This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. Brought my girlfriend here as a little surprise trip for her bday and she absolutely loved it!! I was a little nervous about the weather but it ended up being so cozy inside the Yurt with the snowfall outside. Such a nice and relaxing stay with wonderful hosts that accommodates to all of your needs. Was so relieving to be able to pack nice and light and just hangout. We had everything we needed! Awesome hosts and a an awesome place. Ed made sure we had plenty of wood the entire time and was always available if we needed anything!

Todd went above and beyond at every instance that we needed him. Lovely spot, great trails in hardwood forests for dog walks. Quiet country living, beautiful pond. Couldn't ask for a better host. He even lent us his waste tote to dump black and grey tanks and even took it away with my husband to dump.

Staying with Amanda was awesome! Easy to get to, clear instructions, and the campsite was everything we needed. Firewood was included, there was composting and even a water dispenser already set up at the site. Everything was clean and easy to put right back how it was when it was found. Weekend Trip to Smyrna Lake Campsite

We stayed in a 26' trailer, and the hookups were excellent. If you have dogs with good recall, this is the perfect place. Being able to let them off leash was so appreciated. The lake was beautiful and crystal clear. Our dogs loved swimming, and we enjoyed paddle boarding. Next time we’ll come earlier in the season so we have more daylight to enjoy everything. Very private. Thank you, Roberto!

This place is awesome! Perfect for camping with a trailer. All the hookups you need plus WiFi! Quiet and private tucked back in the woods. The lake is really calm and peaceful. Roberto checked to make sure we were all set and definitely takes care of this place. 10/10 recommend!

Down the ridge from the cabin is another set up ready for guests to use. Including a picnic table, chairs and fire pit. With even better views of the valley below.

It was absolutely beautiful. The view was incredible. We could see for miles. We didn't camp but just enjoyed the evening. We built a campfire and cooked and made s'mores, but be warned, bring extra kindling. It's crazy windy. I can't say enough good things. The free bread was an amazing bonus. We can't wait to go back

We had such a special weekend camping on Robert's land. Pictures don't do it justice. It is jaw dropping beautiful and very private. Robert is the best hip camp host we've ever had and we've used hip camp for years. He is reasonable, flexible, and very considerate. The outhouse is extremely clean, and he provides firewood for purchase, a fire pit, wash stand for dishes, and a wood countertop perfect for your camp grill to sit on. The location is primo with lots of cute little towns around and hiking trails right off his property. We are definitely making an annual trip here.
