We have an 80 acre homestead on a dirt road with clear, flat places to park an RV or vehicle and woods for camping or hiking. You can camp or park in several places around the property and have complete privacy from the house. You’ll need to bring your own drinking water and there are no restrooms available. There is an RV dump station 5 miles north at McCormicks gas station. Feel free to ask questions. We look forward to sharing our beautiful space with you.
We are two “young” folks with a budding farm and homestead. We have horses, cows, free range chickens, and a load of barn cats around a 100+ year old barn. You are welcome to respectfully interact with the animals, but be careful of the electric fence!
Our rural setting is quiet and peaceful. There is often a herd of deer in the fields at dusk. Yet, we are only ~15 minutes from Lake Michigan and ~30 minutes from Grand Haven or Grand Rapids. The Musketawa Trail is 4 miles directly north.

Welcome to our little slice of heaven along the Grand River in Grand Haven, MI. Voted one of the best places to visit in '22 and '23. Our property is at the end of a private road and has been in the family for decades. We fondly refer to it as One Grand Place and we are excited to be sharing it with you.
We have 2 parcels of land. Each would be just for you and only you. It's like having your very own private property when you are here.
One parcel has only 1 RV site with a cement pad, parallel to the river. Can accommodate 1 RV up to 30' (NO Class A's allowed). 30/50/standard 110 electric and water hookup. Pump out is available for a fee.
At the far west end of the property is our second parcel with 1 very large grassy RV site along the river with 30 amp and standard 110 electric and water. RV up to 30' (NO Class A's). Pump out is available for a fee.
If you don't have an RV, no problem. Rent our elevated popup RV.
There is plenty of room to set up games, fish, play with the kids or the dogs, etc. What's not to like?
Property is adjacent to Connor Bayou County Park and surrounded by natural wetlands. So, we are a perfect place to unwind, chill, enjoy fresh air and picture perfect sunsets.
Boating, swimming, jet skis, kayaking, paddleboarding, fishing are just a few things to be enjoyed on the water. There's a public boat launch just a couple minute ride and Connor Bayou Park has a kayak specific boat launch. Or, you can also drop a kayak in at the very west end of our property right from shore.
Hiking, biking and wildlife/bird/eagle watching are also options. Lake Michigan beaches, various state/county parks, downtown Grand Haven's shops and restaurants are just a short drive away.
Holland is about 30 minutes south. PJ Hoffmaster State Park is 25 minutes North. If you are a thrill seeker, Michigan's Adventure Amusement and Waterpark is 40 minutes North in Muskegon. Grand Rapids is 40 minutes to the East. There are also many wineries, distilleries, ciders and craft beer in Southwest Michigan as well as "you pick" blueberries and many festivals in the summer. Bottom line....there is plenty of things to do and see during your visit. You can be as active or as chill as you want to be.

Heavily wooded forest with pine, maple, oak and birch. Undeveloped and quiet. The property is home to numerous bird species, deer, wild turkeys and squirrels. Occasional howls from distant coyotes and infrequent raccoons.
The campsites are located on a hill dominated by tall pines overlooking the east facing property. Secluded, but only a 700 feet from the main residence. Only 1 1/2 miles P.J Hoffmaster's State Park and a 10 minutes ride to Grand Haven State Park/Lake Michigan.
Campsites are rustic but we provide camp toilets, a picnic table and a waste container. Fresh water is available at the barn. We also provide a shelter (Gazebo) with picnic tables and a charcoal park grille. A large community fire pit is available with wood provided for a small cost ($5 per bundle - cash or Venmo) by the hosts. A rinse off station has been recently added located next to the barn!
When arriving please drive to the end of the driveway towards the last house. The Flipside Acres sign will be on your right side. Drive down the gravel entrance and park where indicated by the red barn.
All sites are a short walk from the parking area (500ft) and carts are provided for your use. If needed, we can also provide transportation using our UTV. Tent sites are not accessible by car.
We also offer free coffee at the Gazebo near the barn and have recently added a rinse off station as well featuring a limited supply of warm water!

Portable Toilet serviced weekly and potable water is central to the sites. Trash containers with trash bags are at each site. NO HOOK-UPS ARE AVAILABLE. Expect NO or LIMITED cellular service.
One Travel Trailer or up to Three Tents accommodated per site. Sites are flat with moss/grass on sand terrain. One vehicle allowed on each site, parking lot for additional vehicles is available.

Swimming is not prohibited, but is at your own risk. Several fields are available as well as a small and large tent site along the river. Campers may park in the field.
We are located along the North Country Trail and only a few blocks from their office as well as walking distance from the Kent county youth fairgrounds
There is several restaurants and breweries walking distance away, joined by a social district as well as several cannabis stores. A dollar store and ice cream shop are 2-3 blocks away. And a country style breakfast restaurant is next door.
Have a fire or go fishing down by the river, or visit the animals at feeding time. The donkey likes attention. Fresh eggs are also available for $3/doz

John and Jody are the most gracious hosts. They have perfected the long lost art of customer service. They took the time to greet me and even brought me a coffee one morning. They respond quickly to messages and want to ensure they you have the best experience possible. I came to bike the trails of Zeeland & Holland and I was not disappointed. The trail was a half mile from their house and much of it was surrounded by farms.

I would highly recommend staying at Doug and Kerri's place. The views are beautiful and it was so peaceful and relaxing. Absolutely loved our stay on Doug and Kerri's property! The views are just stunning! And to be right there on the Grand River was really a huge privilege, no crowding, it's quiet and you have big solid fire pit. You can fish directly from your site. The property is beautifully maintained and Doug and Kerri think of it all when it comes to providing amenities (Grill, Cornhole, games, firewood, outhouse, solar shower, pump out service, etc...). They are great about communicating and getting you to the property and set up. I am so glad we stayed here and I sure wish I lived closer as I would be there often. Highly recommend!

Wonderful place to stay, whether you are here for mountain biking, water adventures or just looking for a place to rest and relax. Mark and his wife, Amy, were wonderful hosts. We stayed in one of the 4 non-electric camping spots which easily accommodated our 22’ Sprinter Campervan. Our site had a fire ring and picnic table and was a short walk to the beautiful communal fire pit area and fantastic outdoor shower. Everything was clean and well maintained. I highly recommend a stay at Dragon Adventures Base Camp.

Dragon Adventures Base Camp is truly a gem for any outdoor enthusiast looking for a memorable experience in Michigan. The location is absolutely perfect—situated right next to the legendary Dragon Trail, it's a dream come true for mountain bikers and hikers. You can literally roll out of your tent or cabin and be on the trail in minutes.
The facilities are fantastic and show a real thoughtful approach to camping. The outdoor showers with hot water are a massive plus after a day of adventuring, and the "beer garden" area is a great communal space to relax, play yard games, and connect with other campers around a fire pit.

Just spent three nights in the rustic area, in my camper van. The outdoor shower is fabulous, and the numerous well-positioned porta johns are sparkling clean. We were a group of three, and the rustic sites were perfect for us: enough space for all, picnic tables, fire rings, a head...we had a blast. There's access to the Dragon trail a very short distance from the camp; if you haven't ridden it (or hiked it), get to it, it's awesome! This place is already amazing, and the Deerings are just getting started!

Thank you Doug & Kerri for being so responsive and for your recommendation to Crossroads Blueberry Farm, we loved their pie, donuts and Blueberries! You can tell by the care you take in your site by how clean you maintain it, and that’s appreciated. While we didn’t use the portable shower, my husband used the porta potty as we were leaving he mentioned it was clean and had a surprisingly (and appreciated) pleasant odor ;) Thank you for all of your help, your rv site is just what we needed. We hope to come back again!
