Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our property has a vast collection of vintage, classic, and current vinyl albums that play solely from solar power. Its audio system delivers sound on the inside and out for a campfire mood that can't be beaten. The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)! A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. This campsite provides a great location to use as a base for day hikes. The tent site is situated beneath a canopy of two large Red Oak trees. This property was formerly a farm and has since grown back to a pioneer Hardwood Forest. There are stone rows throughout the farm and some areas that have been cleared of invasive vegetation and planted with native grasses to enhance the deer population. We suggest day hikes such as Catfish Fire Tower, Van Campen's Glen, and Buttermilk Falls. Here's a list of our recommendations for hiking, fishing, and just plain old exploring: The Delaware Water Gap National Recreational Area (DWG) and nearby Walpack Fish and Wildlife Management Area in Layton have many hiking trails (See the National Park Service's website). Great areas for sightseeing, hiking, biking, fishing, hunting. Buttermilk Falls, (trailhead on) Mountain Road in Layton. Hike to the top of the beautiful waterfalls near Walpack and take a 6.8 mile loop trail to Crater Lake. Walpack Inn, National Park Service Rd 615, Layton. A beautiful restaurant with an entire back wall of windows with a view of the Kittatinny Valley. The Walpack is open on weekends for dinner only. Appalachian Trail (AT). Check out the AMC Mohican Outdoor Center located along the trail in Blairstown. The AT runs through the DWG. \ Long Pine Pond amp; Crater Lake in Walpack. Both are spring fed and great for swimming and boating (clear water). Van Campen's Glen, Old Mine Road, Hardwick. The 2.1 mile loop trail features several cascades and waterfalls, a narrow stone valley, and a lush hemlock ravine. Catfish Fire Tower, Millbrook Road, Hardwick. A rocky 2.0 or longer 4.4 mile hike to the top of the ridge. Great views on NJ and PA. Also check out "Hiking Our Preserves" on the Ridge and Valley Conservancy's website for information on 4 local hiking trails. Delaware River- Great for swimming, boating, tubing, canoeing, fishing. Keep your eye out for Bald Eagles! White Lake - 97 Stillwater Rd. Hardwick, NJ 07825. The Paulinskill (Blairstown) and FlatBrook (Old Mine Road, Hardwick) rivers are local spots for trout fishing. On Saturdays during the summer, you may want to try out the Blairstown Farmers Market on Stillwater Road. Hours 9:30 to 1:00 pm.

The new City Winery in Montgomery is minutes away. We are located right in the middle of the Shawangunk Wine Trail and have dozens of wineries and craft breweries within 20 miles of the farm. World class hiking trails and breathtaking views await at Minnewaska State Park and Mohonk Mountain House, both just 15 miles away. The Bashakill Preserve is home to some of the best bird watching in the Northeast and is 5 miles away. The walkway over the Hudson and fine dining options at Newburgh's waterfront are also within a short 20 minute drive. The Shawangunk, Wallkill and Hudson Valley rail trails are easily accessible for those wanting to bike or jog. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. This campsite provides a great location to use as a base for day hikes. The tent site is situated beneath a canopy of two large Red Oak trees. This property was formerly a farm and has since grown back to a pioneer Hardwood Forest. There are stone rows throughout the farm and some areas that have been cleared of invasive vegetation and planted with native grasses to enhance the deer population. We suggest day hikes such as Catfish Fire Tower, Van Campen's Glen, and Buttermilk Falls. Here's a list of our recommendations for hiking, fishing, and just plain old exploring: The Delaware Water Gap National Recreational Area (DWG) and nearby Walpack Fish and Wildlife Management Area in Layton have many hiking trails (See the National Park Service's website). Great areas for sightseeing, hiking, biking, fishing, hunting. Buttermilk Falls, (trailhead on) Mountain Road in Layton. Hike to the top of the beautiful waterfalls near Walpack and take a 6.8 mile loop trail to Crater Lake. Walpack Inn, National Park Service Rd 615, Layton. A beautiful restaurant with an entire back wall of windows with a view of the Kittatinny Valley. The Walpack is open on weekends for dinner only. Appalachian Trail (AT). Check out the AMC Mohican Outdoor Center located along the trail in Blairstown. The AT runs through the DWG. \ Long Pine Pond amp; Crater Lake in Walpack. Both are spring fed and great for swimming and boating (clear water). Van Campen's Glen, Old Mine Road, Hardwick. The 2.1 mile loop trail features several cascades and waterfalls, a narrow stone valley, and a lush hemlock ravine. Catfish Fire Tower, Millbrook Road, Hardwick. A rocky 2.0 or longer 4.4 mile hike to the top of the ridge. Great views on NJ and PA. Also check out "Hiking Our Preserves" on the Ridge and Valley Conservancy's website for information on 4 local hiking trails. Delaware River- Great for swimming, boating, tubing, canoeing, fishing. Keep your eye out for Bald Eagles! White Lake - 97 Stillwater Rd. Hardwick, NJ 07825. The Paulinskill (Blairstown) and FlatBrook (Old Mine Road, Hardwick) rivers are local spots for trout fishing. On Saturdays during the summer, you may want to try out the Blairstown Farmers Market on Stillwater Road. Hours 9:30 to 1:00 pm.

Only 1.5 hours from NYC but you truly feel like you’re away from the city and in the quiet serene woods. Kathy was an amazing host and checked in on us to make sure we were comfortable. We were on site 9 which was very isolated and spacious enough to fit all of our needs. Everything was also clean and the trails were marked and easy to follow. There’s also firewood for purchase if needed. I would highly recommend and will be coming back!

This was perfect! We stayed for a night on a cool fall night. Lots of space, and included a picnic table and fire ring. The brewery was great (we were there on a Saturday) the portapotty is a bit of a walk from this particular site, but it wasn’t too bad! The farmers market was walkable, but also a short drive. Be sure to check out the farmers market while you are there! Would definitely stay again.

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

Great spot for tents and small campervans! 🚐 🏕️ 🚽 Two private bathrooms with flush toilets and a sink, bonus points is the heater — came in clutch fir the chilly weekend! The grounds were nicely maintained as well. Thanks Harry for escorting us to our campsite! 🥾 Lots of hiking options nearby, but we opted for Bear Mountain — which was an hour drive back towards the city where we live.

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.). Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future. NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers! Thank you again Mike, and hope to stay again. 😸😸😸

We stayed at the Record Room Cabin this past weekend and absolutely loved it! The hot tub with warm water and hot tub made for such a unique experience — truly unforgettable. The sense of privacy and peace was perfect, and the vinyl record collection was just incredible. There's even a magnificent pool table under a canopy with a view of the forest – a truly stunning sight. I agree with all the comments above. This is truly an amazing place! My sweetheart and I had such an amazing time at The Record Room. We stayed for 3 nights and we wish we had one more! It was a cozy getaway that felt timeless. We loved setting the vibe with the records, dancing in the living room, and just enjoying some slow, peaceful days. It was cold when we went and one day was particularly rainy, but there is a lot to enjoy indoors and the fireplace kept us warm and cozy. One thing to note is that the wood provided is rather thin and burns fast. For this reason, heating the hot tub and keeping the indoor fireplace lit is a JOB! We had to add every 15 minutes or so. Our recommendation is to start early on the hot tub and bring some of your own logs as well - even better if they’re the big fire-starter ones. Overall it’s a special place. Masen and his family are great hosts and we hope to make it back again someday.

A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) While the hike is short, some parts are steep, so please walk slowly and take your time. Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY.
