Serene perch under the trees on the banks of the Guadalupe River in Seguin, TX. One-bedroom, riverfront tiny home with sleeping loft. Plenty of outdoor space. Relaxing views from two-level dock. WATER LEVEL and FLOW
The water level in photos are accurate. The water level has dropped 12 feet since March 2023, to rebuild the dam that created our lake. There is a certain flow requirement downstream from our property, so we maintain a minimum flow and consistent level/depth regardless of rainfall.
Depth varies from 4 feet at our stairs to 10+ feet in the middle of the channel. Additionally, there's no boat traffic, so it's ideal for kayaking and fishing year round.
Water flow slows in warmer seasons, and plumes of button moss intermittently float up from the bottom, collecting at water's edge. We still swim among the button moss, but it may not be ideal for some. Unfortunately, there's no way to predict when it will emerge and how long it stays.

WATER LEVEL and FLOW
The water level in photos are accurate. The water level has dropped 12 feet since March 2023, to rebuild the dam that created our lake. There is a certain flow requirement downstream from our property, so we maintain a minimum flow and consistent level/depth regardless of rainfall.
Depth varies from 4 feet at our stairs to 10+ feet in the middle of the channel. Additionally, there's no boat traffic, so it's ideal for kayaking and fishing year round.
Water flow slows in warmer seasons, and plumes of button moss intermittently float up from the bottom, collecting at water's edge. We still swim among the button moss, but it may not be ideal for some. Unfortunately, there's no way to predict when it will emerge and how long it stays.

I brought my wife here for Valentine’s Day, and we both had an amazing time. The property where the campsite was, was beautiful and serene. It was just the type of environment that we needed to ground ourselves and find some peace. We stayed at Terrys camper site and words can’t described how comfortable, clean, and cozy the place was. The restrooms were very clean and taken care of. This was the best experience I’ve had camping/glamping. This was my wife’s first time going camping, since she’s a city girl, I was somewhat worried on the experience, but it’s safe to say that I won her over to the outdoor life. Thank you Bridget for hosting us. We will be back!

from the moment you step onto the property, the whimsy from the the layout from the backyard is magical!! ✨ adrienne is so attentive- there’s so many thoughtful details that contribute to the stay. from hooks by the hot tub, the lighting, cards and games in the airstream to anything you might possibly need for your cozy lil getaway. the airstream is decorated in the most outstanding way and the outdoor shower is another treat. it was exceptionally clean cozy and more than we could’ve asked for. Great and secluded little spot on the river. There are more tent/rv sites nearby, but i had the whole area to myself. Bathroom was clean, well lit and close by. Camper covered the basics and ac/heater unit kept us comfortable.

So a friend of mine recommended this spot and the family liked the idea of camping Christmas weekend so that's what we did. Booked the cute little camper and pitched a tent outside. It worked out perfect for a family of 4 adults & 2 littles. The camper is so adorable and was very comfortable. They've got a mini fridge, coffee pot w/ coffee provided and even had a TV! Guys were able to watch the football game on a big screen! Oh and did I mention it's air conditioned! Huge fire pit and the outhouse was pretty cool. 2 showers and toilet and just across from the camper which was very nice. Towels and shampoo were provided even. They had canoes to use at your discretion. A swing for small ones. Very much a nice & cozy spot and would definitely camp there again!

What a peaceful, cozy, comfortable spot, with the kindest hosts. The cabin was perfectly appointed. I needed a place to rest and recharge and I got exactly that. The outdoor shower was the icing on the cake. Pretty much nothing better than being sheltered by a wise old oak tree as you wash off that road dirt. Highly recommend to anyone who wants to see the more peaceful and humane side of Austin!

Weekend Trip to The Reserve at GreenLeaf
We had such a wonderful time. Our hosts greeted us for a short intro to the place which was nice. I got some pointers on how to use a French Coffee press (you'll see) and we got the lay of the land. There are walking trails, a community fire pit (there are only 4 yurts), a pavilion with Corn Hole type games and a hot tub (didn't try it out). It was extremely peaceful and calm. A great place to forget about things for a couple of days. Also, Bastrop has a nice downtown area. We ate at Neighbors (?) downtown and enjoyed sitting on the patio by the river.

Loved the vibe of this place! I stayed in the airstream and it was so cute and fun. They put a lot of details that made my stay comfortable. The area is beautiful and having access to the Colorado River was awesome. We took rides in the golf cart and hung out at the pool. Super dog friendly and I appreciated how safe I felt in the space. The container bathrooms were clean and loved the set up. Also appreciated the showers having a bench and hooks. I can tell they put a lot of thought into the little things that make a good stay. We had the most fantastic weekend staying on Bridget’s land. The super cute camper was the perfect size for me and my 2 daughters. There were kayaks available and a boat that we were able to use on the river. The scenery was amazing and so relaxing- literally right on the river. The bathroom was the best I have ever used on a camping trip. There is a flush toilet and 2 showers with plenty of hot water! Bridget was so kind and communicative about the property and with questions I had. I will definitely be back. It is so worth it- you won’t regret staying here!!
