The river house is an off grid house/cabin on 20 acres surrounded by thousands of acres of protected national forest. It is a half mile hike-in or 4 wheel drive in up a logging road. Its a 10 minute uphill walk from your car. We have a wagon for you to shuttle your gear if needed and for an additional fee we can shuttle your gear up to the site based on host availability. Bridgeview Harbour Marina is a family owned and operated full service marina, event space, and camping area on the Adirondack shore of Lake Champlain. Established in 2020 the Marina provides seasonal and overnight slips and moorings to boaters, fisherman, and lake-goers, three camp sites, and an on-site cafe. Marina services are available May thru October each year, with other events and services available throughout the year. The marina is set on 33 acres along Lake Champlain and hosts ~4150 feet of lake-frontage, it is accessible via car, boat, or via the adjacent Amtrak rail line. Prior to becoming a marina in 1989, the property was home to a very large Iron Foundry, rail yard, and barge-loading operation known as Cedar Point. Cedar point, part of the larger Witherbee-Sherman Mining Company, operated in the late 19th and early 20th centuries smelting iron ore to be shipped throughout the world via the Lake Champlain Canal and Hudson River, and is credited with providing iron to some of America's leading projects at the time. Some remains of the sites industrious past can be observed throughout the property. From Father's Day to Labor Day, the Marina hosts the Port Henry Waterfront Farmers' Market every Friday between 5PM and 8PM. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Lori and Ray are the BEST hosts! The site is very well maintained, clean and spacious! Their driveway is wide enough to accommodate even a large motorhome. When you get here Lori and Ray will be there to welcome you and are a wealth of information to the area and all the things to see and do. The site is set up to easily reach everything from your water, power, sewer and trash. The property is very private but yet a stone throw from town and just a 30 min drive to Lake Placid, Plattsburgh etc and some of the best apple orchards in the United States! The views are stunning and hiking trails galore. If you come here expect to see lots of wildlife grazing nearby and the night sky is amazing. We spent a month here and we can’t wait to come back, Ray and Lori were the perfect hosts, friendly, accommodating, and just the nicest people ever. Every year this will be our “go to place” and our hidden gem to escape every day life. We can’t recommend enough! They get five star rating from us!

I stayed two nights while exploring the trails and really enjoyed the view over the field with their horses during the day and the stars at night were amazing. The outhouse was convenient and clean as well. I definitely plan on returning someday soon!

Lori and Roy were fantastic hosts at Adirondack Magic. Upon arrival, they were very welcoming, and walked me through all the steps to make my stay as enjoyable as possible. They also provided me with information on what events were going on in the surrounding area which made me feel very connected to the surrounding community. After introductions, they were very respectful of privacy, and only reached out if there were important updates to be shared. They're proximity to the main hiking areas is so ideal, and its such a short drive into town to stock up on supplies if need be (hardware store, groceries, gas ect.). Lori and Roy even arranged an outing with myself and fellow campers, and drove us to a local brewery to enjoy some local beer, pizza and live music. such a fun experience! hope to be back soon!

Others have pointed out that there are houses surrounding the site. I had read the reviews so this was no surprise. We angled our van so that we had the mountain views. I would camp here again.

Tip-top spot with breathtaking views in a great location, 45 minutes from Burlington and 45m-1.5h from the interior (Waterbury, Killington, Woodstock, Montpelier, Stowe), right in the heart of the Green Mountains. Melinda and Dave were very responsive to our messages and just great hosts. They maintain a beautiful, flat site with a lot of privacy, a stocked and cleaned outhouse, and complementary firewood. What’s not to love? This was our first trip with our rig up to Vermont and it’s definitely gonna be part of a regular rotation. Many thanks to these great people for letting us stay at their property! This is what HipCamp is all about.

Our Regenerative Herb Farm sits on 15-acres of rolling hills full of wildflowers and gardens. This off-the-grid tiny house is nestled on a 23 acre parcel at the end of a quarter-mile dirt road. The property itself is secluded but is less than 2 miles from the heart of Saranac Lake's downtown. This property is bordered by the Saranac River, the backside of Baker Mountain and State Forest. The only other building on the property is our timberframe which we may or may not be at during the time of your visit. The property does have private trails up to the cliffs on the backside of Baker mtn however, the Saranac River is down a steep embankment so it does not make for a good place to launch a boat (several public boat launches nearby). The Mt Baker tiny house is a great basecamp for hiking the Saranac Lake 6-ers, paddling/boating along the Saranac Chain of lakes or Saranac River, Mountain Biking at Dewey, Pisgah or other nearby BETA trails. IMPORTANT DETAILS: This tiny cabin is completely off the grid: no electricity, heat or cooling. Queen sized bed - we provide the linens. The driveway is narrow - so nothing in tow. Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm. Most hip camp sites are near where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins. Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well. On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall. People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains! We also have a beautiful 50 acre field with a household type outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field.
