Treehouse Magic sits on an 80-acre horse ranch 6476 feet above Sea level (+ 20 feet for the treehouse!!) Built by hand, with love, and a little help from our friends over a 4-year period. Treehouse Magic is built around PAL an over 80+-year-old Ponderosa Pine.
This wonderful space is magical in every way! Only 300 sq. feet with an almost 1100 sq. foot deck, including the covered gnome room. The upstairs bedroom is a full mattress (14" gel mattress). There is also a fold-out couch to sleep 1. The main level couch will fold down and become another bed platform. We provide a CordaRoys transformable chair, that unzips and becomes the bed topper (plus extra sheets, blankets and pillows). Some of the kid guests like to sleep in the Gnome room in the "pop-up" tent and cots (during the Summer months). We provide a "smart movie projector" with built-in ROKU, for a movie night...The outdoor kitchen includes a PitBoss pellet smoker/grill, and propane griddle. The kitchen has a 2-burner gas stove and a small refrigerator. The bathroom has a Nature's Head composting toilet... (a little tutorial is needed) a sink and a trough step-in tub/shower with rain head. Wifi- Roku on inside TV as well or just the calm of beautiful nature!
Please note: This is a real treehouse!! Running water will be turned off from Nov-April (except for warm days and we can turn on for a short time). We will be sure you have plenty of potable water for drinking and using.

I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel to and from the Activity, or from conditions at the Activity location(s). If I require medical care or treatment, I authorize Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) to provide all emergency medical care deemed necessary, including but not limited to, first aid, CPR, the use of AEDs, emergency medical transport, and sharing of medical information with medical personnel. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. I FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME. I INTEND MY SIGNATURE TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE GREATEST EXTENT ALLOWED BY LAW. This wonderful space is magical in every way! Only 300 sq. feet with an almost 1100 sq. foot deck, including the covered gnome room. The upstairs bedroom is a full mattress (14" gel mattress). There is also a fold-out couch to sleep 1. The main level couch will fold down and become another bed platform. We provide a CordaRoys transformable chair, that unzips and becomes the bed topper (plus extra sheets, blankets and pillows). Some of the kid guests like to sleep in the Gnome room in the "pop-up" tent and cots (during the Summer months). We provide a "smart movie projector" with built-in ROKU, for a movie night...The outdoor kitchen includes a PitBoss pellet smoker/grill, and propane griddle. The kitchen has a 2-burner gas stove and a small refrigerator. The bathroom has a Nature's Head composting toilet... (a little tutorial is needed) a sink and a trough step-in tub/shower with rain head. Wifi- Roku on inside TV as well or just the calm of beautiful nature!
Please note: This is a real treehouse!! Running water will be turned off from Nov-April (except for warm days and we can turn on for a short time). We will be sure you have plenty of potable water for drinking and using.

I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. I FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME. Gated-entry 5-acre property featuring a 50-foot asphalt pad with water and 50/30/20-amp electrical hookups. The RV site accommodates rigs up to 38 feet, and additional tent sites welcome smaller RVs, camper vans, fifth wheels, and traditional tent campers.
Enjoy an easy pull-through setup, wide-open country vibes, and beautiful views of Pikes Peak. Despite the privacy, you’re only 35 minutes from downtown Denver, 5 minutes off I-70, 28 minutes from Denver International Airport, and 20 minutes from Aurora Reservoir. Groceries, fuel, and local diners are just 5 minutes away.
With minimal light pollution, this is a great spot for stargazing. Dogs are welcome, and an off-leash area is provided. Dry/split firewood is available for purchase at $10 per tote.

This place is magic. It really is. We rented it for my Son's 12th birthday, the boys enjoyed it. My Daughter fell in love with it! She counted the gnomes, the ants, she enjoyed lounging in the hammocks, the peacefulness of the place is stunning. The stars at night were so good. Horses, goats, great hosts. We had a spectacular weekend!! Thank you so much for hosting us Marni + Frank!

Andy, the host, was so kind to my boyfriend and I. The sites are so nice and not right on top of each other which is not typical for camping so that was very appreciated! You can tell that Andy put a lot of thought into thinking about others with the dog park, the shade provided for the site, the lights at night, and the porta potty. We will definitely be going back soon!

This spot was exactly what we needed. The convenience of being near the city while still having a bright, lovely night sky and total silence was perfect. Andy is a top-tier host who goes out of his way to be helpful. Everything is simple, clean, and well-cared for. Highly recommend if you want to feel safe and comfortable under the stars.

We did not have any trouble finding the campground, like some of the past reviews said. We did go in the daytime-so I could understand how some were lost. But we did have their instructions downloaded prior to going because there was indeed, no service. Followed their instructions exactly and boom we were there in a jiffy. Another camper had some trouble finding their site (they were in sites A,B, or C) and it was directly across from site RV2. We opened the rolling gate for them, and they got in just fine. The owners were very generous and offered a bbq sized propane tank, thank goodness we took it because it was a chilly one! But wonderful stay and very little disturbances, great way to unplug and wind down. Wish we could had stayed for longer!

3 nights at Sunrise Campsites
I had an incredible stay at this cabin! The view alone is absolutely breathtaking—perfect for relaxing mornings and peaceful evenings. Inside, everything felt thoughtfully designed and had a cozy yet luxurious touch, adding to the overall high-end feel of the space. The cabin was also very well stocked with camping essentials, which made our stay easy and stress-free. On top of that, the drive from Denver was simple and convenient, making it a perfect getaway without being too far out.
Highly recommend this spot for anyone looking to unwind in a beautiful setting without sacrificing comfort!

I brought my Revel to Sabin’s property and had the best time. She and her husband are SO KIND, I felt so welcomed and as a solo woman traveler felt very safe too. It was a safe place for my furry babes to stretch their legs and hang off leash, they really loved the pond. The area is so, so quiet. I got so much r&r. I camped at the tail end of winter so facilities like bathroom and shower were still winterized, so I can’t speak to them, but I will be back for sure purely for the vibes alone! You can tell they pour lots of love onto their land. Grateful for the stay!

Camped over the weekend at Site B with my wife, toddler and a puppy. It was such an amazing trip and very peaceful. The site couldn’t be better for a family and having the space with no one near is a huge plus. Feels like you are very far from the hustle and bustle. Also not far from the South Platte for some river time and fishing.
Thom was very kind and responsive, a great camp host.
We look forward to our next stay at the ranch which will no doubt be soon!

Teresa’s camp site was amazing for my family and I!!! Teresa was extremely helpful and responsive from the beginning of our booking and shared this responsiveness and communication throughout our stay. My daughter and her cousin were able to run around freely without fear of them getting hurt. We were right by the petting zoo so they also had a ton of fun feeding the donkeys and goats carrots. We also paid for the horse backing riding lesson which was so much fun. There is also a little town about 14 mins away from the site that has shops, and an amazing lake that we went to explore on our second to last day. We will be coming back and I recommend to anyone but especially families with children; we all had the best time. Thank you Teresa ❤️❤️❤️

This spot is a hidden homestead gem in the heart of the Denver-metro area. Paul is a wonderful host whose friendly and quick responses make you right at home. The goat (Jeb) is a top notch neighbor and loves when you share snacks. We would definitely visit again 😊

Actually made a mistake in both the wrong day, and she was kind enough to allow me to stay on a separate day than I had originally input on the app. The place was amazing and squeaky clean. Where to go
Parker Town Center
Downtown Parker is known for its Victorian architecture and family-friendly offerings. The paved Sulphur Gulch Trail takes off right from downtown and connects to several other town trails. In winter, Parker is known for its unique ice trail, one of only a few in the country. It’s more like a winding ice river than an ice rink.
Aurora
Aurora is Denver’s largest suburb, just 25 minutes north of Parker. Along the way, you’ll pass Cherry Creek State Park, a large reservoir open to boating and paddle sports. The park marina has boats to rent and year-round campgrounds, making it one of the best places to tent and RV camp close to Denver. In Aurora, you’ll find several RV parks.
Colorado Springs
At the base of 14,115- foot tall Pikes Peak and just a little over an hour’s drive from Parker, Colorado Springs is a hot spot for outdoor adventure. World-class hiking, mountain biking, rock climbing, and cycling are all available within minutes of town, and Colorado Springs is home to the Garden of the Gods, a landscape of red rock towers and balanced rocks. Campers will find overnight options near town and in the surrounding national forest.
When to go
With beautiful year-round weather and an abundance of outdoor activities regardless of season, there is really no bad time to visit the Denver suburbs. The best time to visit depends largely on what you want to do. Summer is best for outdoor concerts, hiking, and camping in the mountains. Fall, when the summer crowds have diminished, is wonderful for sightseeing. Winter activities include ice skating, snowshoeing, and skiing.
Know before you go
- Parker has grocery stores, department stores, and several chain outdoor stores.
- Summer camping reservations fill quickly at Cherry Creek State Park. Reservations can be made up to six months in advance.
- Although there’s no camping available at Castlewood Canyon State Park, just south of Parker, it’s a popular spot for hiking and rock climbing.
