Welcome to Sunset Bay Meadows! We have several tent/RV sites, a yurt, and one group camping site. Once a dairy farm and part of the old Simpson estate our property offers mushroom picking seasonally whey you may find Chanterelle & Hedgehog mushrooms. We're close to the beach and the Sunset Bay Golf Course is on the same property. Lots of hiking trails and you can connect with Sunset Bay State Park our neighbor. We have a private, secluded campground that is wind sheltered with approximately 20 acres of space in which to use our covered table, picnic tables, fire pit, fire rings at individual campsites, BBQ, sauna and outdoor propane-fired shower. The camp area is tucked away among large spruce trees and open meadows which lead to endless trails on the property, with the option to buy a round of golf at Sunset Bay Golf Course, which is right next door to the camp area. We’re just short of a mile from Sunset Bay, where you will find kayaking, fishing and a great spot for kids. The Whiskey Run mountain bike trails are a short drive away and are truly world-class trails. The Sunset Bay State Park has a huge trail network that spans the cliff line all the way from Sunset Bay to Cape Arago. Chuck’s Seafood in Charleston is a great spot to pick up local seafood. BBQ some oysters on the grill or pick up some fresh fish and enjoy the bounty of the coast. Charleston, just 3.5 miles away, also has some great restaurants and local shops to truly make your stay memorable. Only friendly dogs allowed and leashed or under voice command.

Cornerstone Ranch is a pristine Ranch of about 500 acres on the Rogue River and against the Pacific Ocean offering too many experiences to count. You can even bring your horse... FYI, Hipcamps map for site locations is not correct. Two go next to the driveway and the other four follow the creek. From the South GPS is very accurate to our driveway. Coming from the North, GPS may drop you a few driveways away as that is the property line. Keep driving about another 1/8th mile until you see the large red "Cornerstone Ranch" sign. That is our driveway. Welcome... The ranch offers 6 different campsites. Campfires are allowed (outside of burn bans), and there is a toilet in off season and Port-A-Potties during the summer on site as well. Reviews from guests: "During the night we could hear Elk and the nearby nature! When we woke up we got to visit with the horses, use the really clean port-potty, and chat with Bonnie and Chris the Hosts. They have tons of recommendations, but our favorite was the Indian creek cafe across the river. The areas so great and clean and the host cares about their guests! Would recommend!"

The Ranch has 1/2 mile of Nestucca River frontage where you can swim or fish, whichever floats your boat. Niagara Creek/Pheasant Creek falls is a nearby hiking trail and there are roads as well as deer and elk trails to explore all over the ranch. If you feel like venturing further, the beach is 23 miles away in Pacific City. Tillamook is 25 miles. We also offer pasture raised pork for sale. A variety of sausages (breakfast, chorizo, Italian, Bratwurst and French Garlic links) and pork chops.

We are closed for the season to let our land rest and, well it gets pretty soggy around here in the winter months. We'll open up in again in April but, we're taking reservations for the 2026 season... Our one designated site, closest to the river bank we call the Riverside Site. It can be reserved for up to 4 people. It can only accommodate smaller tents, campers, pop up trailers, small pod-type trailers and larger rigs up to 15'. has a rustic firepit and your own deck for viewing the river. For groups of 5 or more or people or camping with large 10 person tents or trailers over 20', there will be an additional fee and you will need to set up camp in our Riverwood Site, about 150' from the riverbank. You will still have full access to the deck and firepit in the other site but, larger rigs cannot maneuver in the site without tearing up the grass and leaving ruts on our property. **Please note**When you make the reservation you will add an "Extra", ADDITIONAL CAMPSITE. We have indoor bathroom facilities for our guests in a separate apartment we have downstairs of our house. There is a small living and dining area, kitchenette with barista bar, microwave and small fridge. It is about 150' walk and is visible from the campsites but, still feels private. We also offer our little Bunkie, the Glass House for an extra fee. The Bunkie sleeps two comfortably. It has a nice mattress (Please bring your own sleeping bags), a comfy bench, a coat rack, remote control lights and a nice electric heater. There are curtains all around for privacy. You'll use the bathroom facilities in the apartment. All of our guests have full access to our personal dock to get down to the water. Feel free to fish off the dock, swim, Kayak, SUP or just enjoy the evening on the dock. Our property is about a 10 minute drive to the Ocean/Hwy 101, just south of Lincoln City. This hidden gem is only 1/3 of a mile off the highway yet all you can hear is the flow of the water from Rock Creek which flows along the 2 acres. There is plenty of spots to toss your tent. Personally, I prefer the bank overlooking the stream. Cool your feet on a hot summer day in Rock Creek (the main attraction). Enjoy the evenings around the fire pit for an extra $10/day which includes the firewood. There are complimentary tables, BBQ, chairs. Did you know the coolest porta-party in the galaxy awaits your visit? Yep, true. Attractions: Spirit Mountain Casino is only 4 miles away, The Oregon coast is a 25 minute drive as well as plenty of vineyards. Also enjoy 100+ miles of hiking trails. The trail head is only 1 mile from camp. I'm available to answer any questions you have and look forward to your visit. We ask if the ground is wet (rain for 24+ hrs) you keep your car on the gravel driveway and not drive in the grass (causing ruts). Don't be a turd. Respect the Hideout. If you plan on partying and/or staying up late around the campfire, don't book this. I have neighbors and respect them. Go do your party booking elsewhere, please. Lastly, if you are bringing dogs, you'll most likely get a bit of barking from the dogs to the east for the 1st hour. I just want to be honest and warn you.

Cornerstone Ranch is a pristine Ranch of about 500 acres on the Rogue River and against the Pacific Ocean offering too many experiences to count. You can even bring your horse... FYI, Hipcamps map for site locations is not correct. Two go next to the driveway and the other four follow the creek. From the South GPS is very accurate to our driveway. Coming from the North, GPS may drop you a few driveways away as that is the property line. Keep driving about another 1/8th mile until you see the large red "Cornerstone Ranch" sign. That is our driveway. Welcome... The ranch offers 6 different campsites. Campfires are allowed (outside of burn bans), and there is a toilet in off season and Port-A-Potties during the summer on site as well. Reviews from guests: "During the night we could hear Elk and the nearby nature! When we woke up we got to visit with the horses, use the really clean port-potty, and chat with Bonnie and Chris the Hosts. They have tons of recommendations, but our favorite was the Indian creek cafe across the river. The areas so great and clean and the host cares about their guests! Would recommend!"

We are closed for the season to let our land rest and, well it gets pretty soggy around here in the winter months. We'll open up in again in April but, we're taking reservations for the 2026 season... Our one designated site, closest to the river bank we call the Riverside Site. It can be reserved for up to 4 people. It can only accommodate smaller tents, campers, pop up trailers, small pod-type trailers and larger rigs up to 15'. has a rustic firepit and your own deck for viewing the river. For groups of 5 or more or people or camping with large 10 person tents or trailers over 20', there will be an additional fee and you will need to set up camp in our Riverwood Site, about 150' from the riverbank. You will still have full access to the deck and firepit in the other site but, larger rigs cannot maneuver in the site without tearing up the grass and leaving ruts on our property. **Please note**When you make the reservation you will add an "Extra", ADDITIONAL CAMPSITE. We have indoor bathroom facilities for our guests in a separate apartment we have downstairs of our house. There is a small living and dining area, kitchenette with barista bar, microwave and small fridge. It is about 150' walk and is visible from the campsites but, still feels private. We also offer our little Bunkie, the Glass House for an extra fee. The Bunkie sleeps two comfortably. It has a nice mattress (Please bring your own sleeping bags), a comfy bench, a coat rack, remote control lights and a nice electric heater. There are curtains all around for privacy. You'll use the bathroom facilities in the apartment. All of our guests have full access to our personal dock to get down to the water. Feel free to fish off the dock, swim, Kayak, SUP or just enjoy the evening on the dock. Our property is about a 10 minute drive to the Ocean/Hwy 101, just south of Lincoln City. Exceeded Expectations! Tim's property is stunning. Everything is very well maintained, the porta-potty is the cleanest and best smelling that I've ever experienced. The area is open, yet private. We had a sneaky visitor while we were gone one afternoon, help himself to a jar of peanut butter we mistakenly left out. Our Racoon camp buddy came back that night to sniff our tent and hang out in the bushes while we relaxed by the fire. The location is perfect. It's very close to one of the best beach spots along the southern Oregon Coast, Sunset Bay. While we didn't make use of the shower or sauna, we checked them out when we picked up firewood and chatted with Tim - they seemed clean and inviting. Tim was a great host - I had some vehicle issues that caused us to get in very late one night and impacted our departure time. He just gave us a jovial wave as we left. FYI - Lots of neat stuff to explore within the camping area - check out the creek! The ground was wet and slick; I tried as hard as I could to not spin-out in my truck, but unfortunately I left a few minor marks in Tim's beautifully maintained grass. Very sorry, Tim!
