Our ancestor Ebenezer Cole, settled in our little corner of Lebanon, NH., in 1847. Eight generations of our family have lived, and farmed here since. Although once almost totally cleared for crops and grazing, most of our land is now devoted to forestry, but some land remains open and devoted to forage crops. We also have a modern hillside maple orchard.
Although we no longer actively farm full time, the stewardship of our farm is of upmost importance to our family. We encourage people to visit our property and enjoy it fully. We host a Boy Scout Troop campsite on another part of our property.
We are located in the heart of the Dartmouth-Lake Sunapee Region with countless cultural, and recreational opportunities just minutes away. We hope you will come for a visit and learn to love our farm and community as much as we do.Learn more about this land:Shaded Brookside Glen is a private, stream side, level, pull through site for a small RV, trailer, or tent. This is the private campsite we developed on our farm several years ago for when my wife and I need a little getaway, but don't have the time to travel. Shaded Brookside Glen is a level, mowed lawn surrounded by mature trees and bushes. Dry camping only, but a nice composting outhouse is easily available nearby. Water is available from the year round trout stream, but drinking water must be carried in. Shaded Brookside Glen has a picnic table, a metal fire pit, and limited fire wood is supplied. The drive to the site is across a grassy, mowed, well drained field, but can be effected by long periods of rain.

Camping with a trailer is a fun experience. While we do not have a kitchen, we provide propane grill, BBQ grill shared refrigerators, pans, utensils, and dishwashing area, Please expect some vintage aspects, such as door handles, screens, windows, that function according to their age. These are not new modern trailers and we think that adds to the appeal! However they are clean and cozy!Your trailer is down by the pond, the wildlife clay bottom is spring fed, swimming is allowed during daylight hours only and it is "Swim at your own Risk". Please read the house rules regarding rinsing off and refraining from getting suntan oil etc. in the pond. We usually have wood on site for sale, advance request is much appreciated and please pay upon arrival with cash, $10 per ample bundle and $15 for a bag of charcoal. We do not deliver after 5pm so please order in advance. PLEASE NOTE- you do not have our property to yourselves. We live onsite and on any given night, both trailers can be rented. The cook station, picnic table/benches under the pavilion and composting toilet are communally used. IMPORTANT-PLEASE PLAN TO CHECK IN BETWEEN 4 and 6:30 pm as this is not a location where we can accommodate arrivals after dark. After checking in, you can head back out for dinner, we are a mere 5 miles from Quechee. We further request that you communicate your arrival time no later that early the day of so that we can greet you. We plan our day around your arrival and ask that you respect our time as well. Any photography done with our property must be for personal use only and not professional use nor intended for publication. You must have advance (prior to arrival) permission for professional photography which will also require a contract for fees and terms. Get yourself a maple cremee at a local farmstand, pop into Kiss the Cow and visit the Barnard General Store. We are 20 minutes to Woodstock and all of it's shops and restaurants. 10 mins to South Royalton where you'll find delicious coffee, tacos, an awesome co-op, the original Worthy Burger and more.

The camp sites are private from each other with a large common area at the top of the hill with a fire pit, lean-to shelter, outhouse complex with water for hand washing (seasonally available) and sweeping views of the Green Mountains.
There are trails for hiking and mountain biking (no dirt bikes or ATV's) all over the farm and a beautiful brook in a sheltered mountain valley. Just a 5 minute drive to the bottom of the hill is the first branch of White River; a beautiful clean river for swimming and fishing crossed by multiple covered bridges that lead to the farm.

One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.
Please check the calendar for available dates.
Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

Fall has spectacular foliage and perfect cooler temps to sit around the campfire drinking coffee/hot chocolate, snuggled up in a hoodie or under a blanket! Winter affords a pristine, beautiful, snowy landscape that is straight out of a Robert Frost poem! Winter activities include snowshoeing, winter hiking, and possibly snowmobiling down the local club maintained trail if open. Be advised to come prepared with good tires as we get SERIOUS winters and our remote, mountain location often requires 4wd to get up the TOWN roads to us, much less the farm roads.
We raise chickens and Mangalista pigs! Try some of our farm fresh eggs/bacon, taste the farm fresh difference! The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm).
Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

Please read the house rules regarding rinsing off and refraining from getting suntan oil etc. in the pond. We do not deliver after 5pm so please order in advance. PLEASE NOTE- you do not have our property to yourselves. We live onsite and on any given night, both trailers can be rented. There are trails for hiking and mountain biking (no dirt bikes or ATV's) all over the farm and a beautiful brook in a sheltered mountain valley. Just a 5 minute drive to the bottom of the hill is the first branch of White River; a beautiful clean river for swimming and fishing crossed by multiple covered bridges that lead to the farm.

There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.

Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. Once a stream-fed sawmill, this tented camp site is a large private camp surrounded by water on 2 sides so it's cool on hot summer days, and a perfect spot to relax and unwind to the sound of the water rushing over the rocks under a blanket of stars.
You can walk up the street to a local farm store for delicious local groceries or go hiking and foraging in the woods of the local town forest up the street.

Our camp is a private grassy lot on a brook with plenty of privacy surrounded by a forest. We provide a large 6-8 person covered dome tent, one covered food prep table area, electricity, two cooking/ fire pits, a pet enclosure and an outhouse. We have tiki torch fuel and firewood for sale. Max # of guests is 10 total.
We really don't have the space for any pull-behind trailers other than very tiny units and ask that guests be 16 or older as we are on the water.

Our farm & campground features stunning, panoramic views of the First Branch of the White River in the verdant hills of central Vermont. It overlooks the village of Chelsea, the shire town of Orange County.
Free Verse Farm is a hilltop herb farm run by two art-making, herb-loving farmers. The property boasts twenty sloping, knoll-laden, open acres overlooking the First Branch of the White River as it passes through the scenic village of Chelsea, Vermont. We have incredible views, forest trails that offer magical woodland wanderings, and spacious campsites in our fields.
We also invite you to explore our cultivated fields of herbs and vegetables and become acquainted with the wide variety of tea, culinary, and medicinal herbs that we grow and process on our farm. You can also visit with the cows that spend their summer munching our delicious green pastures.
Our full line of herbs and herbal products are for sale via our website or at Free Verse Farm Shop, located just one mile from our farm in downtown Chelsea. Our Farm Shop offers a wide variety of fresh produce, provisions, fresh baked goods, alcoholic (& non-) beverages, and more to enjoy during your stay or as you continue on your journey.
AMENITIES: we offer a hot outdoor shower & sink, as well as an outhouse with a composting toilet. Each campsite has a firepit and a picnic table.
CAMPSITE DETAILS: We currently have 2 campsites open. They are located in meadows with beautiful views of the First Branch Valley and Chelsea village. 4 wheel drive is recommended, but not necessary, and you are always welcome to hike up to your site. The site is spacious and private.
LOCAL ATTRACTIONS: We also run Free Verse Farm Shop (OPEN: Tuesday-Friday 11am-6pm, Saturday 9am-3pm), a local grocery, café, and apothecary to serve our community and visitors to the area, while supporting local farms and artisans. You can also pre-order online (shop.freeversefarm.com) to pick up in store or ship your order around the USA.
The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm).
Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

A quiet, beautiful, private setting with brook side camping, and glamping! Located three miles up on Stoney Brook road, with a beautiful stretch of the brook passing through the property. Currently in the winter months, we hope to provide a little “Snow Town” in Known Town. For the hardy winter campers and Van Folk, we have our 30 foot diameter Geodesic dome, and/or park and plug in options. In addition to being close to several major winter resorts, we have started our own private trail system for various levels of back country skiing, and snow shoeing. Know Town welcomes well mannered dogs (2 per site). We are 420 friendly and geared towards hosting those interested in arts, music, meditation, and ecology. Also, it should be noted that there is currently no Wi-Fi or cell service. Please be aware that Vermont prohibits out-of-state Firewood. We sell firewood for dome and campfires, and guests are welcome to scavenge the plethora of downed dead wood on the property.

Weekend Trip to Streeter Mountain Farm
Great place with great people. They have the cutest cats as well. Make sure you read the directions/details of the site before you go so you know what you’re signing up for.
The furnace had some mild venting issues but we were able to get it going pretty warm and toasty. The farm itself is beautiful—it was nice to get away from the city and enjoy slow life and nature. 10/10 trip

This was easily our favorite Hipcamp so far on our 11day roadtrip with our small family. You get a whole road/loop to yourself with a gate you can close for privacy. The creek was perfect to explore and the site came with a fire pit, optional firewood for purchase, and a nice lush spot to pop your tent up. I was especially grateful for the loop aspect. We pitched our suv adaptable tent but we needed to go to the store so we detached, came back, and it was so simple to just reattach because we could loop around and pull right where we were. The outhouse was good size to change clothes in or use the restroom. There were cars who drove by up the hill but honesty it was nice (felt safe) for us after being very secluded for a while prior. The cars were up the hill so it was still private. Can’t say enough good things about this site!

Forrest’s Hipcamp spot is perfect! It’s a well maintained and super leveled spot. The brook next to the site is such a delightful treat especially at night. The outhouse is clean and fully stocked. My pup loved the spot because he had a ton of space to roam. Forrest is an amazing and communicative host. I would highly recommend this spot! Will be coming back for sure!

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit.
The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely.
I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor.
If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe.
There’s no question — we’ll definitely be back. Thank you, Jeff and Jill, for creating such a special place!

I had an amazing weekend camping on Jeff and Jill’s property! This was my first time camping alone and I felt incredibly safe. The property and campsites are beautiful. Jeff and Jill even brought me one of their sleeping bags because they were worried I might get too cold if temperatures dropped at night! I will definitely be coming again in the future.

Great camp ground! We weren’t able to get in until late because of traffic in the city, but they accommodated us and still helped us find our site at 9:30pm. Very responsive, lovely site.
