You don't have to be an interpretive dancer (though it's probably recommended) to understand the helpful interpretive signs that describe the six distinct habitats through which the Beaver Pond Nature Trail passes at Higley Flow State Park. Despite the otherwise heavily-wooded and hilly terrain, there is a sandy beach for swimming and plenty of leveled campsites so you won't roll your own little dam down stream. Take advantage of the many amenities this camp has to offer, even for winter visitors (ice fishing, anyone?), but be aware that they do allow hunting during certain peak seasons so be sure to check the calendar and throw the oranges in tow!

Our cabin is tucked away, bordered by NYS Forever Wild land to the south and west and few neighbors to the north and east. Built by a local doctor in 1924, this cabin was his family's summer home. He was also a talented watercolor painter and his original work is displayed throughout. We are only the third owners and we have been enjoying the cabin since the 80's. In the last 30 years we have introduced some creature comforts (hot/cold water, electricity) while maintaining its original charm. In a time where it is so hard to disconnect from the world, we offer a comfy bed, fresh air, starry nights, a fire and no cell service at the cabin.

Come, sit back, disconnect and relax in our unique cabin in the Adirondack Park. Our 100-year-old cabin comfortably sleeps seven. There are two small private bedrooms: one with a queen and the second with a full bed. The third room is open to the living room and features a bunk bed. Linens, blankets and towels are provided. The kitchen is well stocked with cookware, a full-sized stove, refrigerator, microwave and farmhouse sink with hot and cold running water. The bathroom has a flush toilet, sink and tub with handheld shower. There is a pellet stove (pellets provided) in our kitchen/dining area and a wood stove (wood provided) in the living room. Both bedrooms have thermostat controlled electric heat.
The cabin is a true escape: no internet, no telephone and hit or (mostly) miss cell service. There is electricity if you need to recharge a device and there is a great sound system to Bluetooth your tunes.
Built by Dr. James Cormier in 1924, our cabin became a summer getaway for his family. He was also an artist and his original watercolors still adorn its walls. We are only the third owners in nearly 100 years and we have been building cherished memories there for decades. We have made improvements to the property while retaining its charm. There is one P/T neighbor who shares our driveway but the property provides privacy.
We are adjacent to a NYS Forest Preserve and surrounded by woods. The cabin is a short drive from Lake Placid and Saranac Lake and close to hiking the Adirondacks, canoeing in the St. Regis Canoe Area, close to the Six Nations Indian Museum and an easy drive to the Visitors Interpretive Center at Paul Smith’s College. For the water and fishing enthusiast a 3 minute drive or 10 minute walk brings you to the North Branch of the Saranac River, Rainbow Lake and Lake Kushaqua. Local fishing, and hunting opportunities abound. The cabin’s location also offers history buffs a chance to explore the impact of tuberculosis sanatoriums which served patients from the big cities in the early 20th century. Sites are available to explore within walking distance and a small museum in Saranac Lake is worth the trip. Lastly, there is a cool antique store within a few miles whose owner is always available for conversation about the area.
After a day of ADK fun, you can kick back around the fire ring (outdoor burning wood supplied) and take in the stars. If the weather isn't cooperating, stay in with a good book, play some card/board games or just spend some uninterrupted time with people you care about.

Quaint, private campsite on babbling Adirondack brook for singles or couples only at our 180 yr old farm. Though we love children and critters, we created our campsite as a quiet private refuge for adults, couples or singles, no pets please. We can accommodate a tent, campervan or small tow behind camper ( less than 16 feet). Your private access off a two lane state road goes 200 feet through a mown meadow, down a short graveled incline to the edge of a lovely babbling brook. There are two gravel pads to choose from or set your tent up on the grass.
There is "limited" 20 amp electrical power available, you can plug in your rig but it won't support all your 30 amp RV demands.
There is an open air shower house with hot water, an outdoor kitchen with a sink and small refrigerator. The water in the sink/shower and hose bib is filtered brook water and NOT POTABLE !! We will supply a 5 gallon dispenser of drinking water for your use.
When nature calls there is a very nice, very clean outhouse, complete with curtains. There is dry split campfire wood in the woodshed available for sale by adding cash to a lock box. It is a honest/honor system.
There is a small deck with two vintage chairs overlooking a small waist deep plunge pool that is a great way to cool off on a hot day. There are also a couple of shady spots for a nap in your hammock.
Our 15 acre homestead dates back to 1840. We live in the restored original post and beam Cape that is flanked by vintage barns and outbuildings. We are recently retired and have a small organic farm and woodworking shop. Our property is conveniently accessed by a two lane state road that goes through Saranac Lake (10 mi) on the way to Lake Placid(18 mi). The numerous local mountains, lakes and rivers provide limitless opportunities for outdoor recreation. Excellent bike routes can be accessed right from your campsite or you can drive to the new Adk Rail Trail or local Mtn bike areas. We live and work here, 500 ft from the site. We are, therefore, available to help with logistical issues and more importantly can recommend anything from backcountry rambles to fine dining and of course the best local brewpubs, one is 3 miles away.

There is a huge field next to the cabins, a nearby pond and private trails to explore!
| THE CABINS |
Main Cabin: One larger cabin, consisting of a living room, full kitchen (dishwasher, stove, refrigerator, coffee maker, and toaster), laundry room with washer and dryer. Three bedrooms (2 king beds & 1 queen bed), two full bathrooms (one en-suite) with standup showers and one large bathtub. Two of the bedrooms have closets. The main cabin is not heated and space heaters will be provided during any colder months (Spring/Fall).
Mini Cabins: Four small log cabins spread out in a row, underneath a canopy of beautiful pine trees! The cabins are spaced far enough that there is enough privacy in-between each one. The cabins come equipped with power, WIFI, Roku TVs, refrigerators, microwaves, coffee makers, screened-in porches, AC units, ceiling fans and outdoor water hookups. They each comfortably sleep between 2-3 adults. Cabins are not heated. Space heaters are provided during colder months (Spring/Fall).

Across from the four smaller cabins is a bathhouse, featuring men's and women's sides. Each side has two bathroom stalls, one stand up shower and double sinks.
| THE GRASSE RIVER |
The Grasse River is a 73 mile-long river, mainly flowing northeast from the foothills of the Adirondack Mountains into the St. Lawrence Valley. Stocked with brown trout, native brook trout, smallmouth bass and rock bass.
Follow the trails from the campground to the river, where you can picnic, fish and relax!
*Swimming is at guests’ own risk. The river’s current depends on the season or how much rain the area has received. While exploring the banks of the river you will find faster and slower areas.*
| THE POND |
There is a private trail which leads to a small pond. The pond is perfect for exploring by canoe or kayak. There are a few channels which lead to other trails on the property.
*Several other properties have access to the pond. However, we have yet to see anyone else using the pond - it is very quiet! The pond is not meant for swimming*
| THE TRAILS |
There are multiple private trails leading to the river, into the woods and the pond. If you enjoy being in nature, these trails are truly lovely to walk/run/bike and enjoy! They are also extremely wide and well-groomed. We have added Adirondack chairs at certain end points.

A large field abuts the smaller cabins. Adirondack chairs have been placed around a large fire-pit in the field, perfect for hanging out with family and friends and enjoying some s’mores while stargazing!

Basic cookware (coffee maker, toaster, pots and pans and silverware) provided in the main house. All small cabins have coffee makers/mugs.
Four complimentary sets of golf clubs are available to use to play at the local courses. In addition, four tennis rackets are provided.
Exterior security cameras (filming and recording) are on the property, facing main entrance points, main cabin driveway and field.

You don't have to be an interpretive dancer (though it's probably recommended) to understand the helpful interpretive signs that describe the six distinct habitats through which the Beaver Pond Nature Trail passes at Higley Flow State Park. Despite the otherwise heavily-wooded and hilly terrain, there is a sandy beach for swimming and plenty of leveled campsites so you won't roll your own little dam down stream. He was also a talented watercolor painter and his original work is displayed throughout. We are only the third owners and we have been enjoying the cabin since the 80's. In a time where it is so hard to disconnect from the world, we offer a comfy bed, fresh air, starry nights, a fire and no cell service at the cabin.

Come, sit back, disconnect and relax in our unique cabin in the Adirondack Park. Our 100-year-old cabin comfortably sleeps seven. There are two small private bedrooms: one with a queen and the second with a full bed. The third room is open to the living room and features a bunk bed. Linens, blankets and towels are provided. The kitchen is well stocked with cookware, a full-sized stove, refrigerator, microwave and farmhouse sink with hot and cold running water. The bathroom has a flush toilet, sink and tub with handheld shower. There is a pellet stove (pellets provided) in our kitchen/dining area and a wood stove (wood provided) in the living room. Both bedrooms have thermostat controlled electric heat.
The cabin is a true escape: no internet, no telephone and hit or (mostly) miss cell service. There is electricity if you need to recharge a device and there is a great sound system to Bluetooth your tunes.
Built by Dr. James Cormier in 1924, our cabin became a summer getaway for his family. He was also an artist and his original watercolors still adorn its walls. We are only the third owners in nearly 100 years and we have been building cherished memories there for decades. We have made improvements to the property while retaining its charm. There is one P/T neighbor who shares our driveway but the property provides privacy.
We are adjacent to a NYS Forest Preserve and surrounded by woods. The cabin is a short drive from Lake Placid and Saranac Lake and close to hiking the Adirondacks, canoeing in the St. Regis Canoe Area, close to the Six Nations Indian Museum and an easy drive to the Visitors Interpretive Center at Paul Smith’s College. For the water and fishing enthusiast a 3 minute drive or 10 minute walk brings you to the North Branch of the Saranac River, Rainbow Lake and Lake Kushaqua. Local fishing, and hunting opportunities abound. The cabin’s location also offers history buffs a chance to explore the impact of tuberculosis sanatoriums which served patients from the big cities in the early 20th century. Sites are available to explore within walking distance and a small museum in Saranac Lake is worth the trip. Lastly, there is a cool antique store within a few miles whose owner is always available for conversation about the area.
After a day of ADK fun, you can kick back around the fire ring (outdoor burning wood supplied) and take in the stars. If the weather isn't cooperating, stay in with a good book, play some card/board games or just spend some uninterrupted time with people you care about.

Quaint, private campsite on babbling Adirondack brook for singles or couples only at our 180 yr old farm. Though we love children and critters, we created our campsite as a quiet private refuge for adults, couples or singles, no pets please. We can accommodate a tent, campervan or small tow behind camper ( less than 16 feet). Your private access off a two lane state road goes 200 feet through a mown meadow, down a short graveled incline to the edge of a lovely babbling brook. There are two gravel pads to choose from or set your tent up on the grass.
There is "limited" 20 amp electrical power available, you can plug in your rig but it won't support all your 30 amp RV demands.
There is an open air shower house with hot water, an outdoor kitchen with a sink and small refrigerator. The water in the sink/shower and hose bib is filtered brook water and NOT POTABLE !! We will supply a 5 gallon dispenser of drinking water for your use.
When nature calls there is a very nice, very clean outhouse, complete with curtains. There is dry split campfire wood in the woodshed available for sale by adding cash to a lock box. It is a honest/honor system.
There is a small deck with two vintage chairs overlooking a small waist deep plunge pool that is a great way to cool off on a hot day. There are also a couple of shady spots for a nap in your hammock.
Our 15 acre homestead dates back to 1840. We live in the restored original post and beam Cape that is flanked by vintage barns and outbuildings. We are recently retired and have a small organic farm and woodworking shop. Our property is conveniently accessed by a two lane state road that goes through Saranac Lake (10 mi) on the way to Lake Placid(18 mi). The numerous local mountains, lakes and rivers provide limitless opportunities for outdoor recreation. Excellent bike routes can be accessed right from your campsite or you can drive to the new Adk Rail Trail or local Mtn bike areas. We live and work here, 500 ft from the site. We are, therefore, available to help with logistical issues and more importantly can recommend anything from backcountry rambles to fine dining and of course the best local brewpubs, one is 3 miles away.

| THE CABINS |
Main Cabin: One larger cabin, consisting of a living room, full kitchen (dishwasher, stove, refrigerator, coffee maker, and toaster), laundry room with washer and dryer. Three bedrooms (2 king beds & 1 queen bed), two full bathrooms (one en-suite) with standup showers and one large bathtub. Two of the bedrooms have closets. The main cabin is not heated and space heaters will be provided during any colder months (Spring/Fall).
Mini Cabins: Four small log cabins spread out in a row, underneath a canopy of beautiful pine trees! The cabins are spaced far enough that there is enough privacy in-between each one. The cabins come equipped with power, WIFI, Roku TVs, refrigerators, microwaves, coffee makers, screened-in porches, AC units, ceiling fans and outdoor water hookups. They each comfortably sleep between 2-3 adults. Cabins are not heated. Space heaters are provided during colder months (Spring/Fall).

The Grasse River is a 73 mile-long river, mainly flowing northeast from the foothills of the Adirondack Mountains into the St. Lawrence Valley. Stocked with brown trout, native brook trout, smallmouth bass and rock bass.
Follow the trails from the campground to the river, where you can picnic, fish and relax!
*Swimming is at guests’ own risk. The river’s current depends on the season or how much rain the area has received. While exploring the banks of the river you will find faster and slower areas.*

There is a private trail which leads to a small pond. The pond is perfect for exploring by canoe or kayak. There are a few channels which lead to other trails on the property.
*Several other properties have access to the pond. However, we have yet to see anyone else using the pond - it is very quiet! The pond is not meant for swimming*
| THE TRAILS |
There are multiple private trails leading to the river, into the woods and the pond. If you enjoy being in nature, these trails are truly lovely to walk/run/bike and enjoy! They are also extremely wide and well-groomed. We have added Adirondack chairs at certain end points.

Basic cookware (coffee maker, toaster, pots and pans and silverware) provided in the main house. All small cabins have coffee makers/mugs.
Four complimentary sets of golf clubs are available to use to play at the local courses. In addition, four tennis rackets are provided.
Exterior security cameras (filming and recording) are on the property, facing main entrance points, main cabin driveway and field.
*Please note: There is a sixth cabin set further back towards the front of the property (#61), this cabin is not for use. There are also a few odd structures in the woods on the property. These include an old school bus, outhouse and small shed. They are not for use and are more permanent fixtures…

This campsite was great! during the busy time of year, I can see it being nice because its slightly down the street from the main little wolf campground. So you are a bit removed from the main area but still within walking distance to all of its amenities! I was there when the main camp was closed so the beach was very nice and quiet! The fire pit was also a very nice touch!

We appreciated the privacy of our spot and the fact that there were hookups if we wanted them. The place is a bit hard to find at night (Google Maps and Apple Maps take you to different places), so recommend arriving while you still have some light.

We really appreciated finding such a nice site, with full hookups, in late October, when most all the regular campgrounds have closed for the season. We end up staying extra days, 4 days total, because of rain. Cozy spot. Still close to town for restaurants, laundry, groceries. Loved getting in a bike ride on the newly opened Adirondack Rail Trail, accessed just down the street.
Only negative, with the rain, the site called Forest View 1 got quite muddy. Too many campers have laid out big rugs, killing a large section of the grass. Otherwise, the sites are all grass.

Would recommend if you’re looking for a simple quiet stop over with hook ups and more room and flexibility than your average campsite - close to an area of natural beauty. Would recommend! Ted’s set up is the nicest place we have ever camped!! The hot shower and dish washing station was more than amazing. He provides everything you need to cook a meal & sit down to enjoy it. Ted was super nice & accommodating, checking in on us to see if we needed anything. If I ever find myself in NY again, I will 100% stay here again!

We had a great experience staying at this cozy cabin with our kids. The place was clean, comfortable, and surrounded by beautiful nature. We had so much fun together — hiking, playing games, and relaxing by the fire. It was the perfect spot for a peaceful family escape. We’d definitely come back again

20 ft pop-up camper
The pup & I had a wonderful weekend away on Cara’s land, it was just what we needed. Found it very peaceful & relaxing. There were two other campers setup but we were on the upper lot and had our own space.
All of the local trailheads were packed up so we just had a nice little walking adventure around Little Wolf Pond and it was so nice.
Site had everything we needed to enjoy our weekend away - power, water & sewer hookups as well as a fire pit, picnic table and Adirondack chair.
Definitely recommend to anyone especially this time of year, the colors around the pond were great! Thanks again!!!

Ted is an exceptional host with a lovely property that provides everything you could ever need for a lovely weekend camping. Show up with as little as a tent and some sleeping bags and Ted has you covered on the rest. This campsite has some of the best amenities I’ve ever experienced. From the hot shower to the stove, gazebo, and fire pit, Ted has got you covered.
The campsite is also in a beautiful woods with a lovely brook nearby and great walking paths for you to get your day started with. I couldn’t recommend a campsite more than this. We will most certainly be returning.

Hosts were absolutely delightful and the site was beautiful and well kept. They made sure we had everything we needed and even gave us fresh tomatoes and flowers. 10/10 recommend and would absolutely go back. This place is so awesome I want to gatekeep it.

This was the perfect place to camp for a few days for my hiking trip! The amenities (outhouse, hot shower, firewood, pots and utensils, etc) made the stay so easy and enjoyable. Thank you guys for your hospitality, I couldn't have asked for a better campsite:)

Weekend Trip to Blackfly Camp and Cabin
Excellent stay! Beautiful spot, nice and quiet. We spent a decent amount of time just reading books with the windows open. Close to everything. Fire pit was nice, also had a charcoal grill you could use. Would love to stay again, highly recommend!

We loved Outerspace! We stayed at the Knotty Pines site and it was awesome - private, cozy, and had everything you’d need for camp including table & chairs, cooking grate, some utensils, and sink. Cara was so nice and had some great suggestions for things to do. Easy to find, easy to drive in an out, clean toilet…a really great spot!

The tent site on Ted’s land was perfect ! He is great host and takes care of his sites. Close driving to tons of good trails and hikes . If you have any questions he is quick to answer and very helpful. Highly recommend if you are staying in the high peaks area.
