We moved here in 1997 The home has had major remodels done on it. The lake is an old gravel pit to make road base for local road construction. The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you are here in the winter you may use the trees or Mavericks gas station in 1.5 miles away. The first two pets are included at no additional cost. For any additional pets beyond the first two, there is a fee of $10 per pet, per night. Please make sure to add the Pet fee extra accordingly.

You can mountain bike around the property. It's quiet with birds flying and chirping. This is a very private and secluded location with lots of space! Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation, irrigation ditches, and a pond. We prefer not to fish you out of the pond. LOL LIMIITED SEWER (If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. The Colorado Welcome Center Rest Area is off of I-70 at EXIT 19, which has a FREE dump station. We are on a leach field, no paper products including toilet paper into the sewer, please and thank you. To consider: Our place is great but not for everyone. We have three convenient sites, all with electricity and water and one with sewage. They all have great views and are very close to the town of Fruita. Every hipcampers can enjoy the beach and the pond between mid-May and October when its full. Swimming not recommended! The property is used by THE GONDOLA SHOP, which restores ski gondolas. Monday to Friday, you might hear some light noise and see employees walking around. For that reason and the potential hazard WE DO NOT ALLOW CHILDREN on our property. We ask that all vehicles drive no faster than 10 miles per hour for the same reason. We will consider a group of campers or mix camper/tents roof tents as long as you have your own bathroom to share. Please email us with any requests you might have. We are just half a mile to Talbott’s Farm Store / Talbott’s Tap Room. They often have live music events and food trucks on weekends, and you can enjoy a lovely walk or bicycle ride there. There are numerous fruit stands and wineries to the west on East Orchard Mesa, or go down to Palisade and enjoy the many events, farm stands, breweries, wineries and charming downtown area. Our site is a level, well graveled area, and is BIG RIG friendly! Back-in, with room for slide outs and back decks too. Our lane is a maintained private gravel road. This is a boondocking site, for self-contained RVs, with no hookups available. We can also accommodate travelers with horses for an additional fee, with corrals and a paddock to rest or exercise your animals. We are close to public BLM land should you choose to take a longer ride. The site is Pet friendly, but since we do have a small farm, we request that pets are leashed.

Wonderful site and perfectly situated as a base for Fruita area riding. We were able to easily access 18 Road, Kokopelli Trails, Lunch Trails, and Rabbit Valley. Also quick 15 minute ride into town. Host is super responsive, friendly, and helpful. If you are coming to Fruita to go mountain biking and want to camp, I can't imagine there's a much better place!

Grace is a sweet glamping option. The view from the breakfast table was lovely, the decor appealing and it was clean. It had everything we needed to make meals and wash dishes. The bed was comfortable. The furnace, electric stove and small heater for the bedroom made cool nights comfortable. Paonia is beautiful! The drive to Crested Butte from here is amazing!!! Karina was very communicative with clear instructions before our trip and was quick to respond to our requests. If you've never used a composting toilet before, it's an adjustment but it's a good option for glamping. The shower had hot water and enough pressure. I would stay here again.

Absolutely fantastic stay! I was greeted by the host upon arrival, and they couldn’t have been more friendly or helpful. They gave me a full lay of the land—showing me where I’d be staying, where I could walk on their property, local trails to check out, and great places to visit nearby. Grand junction is only 20 mins away so this was PERFECT! Once I got settled in and explored, holy cow—this property is stunning. The trails are not only beautiful but also really well maintained, raked, and clearly marked, which was such a treat for me and my dog to enjoy. They’ve also created the cutest tent camping sites, and you can tell so much care goes into keeping the whole property welcoming and enjoyable. The amenities were just as described, and I was able to easily plug in and charge up all my appliances without any issues. Between the scenery, the setup, and the kindness of the hosts, I honestly couldn’t have asked for more. I’d definitely come back here, especially with a group for tent camping. Excellent property, wonderful people—highly recommend and can’t wait to return!

Beautiful quiet location, but close to everything. They are on the Palisade Scenic Wine Byway so you can ride or walk out your door to several vineyards or into town. Scott is a super host and very informative and provides lots of things, chairs, picnic table, fire pit and wood and most importantly a very comfortable bed. Perfect location for sunsets also.
