- Our tent sites are rustic with NO electric or running water. We allow responsible use of the stream for cleaning. Please bring along potable water. Cabins have electric, but no indoor plumbing. Porta-Johns are available throughout the grounds. Cabins have a rustic outdoor shower available MID May- MID October. Please inquire for camper vans and pop ups.
-Listing price is based on 2 guests per night. Please ensure correct headcount when booking.
- FIREWOOD: We have firewood for sale for $7 per crate. You can pick and crate your wood at the wood pile on the grounds at your convenience. Please bring cash if possible or get in touch at the end of your stay to pay via Venmo, PayPal, or Zelle.
-We have a variety of wildlife in the area, including BLACK BEARS. Please follow 'Leave No Trace' protocols and be mindful of trash and food throughout your stay. Keep your coolers in your vehicles and take garbage to the dumpster frequently. We have a dumpster available to you on the grounds.
-Check in is contactless. Upon booking, you will receive directions to your site.

New in July, 2026! A peaceful riverfront nature retreat on the pristine Upper Delaware River. Easy, private river access to swim, wade, fish, and hand launch your kayak or small boat.
Guests enjoy eagle sightings, birdwatching, and a thriving wild trout population that draws anglers from all over the world. Campsites are nestled in a shaded grove of mature hardwood trees. The riverfront is a one minute walk down a trail to a gently sloping riverbank. The water is typically 1-3 ft deep near shore.
Amenities: Each site has a large mulched area, picnic table and fire ring with cooking grate. There is a clean port-a-potty bathroom by the parking area, serviced every Friday. Firewood is available to purchase by the bundle in advance (see Extras) or on-site. Bring your own drinking water jugs. Garbage is pack in, pack out.
Group sizes: 4 people per site. We consider exceptions for up to 6 if you have good HipCamp reviews or for additional kids in the same family. Send us a note. A full site buyout for up to 20 guests is also available.
Well Behaved Dogs: At Site 5 Grouse Cove only. This is to keep the vibe tranquil and clean. Max 2 dogs.
River safety: Typically calm and shallow near shore. Depth increases and current becomes stronger as you walk out toward mid-river. This is a river not a pool or lake. The river is not always safe for swimming after heavy rains and upstream water releases. Life jackets are strongly encouraged even for strong swimmers and are required by the National Park Service for kids. Swim at your own risk. No lifeguard.
Boats: Canoes, kayaks, rafts, tubes, or inflatables - hand carry and launch right from camp. The walk to the waterfront is less than 2 minutes from parking down a stone trail. Trailered boats - launch at the nearby paved PA Fish and Boat Ramps (we are between Shehawken and Buckingham). Overnight parking for trailered boats is OK in our parking lot.
About Your Hosts: We are two nature-loving families with a 10+ year connection to the area. Our vision is a friendly, peaceful, low-density campground where friendships are made for a lifetime. We're hosting campers who are passionate about enjoying, conserving, and improving this incredible ecosystem for future generations to enjoy.
Location: You'll be at the edge of the Western Catskills just below the convergence of the East and West branches of the Upper Delaware River. Only 5 minutes to NY-17 in Hancock, NY; 35 miles to Bethel Woods; 30 minutes to Honesdale, PA or Narrowsburg, NY. Just minutes from many of the area's elite summer camps, PA state game lands, and prime fishing spots.
Liability Waiver: Guests will receive a waiver to e-sign before arrival. Please read and sign it before occupying your site to acknowledge you agree to the campsite rules and important safety info.
Events and Rental House: If you're looking to host an event such as a wellness retreat, micro-wedding, family reunion, etc. there's an adjacent riverfront rental house with large lawn. Contact us for info on group rates and full property buyouts.

Our property consists of 20 acres of the beautiful Blue Mountain. At the Lookout you can see for 40 Miles across the valley below. With views from Allentown, Lyons and Reading. The area with the view is a shared area for both sites. Feel free to use the fire ring while you sit and watch the evening sky. It is breathtaking at night.
At the bottom of the mountain there is a Gunclub with a shooting range and you will hear shooting from the property. Please note it is far away and there is no danger
Our property is mostly the mountain side. But with an area that is flat for tent camping. The property is close to Route 309 but there is a camping area away from the road. Our land is next to the road and you will hear some road noise.
We are next to National Parks land which also consists of the Appalachian Trail and also against the Pennsylvania Game Lands. You can walk up the street or trail to Thunderhead Lodge Restaurant. Leaser lake is a short drive if you like fishing or kayaking. The Wanamakers Store is a unique place to visit with amazing sandwiches. The Wanamakers and Kemton railroad is close by for a weekend train ride. Bear Rock Junction is close by for mini golf and ice cream. Eight Oaks Distillery is only a few minutes away. Several wineries and antique shops as well.
You may also see Appalachian Trail Thru Hikers come thru our property to stay at the hostel. Please welcome our hikers as they come to rest their weary bodies. Welcome to the Lookout. We have made many improvements to our land but also try to maintain the beauty it is. We plan to keep upgrading our property.
We plan to use the land for Recreational activites. We have a Hiker Hostel in the Building. The Building was previously the Blue Mountain Lookout Restaurant but has been neglected for approximately 20 years. We are trying to restore the property to bring it back to life.

Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees.
The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms.
Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees.
Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind)
Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area.
Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. We are also just ten minutes from the Upper Delaware River, and all it has to offer.

The history of the Pump House began in 1878, when three ambitious men hatched a plan for the world's first long-distance underground oil pipeline which would transport oil from well to refinery more quickly and efficiently than the horse-drawn wagons of the time. Pumping stations were needed every fifty miles along this long route to keep pressure on the pipeline so that the oil could reach its destination. Pump House Bed and Breakfast is one of the only properties in the country in which the both the original homes of the foremen and the large brick buildings remain. Doug, owner, has spent more than 20 years lovingly restoring these foreman houses as well as the large industrial brick buildings. The Brick Barn Hall once housed steam pumps to pressurize the pipe and keep the oil moving, and the Catawissa Cabin behind it served as the telegraph office. The Studio Hall contained boilers that produced the steam to power the pumps, while the adjoining Studio Cabin functioned as a blacksmith's workspace. Today, the buildings function as reception spaces for weddings and other special events, and house private suites as well as an art studio where Doug pursues his work and teaches drawing, ceramics, and stained glass classes. The Season House, one of the two foreman homes, features additional guest accommodations while Doug resides in the other foreman house. Visit and experience a piece of PA history! We have luscious fields of sustainably produced vegetables, fruit and flowers. Explore the Delaware river from our boat launch or one of the great canoe rental companies. Hike Mt. Tammany, Ski Shawnee Mt, walk the Appalachian Trail, visit America's oldest jazz club in Delaware Water Gap or visit the dozens of water falls surrounding our farm for a swim. (Autumn is camping season in the poconos, bring blankets and plan hikes for excellent fall foliage)
We have 3 camping locations which you can park near with your vehicle. They are all private camps and out of sight from others.
Our camps sites are for people that like camping in the mountains and near a working farm. Our farm and the community we built is focused on sustainable living with nature, local self reliance, and kindness.
Also, feel free to join us in the fields, request a tour, pet a goat, smell a pig, and check out our DIY home renovation, (built with hempcrete).
Pets should not be off leash unless well behaved and pets should not be left unattended.

The history of the Pump House began in 1878, when three ambitious men hatched a plan for the world's first long-distance underground oil pipeline which would transport oil from well to refinery more quickly and efficiently than the horse-drawn wagons of the time. Pumping stations were needed every fifty miles along this long route to keep pressure on the pipeline so that the oil could reach its destination. Pump House Bed and Breakfast is one of the only properties in the country in which the both the original homes of the foremen and the large brick buildings remain. Doug, owner, has spent more than 20 years lovingly restoring these foreman houses as well as the large industrial brick buildings. The Brick Barn Hall once housed steam pumps to pressurize the pipe and keep the oil moving, and the Catawissa Cabin behind it served as the telegraph office. The Studio Hall contained boilers that produced the steam to power the pumps, while the adjoining Studio Cabin functioned as a blacksmith's workspace. Today, the buildings function as reception spaces for weddings and other special events, and house private suites as well as an art studio where Doug pursues his work and teaches drawing, ceramics, and stained glass classes. The Beaver Lodge is a single-site glamping retreat tucked in the woods just outside Honesdale, PA. The site features two ponds and roughly five acres of quiet forest. In October, the surrounding hardwoods turn, and you’ll have a front-row seat to peak Wayne County foliage from your Adirondack chair or the waterside fire circle.
Our site sits beside Spinner Pond. You’ll arrive by a short wooded walk (about 3 minutes), or catch a ride in on the UTV — we’re happy to shuttle guests and gear.
At the waterfront, there’s a fire circle, Adirondack chairs, and multiple watercraft: canoe, kayaks, and a rowboat, all with paddles and life jackets. Fishing is excellent in both ponds — bass, pickerel, crappie, and panfish are active throughout the season. Wildlife watching from the pond edge is excellent: bald eagles, osprey, beavers at work, deer, ducks, and turtles are regular visitors. On a clear night, the sky above the pond is as dark as it gets this close to the Poconos.
Inside the canvas bell tent you’ll find a real queen-size bed made up with sheets, pillows, and blankets, LED camp lighting, and a footlocker stocked with cooking essentials: cast iron skillet, pot, utensils, and dinnerware. The site includes a two-burner propane stove with fuel, picnic table, and a fire pit. Potable water, a composting toilet, and a gravity-fed outdoor shower are all on-site. Optional extras include a propane Buddy Heater, two additional cots, and firewood bundles.
The camp is tucked behind our home, so you’ll feel completely private — no other structures in view. We’re nearby if you need anything, and we mean that. Past guests have called this the best campsite they’ve ever stayed at. We aim to keep it that way and ask you to practice Leave No Trace to help.
Dogs welcome off-leash on the property. Season runs April through first snow.

- Our tent sites are rustic with NO electric or running water. We allow responsible use of the stream for cleaning. Please bring along potable water. Cabins have electric, but no indoor plumbing. Porta-Johns are available throughout the grounds. Cabins have a rustic outdoor shower available MID May- MID October. Please inquire for camper vans and pop ups.
-Listing price is based on 2 guests per night. Please ensure correct headcount when booking.
- FIREWOOD: We have firewood for sale for $7 per crate. You can pick and crate your wood at the wood pile on the grounds at your convenience. Please bring cash if possible or get in touch at the end of your stay to pay via Venmo, PayPal, or Zelle.
-We have a variety of wildlife in the area, including BLACK BEARS. Please follow 'Leave No Trace' protocols and be mindful of trash and food throughout your stay. Keep your coolers in your vehicles and take garbage to the dumpster frequently. We have a dumpster available to you on the grounds.
-Check in is contactless. Upon booking, you will receive directions to your site.
**If you would like to stay for one night during the week or one night on a weekend during November-April, please get in touch and I can adjust the booking specifications. New in July, 2026! A peaceful riverfront nature retreat on the pristine Upper Delaware River. Easy, private river access to swim, wade, fish, and hand launch your kayak or small boat.
Guests enjoy eagle sightings, birdwatching, and a thriving wild trout population that draws anglers from all over the world. Campsites are nestled in a shaded grove of mature hardwood trees. The riverfront is a one minute walk down a trail to a gently sloping riverbank. The water is typically 1-3 ft deep near shore.
Amenities: Each site has a large mulched area, picnic table and fire ring with cooking grate. There is a clean port-a-potty bathroom by the parking area, serviced every Friday. Firewood is available to purchase by the bundle in advance (see Extras) or on-site. Bring your own drinking water jugs. Garbage is pack in, pack out.
Group sizes: 4 people per site. We consider exceptions for up to 6 if you have good HipCamp reviews or for additional kids in the same family. Send us a note. A full site buyout for up to 20 guests is also available.
Well Behaved Dogs: At Site 5 Grouse Cove only. This is to keep the vibe tranquil and clean. Max 2 dogs.
River safety: Typically calm and shallow near shore. Depth increases and current becomes stronger as you walk out toward mid-river. This is a river not a pool or lake. The river is not always safe for swimming after heavy rains and upstream water releases. Life jackets are strongly encouraged even for strong swimmers and are required by the National Park Service for kids. Swim at your own risk. No lifeguard.
Boats: Canoes, kayaks, rafts, tubes, or inflatables - hand carry and launch right from camp. The walk to the waterfront is less than 2 minutes from parking down a stone trail. Trailered boats - launch at the nearby paved PA Fish and Boat Ramps (we are between Shehawken and Buckingham). Overnight parking for trailered boats is OK in our parking lot.
About Your Hosts: We are two nature-loving families with a 10+ year connection to the area. Our vision is a friendly, peaceful, low-density campground where friendships are made for a lifetime. We're hosting campers who are passionate about enjoying, conserving, and improving this incredible ecosystem for future generations to enjoy.
Location: You'll be at the edge of the Western Catskills just below the convergence of the East and West branches of the Upper Delaware River. Only 5 minutes to NY-17 in Hancock, NY; 35 miles to Bethel Woods; 30 minutes to Honesdale, PA or Narrowsburg, NY. Just minutes from many of the area's elite summer camps, PA state game lands, and prime fishing spots.
Liability Waiver: Guests will receive a waiver to e-sign before arrival. Please read and sign it before occupying your site to acknowledge you agree to the campsite rules and important safety info.
Events and Rental House: If you're looking to host an event such as a wellness retreat, micro-wedding, family reunion, etc. there's an adjacent riverfront rental house with large lawn. Contact us for info on group rates and full property buyouts.

Nice site, very scenic. River access was maybe 1 minute walk and the PA side of the river is very shallow so hip waders would be fine to get out to mid river. Other campsites are pretty close - less than 100 feet with not a lot of trees or brush in between so good for groups but not if you want lots of privacy. Not an issue for us as we were the only group on the campground.

We had a great experience at this campsite! Everything was very clean, well maintained, and you can tell the property is well cared for. The spot by the river was especially nice—peaceful, relaxing, and a great place to enjoy the outdoors.
The host was excellent as well. Communication was great from beginning to end, and they were very accommodating and helpful with anything we needed. We really enjoyed our stay and would definitely recommend this campsite to anyone looking for a clean, peaceful, and well-kept place to camp. We would gladly stay here again!

Little pines is located up a road following a wood line, and is tucked into a large field with lots of growth that makes for a site that feels like it’s in its own little world. The farther back you place your tent, the closer you get to the little road though. And such beautiful views all throughout the field.
It was a rainy weekend that was well very enjoyed at this spot. A bit muddy, as to be expected! But the elements never bother me. I have a tall tent and we set up a tarp covering with the help of the trees. 🌲
Porta’s were close by the site, and there was ample wood available as listed.

Weekend Trip to The Dam House At Beaver Pond
This is a really lovely secluded site. The house is just a few minutes walk away but barely visible through the trees. The paths through the woods were perfect for walks with our medium/small dogs, who were thrilled to be off leash. The basics are provided, and the bed and cots were super comfortable. Just bring food and disposables - paper towels, dish detergent, matches. We came on a rainy weekend, but the yurt stayed dry and the trees caught most of the water on our walks. I hadn't been to Honesdale, and the town itself was a pleasant surprise - good local restaurants and stores.

This cabin had the perfect level of amenities for a quiet weekend away, set on a beautiful piece of land. You can hear the waterfall as you sit by the fire and the area behind the cabin was perfect for setting up a hammock. The furnace kept the cabin comfortable, the outdoor shower was convenient. Toilets were clean. I'll definitely be booking again next year.
