This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. It was gorgeous and felt so private! Everything was so comfortable and clean. The little details were so cute. We absolutely enjoyed it and our dogs were able to run around the whole time which is what we always look for!

Valley View is a convenient spot that's close to much of what the finger lakes has to offer. Chris was a responsive and friendly communicator. As stated in the description, it is rolling pasture, so finding a level spot with our 24' RV was tricky, but possible. Our friends in their vintage Westfalia van had a little trouble getting up the first hill. It was dark and a little frozen, but they DID get up. Get there before dark if you've never been. The interior roads are windy and very rolling. The spots give some privacy with the distance, but you can still see each other. If in a tent, you can pitch in a more secluded spot. V-View is perfect for those who want the feel of camping out with a big sky, yet close enough to civilization. Viewing the valley town and spotting the Montour Falls off in the distance is a treat. Bring your binoculars! We didn't get the best sunsets during our stay, but I imagine they can be spectacular from these sites. It's very rustic as described. We saw deer and there is proof of them all around the property, so don't be surprised. ;) Since our trip was in November, we were disappointed that the Gorge trail was closed, but we did the Rim Trail and it was still beautiful. Visiting and exploring the local towns was easy with lots of art and craft galleries, brew pubs and college town vibes. All in all, a good stay at a great price. Thanks, Chris!

Beautiful property and so convenient to not have to put up my own tent. The tent is wonderful equipped with a wood burning stove. I camped on a reeeealllly cold & windy night so it was nice to have my Mr. Buddy heater to supplement in the middle of the night when I didn’t feel like tending to the fire. I didn’t have time to explore the other paths and I’m so bummed because it looked like an amazing place to frolick! If you are a star gazer, this is your place! The hosts were so amazing and very accommodating. I appreciated the fire!

1 night at Tryals Park Camp & Obstacle Course

This is your on stop spot for motorcycle Trials. Mike and Laurel have made a welcoming spot on the hillside for RV's. Easy access to parking from the road. They provided us with a nice welcome packet. That had plenty of information about the area. Places to eat or see. Most people who camp here will be coming for riding. Mike offers lessons as well. But it would a nice spot for anyone looking for a getaway. Don't be put off by the riding. This is not a motocross track. You might be amazed at seeing riders tackling the obstacles and trials bikes are quiet. You might even want to try it yourself? Looking forward to a summer stay. Thanks.

Weekend Trip to Overgrown Ridge Camp By Letchworth

The site is tucked back in hidden from everything but a field. The tent is great and the wood stove worked wonderfully once we remembered how vents work. The bed was quite comfortable but pick your side wisely if you are over 6 ft. The outhouse seems brand new and the short trails around the property are a nice morning walk. We were comfortably warm in the 30s, except for when I let the fire go out. Will definitely be stopping by again when it warms back up.

Weekend Trip to Hawk Meadow Farm

We had such a great stay! The hosts were incredibly kind and welcoming, and their sweet pup made the visit even better. The campsite itself was wonderful: spacious, private, and stocked with plenty of firewood, which made our evening around the fire super easy and relaxing. We also got to enjoy some beautiful fall foliage during our stay, which made the experience even more special. Highly recommend for anyone looking for a peaceful and well-kept spot to unwind!

Steve's property was beautiful! We were graciously greeted by Lucy and Steve's wife(I'm so sorry to be blanking on her name, she was very welcoming as well!). Our stay was shorter than we would've liked, but following a nice dirt path to get to our site, we came to a nice cleared out space, with plenty of firewood with some covered just in case of rain. I had my wife and 2 year old with me, and it was so nice to sit by the fire, with absolutely ZERO light pollution to see the stars, and nothing but the sounds of owls and other wildlife in the area. We're already looking forward to booking another trip sometime next year!
