Recently purchased this beautiful , peaceful property in 2017 and have had to think outside the box to continue to care for my wonderful animals as when I moved from urban environment to rural , my income has been challenging to teach enough horseback lessons to survive and discovered Hipcamp! We had an amazing stay at Blackwater Ranch! From the very beginning, the owner was wonderful to work with and communicated clearly and promptly, which made everything so easy and stress-free. The property itself was beautiful, peaceful, and exactly what we were hoping for. Everything was clean and well maintained, and the bathrooms were spotless, which is always a big plus for our family. We truly enjoyed our time here and couldn’t have asked for a better place to relax and unwind. We will definitely be recommending Blackwater Ranch to friends and family and look forward to staying again in the future!

The campsite was clean and spacious. Even though other campers were present, we felt like we had the whole place to ourselves. The water features were unique and felt safe to swim and play around. We had a fun time stargazing. We even got lucky and witnessed several hours of meteor showers.

I will be back. The site was well maintained. Firewood is easily accessible if you pay for it, which was also super convenient. Very little to no light pollution or sound. Spaces are wide enough to feel private and the site is easy to find. The owner is very responsive. I definitely look forward to our next visit.

I loved the tent of Gary’s land. It was winter, so we could see the mountains, while still feeling secluded. The breakfast was amazing and Gary gave us great ideas of places to visit. His puppies even came to say hi!

It is a big campground (50+ acres) with a small campground feel. It wasn't crowded when we were there and it was very quiet and beautiful. Good options for tent sites in a grassy field or under big oak trees. The hosts were very friendly and helpful. Would definitely stay there again.

It is quiet and was the perfect spot to be near family during the holiday. This is a simple, no bells and whistle campground. Spots were level and roomy. We did not know to request a fire pit but we were able to use one anyways- you can also bring your own. My boys loved the pond, and watching the small aircraft take off. We look forward to utilizing it more when we come down to visit family. My only suggestion would be hooks or a spare bench in bathhouse for belongings when showering etc.

You are definitely in the mountains now! shelter is hand crafted from all rough sawn locally sourced wood from the site or from Fannin County forests.

We had an awesome time at Lula Disk House! We opted to tent camp instead of glamping and we loved the primititive area where we set up! I have never stayed somewhere so peaceful and private. The bathrooms were beautiful and well stocked, and there was a sweet dog who seems too live there who found us a few times. We absolutely loved the OG Lula course and cannot wait to return to try Red Hawk Ridge. This site is within driving distance of Tallulah gorge and Helen if you are up for the journey! We have already recommended this place to all the disk golfers we know and will definitely be back!

My husband and I stayed Thanksgiving weekend. Very friendly & responsive hosts. Ample space at our site. We had a problem with our slide upon arrival; James took a look but was unable to help but did give suggestions of someone who could. Bath houses were clean!!! Site had its own grill, table, fire pit. Farm animals were very friendly. My only negative was the hot water pressure was not good so I couldn’t take advantage of the showers But everything else was super nice!!

The property was spotlessly clean, (especially the portapot), very private, and wonderfully quiet. Highly recommend buying the excellent firewood—burns great and made the stay even cozier. Would definitely return!

I loved these trailers! We stayed for 3 nights/4 days. The campsite was super clean & cozy. It almost felt like camping in the 60's. The hot outdoor shower was a life saver in the cold weekend! There are trails to walk, horses to see, and a lot of peace & quite. I highly reccomend this place and will definitely be coming here again.
