The campsites are located on a hill dominated by tall pines overlooking the east facing property. Secluded, but only a 700 feet from the main residence. Only 1 - 1/2 miles P.J Hoffmaster's State Park and a 10 minutes ride to Grand Haven State Park/Lake Michigan.
Campsites are rustic but we provide a privacy tent with camp toilets, a picnic table and a waste container. Fresh water is available at the barn. We also provide a community shelter (Gazebo) with picnic tables and a charcoal park grille. and horseshoe pit. We do not allow fires at the individual campsites because of the pine needles and the heavily wooded sites, but a large community fire pit is available with wood provided for a small cost ($5 per bundle - cash or Venmo) by the hosts. For your added convenience a rinse off station has been recently added and is located next to the barn! You can also enjoy a nature walk that circles the property or a shorter trail that starts near the gazebo.
The RV site is located by the barn and has 20amp electric service.
When arriving please drive to the end of the driveway towards the last house. The Flipside Acres sign will be on your right side. Drive down the gravel entrance and park where indicated by the red barn.
All sites are a short walk from the parking area (400ft) and carts are provided for your use. If needed, we can also provide transportation using our UTV. Tent sites are not accessible by car.
We also offer free coffee at the Gazebo near the barn and have recently added a rinse off station as well featuring a limited supply of warm water!

Our property is at the end of a private road and has been in the family for decades. We fondly refer to it as One Grand Place and we are excited to be sharing it with you.
We have 2 parcels of land. Each would be just for you and only you. It's like having your very own private property when you are here.
One parcel has only 1 RV site with a cement pad, parallel to the river. Can accommodate 1 RV up to 30' (NO Class A's allowed). 30/50/standard 110 electric and water hookup. Pump out is available for a fee.
At the far west end of the property is our second parcel with 1 very large grassy RV site along the river with 30 amp and standard 110 electric and water. RV up to 30' (NO Class A's). Pump out is available for a fee.
If you don't have an RV, no problem. Rent our elevated popup RV.
There is plenty of room to set up games, fish, play with the kids or the dogs, etc. What's not to like?
Property is adjacent to Connor Bayou County Park and surrounded by natural wetlands. So, we are a perfect place to unwind, chill, enjoy fresh air and picture perfect sunsets.
Boating, swimming, jet skis, kayaking, paddleboarding, fishing are just a few things to be enjoyed on the water. There's a public boat launch just a couple minute ride and Connor Bayou Park has a kayak specific boat launch. Or, you can also drop a kayak in at the very west end of our property right from shore.
Hiking, biking and wildlife/bird/eagle watching are also options. Lake Michigan beaches, various state/county parks, downtown Grand Haven's shops and restaurants are just a short drive away.
Holland is about 30 minutes south. PJ Hoffmaster State Park is 25 minutes North. If you are a thrill seeker, Michigan's Adventure Amusement and Waterpark is 40 minutes North in Muskegon. Grand Rapids is 40 minutes to the East. There are also many wineries, distilleries, ciders and craft beer in Southwest Michigan as well as "you pick" blueberries and many festivals in the summer. Bottom line....there is plenty of things to do and see during your visit. You can be as active or as chill as you want to be.

We are 10 minutes from the Lake Michigan shore, and many beaches are close by. You have a choice of gorgeous sand beaches with picturesque dunes, and rocky beaches for those looking for fossils, agates, beach glass & beautiful beach stones. We are within an hour of Sleeping Bear Dunes with award winning hiking. Traverse City is 40 minutes away with many activities, especially the Cherry Festival. This area is known for live music venues, and lots of weekend art festivals. Manistee is also home to the Little River Casino.
We have firepits at each campsite, dry firewood is available to purchase, feel free to pay by cash, Venmo or CashApp, cost is $15.00 a wheelbarrow and can be found by the wood burning stove under shelter. Fresh flowers bouquets are available to purchase seasonally at our Floral Stand & Market. We have local NON GMO Pasture raised eggs $5 a dozen, Sourdough Bread $10, organically grown garlic, peaches, scones & fishing lures & our Guest Book! An outhouse is available for use and is supplied with toilet paper & hand sanitizer. There is a garbage can and recycling bin near the outhouse. We installed a water hydrant close to the flower bed near the wood pile so you can get potable water to bring back to your site, or hose off with on the spot. A scenic small creek runs by many of the campsites.

The campground was just great. It brought back so many nostalgic memories of areas in California. Loved the bike hanging on the building, the community campfire and kitchen. Mark was wonderful in pointing me to points on the Dragon Trail that I hiked. I am definitely planning to return, and maybe even venturing to ride my bike on an easy part of the trail.

We were pleasantly surprised how amazing this property was! Our spot was the one that had power and was located at the edge of the wooded area. We explored the trails and found the other campsites tucked way back in the woods, super private and so scenic! There’s a zip line, horseshoes, a shelter with picnic tables and lights, a huge fire pit and all kinds of little surprises here & there (like Bigfoot feet). Bob & Vicki did an outstanding job making this place stand out. We will definitely stay here again!

This is the type of place that we will come to again and again and again. The river side location was picture perfect and allowed us to relax and really enjoy nature. This site was exactly as advertised! The river view was fabulous. We found the outdoor shower so convenient. We enjoyed the fire pit area next to the river with the sunset view. Doug and Kerri were highly communicative and helpful.

Owner is great and accommodating and super nice!. Place is more than clean. Only one shower in men’s restroom but two toilets and three sinks. Timer to turn lights on not always work. Sites are very close to each other. Trash dumpster on site. Phone signal was very poor.Some sites are rented seasonal.
I like the place a lot and will be back !.

Bob & Vicky are amazing hosts. They make campers feel right at home. We pulled up in our Jeep and they met us with a duck. We have two daughters and one had their nose out of joint cause there was only one duck. Without batting an eye, Vicki ran back in the house for another duck. Crisis adverted.

It is absolutely meticulously well maintained. They have thought of everything. It’s a lovely spot close to grand Haven close to Grand Rapids. Lots of things to do or you can just sit there and enjoy the water. They are exceptional hosts.

Had a great time pitching my tent in the Rustic Camping area. Drove right up to the spot. There were a few other campers but lots of space in between us, so felt pretty secluded. There is a pristine portapotty a short distance away and there are several fire rings with picnic tables around the area. The outdoor shower was heated and plenty of pressure. Only a few minutes ride to get on the Dragon trail which was way more fun than expected for an XC type trail!

It was an amazing experience!
Bob and Vicki are great hosts, very accommodating, warm welcoming, fun, fine folks!
Their property is something else! 40 acres of beautiful forest. You'll be surprised by deer passing through the site, wild turkeys and black squirrels! It's clean, well menaged and organized.
We will definitely be back again!

Great proximity to the Dragon Trail, Segment 8. Very quiet area for rustic camping. Wonderful shared space in the Beer Garden area!
