Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes. The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers). The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you! In addition there is excellent cell phone service on the farm! Great for digital nomads and everyone who needs to stay connected. The site is the second highest point in Sullivan County. Ideally located - West facing views to the Delaware River that provides spectacular sunsets. The quaint town of Callicoon is six miles to the North and Narrowsburg is six miles to the south. Most of the restaurants in those towns and other towns nearby areas are farm to table - excellent quality. There is an abundance of things to do, places to go and people to see in The Catskills, or do nothing at all! Wildlife is abundant - you will see many deer, bald eagles, bear, racoon, birds, and much more. Pepper spray is a must for spending time on the property. We have not seen a bear on our property, however there have been sightings near by. River access is one mile south on NY97 at Skinners Falls Campground. Boating equipment and tubes can be rented there. Guidelines: 1) Please keep all food and garbage inside your trailer during your entire stay unless you are eating at the picnic bench. 2) Please take all food scraps with you - avoid pouring cooking oil and leaving garbage on the property. 3) Kindly use the fire pit 20 feet or more from the picnic table and all trees - the location it is in when you arrive is the best place. 4) Please avoid touching any electric wires to prevent electric shock. 5) Please cover the picnic table and metal fire pit before leaving. 6) Please be respectful of our neighbors by staying on our property. There are pink ribbons tied around the tree trunks to mark our boundaries - beyond those ribbons is our neighbor's property. 8) We do not supply firewood, however there is plenty that can be gathered from our property. Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes. The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers). The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you! In addition there is excellent cell phone service on the farm! Great for digital nomads and everyone who needs to stay connected. The site is the second highest point in Sullivan County. We have not seen a bear on our property, however there have been sightings near by. River access is one mile south on NY97 at Skinners Falls Campground. Boating equipment and tubes can be rented there. Guidelines: 1) Please keep all food and garbage inside your trailer during your entire stay unless you are eating at the picnic bench. 2) Please take all food scraps with you - avoid pouring cooking oil and leaving garbage on the property. 3) Kindly use the fire pit 20 feet or more from the picnic table and all trees - the location it is in when you arrive is the best place. 4) Please avoid touching any electric wires to prevent electric shock. 5) Please cover the picnic table and metal fire pit before leaving. 6) Please be respectful of our neighbors by staying on our property. There are pink ribbons tied around the tree trunks to mark our boundaries - beyond those ribbons is our neighbor's property. 8) We do not supply firewood, however there is plenty that can be gathered from our property. This private, breathtaking property is nestled directly on the Neversink River, located just one mile from Exit 109 off NY-17 (new I-86). Join us on 3 sprawling acres, and enjoy the serene beauty of the Neversink River. The property is ideal for anyone looking to escape to a secluded, quiet area, with everything from Bald Eagles, Deer, Rabbits, and other local wildlife. Fell free to step right into the shallow river, just footsteps from your tent, and enjoy some smores by the riverside firepit. The river typically doesn't exceed more than 3 feet of depth throughout the entire property (unless high rain totals). Relatively short drives to local attractions include the newly renovated Holiday Mountain Ski & Fun Park (1.2 miles), Resorts World Catskills Casino (2.6 miles), the Kartrite Indoor Water Park (2.9 miles), and Bethel Woods Center for the Arts (18.4 mile), home to the 1969 Woodstock music festival. 2 gas stations, a liquor store and supermarket are also within 2 miles of the property, as well as local eateries. We recommend bringing inflatables and or kayaks to take advantage of the beautiful river. Guests can drop in a few miles up river, and float down to the campsite. Trip can take anywhere from 1 hour to 3 hours depending on current flow and or paddle strength. We hope to have you stay with us!

Come enjoy over 5 generations of our families property stewardship, on 370 acres of forested uplands with 30 acres of lowland meadows. We have two Rustic camp areas and a third area offering a pitched Glamping Tent with accommodations. Please bring your own bedding, towels, etc. We have firewood available for $1 per piece and a cash or check honor box if you use more wood than you paid for while booking. There is no cell service on or close to the property, so save or print your maps before you leave and follow the white oval signs to the campsite. 1.1 miles of upper Esopus Creek awaits visitors for fishing native Brook Trout, hiking, swimming, and sunbathing. We have two clean pit toilets, a spring-fed gravity water system, three wash stations, and two showers. A wash station is available at the showers, the kitchen, and the toilets. A large kitchen area with a 16-foot-long counter and a picnic table is also available by the communal fire pits. Please note, quiet hours are from 11 PM to 7 AM. Strictly enforced. No exceptions. Nestled in the mountainside in Morris County this 10 acre farm estate is home to a plethora of wildlife, small lake, and large brook that runs through the property. The lake is home to native wildlife and the brook is loaded with trout. There are a couple of professionally maintained landscaping areas perfect for camping and firepit. It comes with a firepit, and everything you need for an amazing night out in the wilderness. There are beautiful hiking trails on site as well as right across the way adjacent to the property that are highly regarded in the state. The most secluded property you can imagine, it is home to some truly magnificent wildlife. There is no littering, and absolutely no hunting. As a nature lover, the respect I have shown these animals, is the reason why they love it here. Who knows what you may see! Firewood is available for purchase at the top of the driveway. It is handcut and seasoned for 3 years and stored in a custom hutch. $5 a compartment money goes in the mailbox.

Back in the day this was all farmland. I purchased this property in 2019 and have been busy developing it. I’ve build a chicken coop, installed bee hives and I have Nigerian dwarf goats. There is a farmstand that opens seasonally. The property is about 6 acres of flat land with several great spots to camp. Across the road is our private forest about 40 acres. Great for hiking and Moutainbiking Learn more about this land: We are conveniently located next to the NY Thruway exit 19 & 209 Highway yet super secluded and in nature’s paradise adjacent to the Sawkill River and across a large private Forrest. There is some road noise from Sawkill road & the Thruway dependent on the spot you choose to set up. If your’e tenting you can be in the woods way up in the forest, but most campers prefer our spot near the Sawkill River. I have fire pits, common outdoor furniture & a gasBBQ’s that can be used. There is chickens, bees & goats & 2 guardian life stocks dogs that live with the goats. I also have a small Terrier & a farm cat.  A lot of outdoor activity with bird watching, bunnies, deer & the groundhogs say good night. It’s rural yet only 10 minutes to Kingston uptown and about 20 minutes to Woodstock. About 1 hr from Hunter & Windham Mountain resorts and 45 minutes to Belleayre Ski. We also have a wood fired oven and offer pizza making classes as well as catered meals.

Ideally located - West facing views to the Delaware River that provides spectacular sunsets. The quaint town of Callicoon is six miles to the North and Narrowsburg is six miles to the south. Most of the restaurants in those towns and other towns nearby areas are farm to table - excellent quality. There is an abundance of things to do, places to go and people to see in The Catskills, or do nothing at all! Wildlife is abundant - you will see many deer, bald eagles, bear, racoon, birds, and much more. Pepper spray is a must for spending time on the property. We have not seen a bear on our property, however there have been sightings near by. River access is one mile south on NY97 at Skinners Falls Campground. Boating equipment and tubes can be rented there. Guidelines: 1) Please keep all food and garbage inside your trailer during your entire stay unless you are eating at the picnic bench. 2) Please take all food scraps with you - avoid pouring cooking oil and leaving garbage on the property. 3) Kindly use the fire pit 20 feet or more from the picnic table and all trees - the location it is in when you arrive is the best place. 4) Please avoid touching any electric wires to prevent electric shock. 5) Please cover the picnic table and metal fire pit before leaving. 6) Please be respectful of our neighbors by staying on our property. There are pink ribbons tied around the tree trunks to mark our boundaries - beyond those ribbons is our neighbor's property. 8) We do not supply firewood, however there is plenty that can be gathered from our property. You will see it laying all around 7) Have a great time!!! Some of our favorite places to eat: The Laundrette Pizza, The Heron, and La Cigogne all in Narrowsburg. Callicoon Wine Merchant, The Black Walnut, and Seminary Hill Orchard and Cidery all in Callicoon. The North Branch Inn - North Branch, Conover Club at Callicoon Hills Guest House - Callicoon Center. The Walk In - Livingston Manor. There are many more! Go out and explore!

Great place to camp with great views of the lake. Farm animals on the property are friendly and very cute. We got to bottle feed a baby calf and hand feed other farm animals, lots of fun. At night we enjoyed cooking over campfires, stargazing with a glass of wine. Paul and Marilyn are great hosts, look forward to visiting next summer.

Such an incredible experience. I expected to be on a small piece of land with a few animals, and we discovered a beautiful property with animals of all ages and varieties. We loved camping on Ralph's horse farm with our small teardrop camper. We used a site that had electric hookup and Ralph filled our fresh water tank from his well. He and his dog Minnie gave us a great tour of the property. The horses are beautiful. Ralph was super friendly and accommodating. We highly recommend it!
