleared with mowed grass and have fire-pits. Pitch tent or bring RV, you'll enjoy yourself and the wildlife around you. Site 1 and 2 are adjacent to woods, site 3 is a wide-open-field site (great RV site) with the best panoramic and sunset view. Our homestead is a judicious 20-acre mixture of meadow, woodland, orchard, gardens, and wild and cultivated berry patches.
Lots of opportunities to interact with wildlife (and my livestock dogs -- Koa, Irie, Makita & Bostitch), explore the woods and sit in the peace of wild things. Surplus eggs and extra seasonal produce (grown, foraged) for sale when available.
A very rewarding and strenuous hike leads you down into a beautiful secluded brook, with waterfalls and swimming holes. An absolutely magical spot you will most likely get to soak in in complete solitude. Other great hiking throughout our woods and nearby in Jamaica and Townshend state parks.

Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain.
Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity.
The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so.
The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Weekend Trip to Bent Apple Farm
My wife and planned this as a winter get away and we had an amazing time. The cabin/tree house was very quant, well taken care of and you can tell the love and caring they put into this.
The snow was glorious and the snowshoeing in the fields and trails right out the door was perfect.
Loana was incredibly helpful and responsive. The night we arrived they got about 7-8” of snow. They called their plow guy and it was taken care of.
We will be returning next winter, for a blissful, relaxing and romantic trip.

The cabin is secluded, cozy, and charming. Despite it being the snowy season, all the paths were shoveled and the heat inside kept us warm. Minutes away from the eastern coast of the lake and a short drive from Glens Falls and Lake George Village, the location makes you feel like you are in the woods while easily being able to grab a dinner in town. I thoroughly recommend this rental.

3 nights at Fall Water Farm
This little cabin was a nice retreat away from home for a few days. Having bedding provided was a nice touch and the bed is very comfortable. The parking is not far from the cabin (maybe 50-100ft) and the driveway was even plowed very shortly after a few inches of snow fell during my stay. There’s a fair amount of yard space available, great for playing in the snow this time of year, and the steam right outside the cabin door is a pretty sight and sound every time you exit. This cabin is also perfect for anyone who doesn’t like dealing with a wood stove to keep warm, instead a gas radiator controlled by a digital thermostat keeps the cabin warm exactly how you like it, a very surprising but much appreciated bonus I found out after arriving. Overall, this cabin was fantastic, warm, and cozy, and I would absolutely recommend to anyone looking for somewhat easy cabin camping in the winter.

Weekend Trip to Bent Apple Farm
Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left!
Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door.
Overall definitely would recommend and stay again!

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

La Lu Farm is a beautiful property! The Goat Yurt is comfortable and the wood-burning stove makes it very cozy. The yurt is a good base camp for exploring the cute nearby towns and hiking in the Green Mountains. On a cold night, be sure to bring a warm sleeping bag and extra firewood (also, bring toilet paper for the outhouse). My spouse and I had lovely stay and would recommend!
